Our aim is to ensure peace of mind with your new home experience. Our professional Sales Associate will guide you through the selection process of your new home while our resident interior designer assists with the styling.
You’ll be guided through the entire process, from choosing the look and style of your new home, to receiving regular updates from your Customer Service Officer (CSO) on the building process.
Once building is complete, you’ll have total peace of mind with our 35 years of building experience reflected in your new home – after all, we take just as much pride in our work as you do in your new space.

1Making your choice
Choose the Orbit home you’d like us to build for you and which facade you prefer.
2 Preparing your proposal
Your Orbit consultant will prepare an itemised new home proposal, including a site plan, that reflects all your choices.
3 Finalising your contract
As soon as you have paid your contract preparation fee – which will make up part of your deposit – we will arrange a soil test and site report.
4Selecting your colours
One of our experienced interior designers will help you decide on the entire colour scheme for your home, from roof tiles and bricks to internal walls and ceilings.
5Signing your contract
Once the contract is signed and the balance of your deposit is paid we apply for a building permit on your behalf.
6Getting your permits
We will lodge a building permit application, pay the associated fees and arrange sewer and mains connection on your behalf.
7Placing your orders
We will get everything ready to start building, including meeting your Project Manager, making sure all the necessary permits have been obtained and ordering materials.
8Building your home
Your Orbit Customer Service officer will keep you informed of the progress and arrange any site visits you require.
9Moving in
We’ll present your new home to you, explain all its special features and arrange a time for the final handover.
10Staying in touch
As you settle in, we’ll stay in touch to make sure you’re totally happy with your new Orbit home.

You know you want the perfect looking home – but where do you begin? Getting the right design advice from the start will reward the savvy home owner with a smooth and rewarding journey.

So where does this journey begin?
Location, location, location. If you don’t have that perfect spot to build yet, then the first step is finding it – you can go it alone, or rely on our close working relationship with top land developers to help you find it.
Consider the space you think you’ll need and compare it against block sizes and costs. See if you can come up with a few clear options that work for you, the size of your family and your budget. This is all about you, so focus on that and you’ll know where your priorities lie.
This also happens to be the best time to meet with one of our Sales Associates and work through your needs and lifestyle goals. Starting this process at an early stage is really important; Signature Living homes come with a whole range of premium inclusions as standard, but there is always room to upgrade. Knowing more about you and your goals will help drive our recommendations.
Your plans in progress
At this point you’ll no doubt have some idea of the design you’re after, but it pays to talk it through with one of our Sales Associates before you finalise your decision – their intimate knowledge of our floorplans will give you an insight about the pros and cons of each design. The most important rule-of-thumb is to let your lifestyle expectations guide your decision making.
Don’t be put off by thinking that there is no flexibility at this stage either – we’re open to ideas and suggestions that suit your taste and budget. A butler’s pantry, larger ensuite or bigger kitchen are all reasonable changes, so don’t be afraid to tell us what you have in mind and we can accommodate them when we draw up the final plans.
On the home stretch
Once we have a location and design in place, we’ll prepare an itemised new home proposal, including a site plan, that reflects all your choices. There’ll be paperwork to sign and contracts to be drawn up, but in the large scheme of things, the hardest part of the decision making process is over and you’ve committed to building a great home.

There’s more to creating the perfect home than meets the eye according to Orbit’s Interior designer Zoe McGregor. We asked her why it was so important to get involved with the design process and why the Orbit Design Studio was the perfect place to begin.
What are the features/benefits of the Orbit Homes Design Studio service?
The best thing about the Design Studio is having everything in one place, from flooring to roofing and everything in between. Our purpose built design studio is here to give you a taste of what your completed home will look like – and you get an experienced professional interior designer to help you make the tough decisions!
Tell us about the journey you have taken people on... how do you manage customers who haven’t got a clue where to start?
The best place to start is to decide on a basic colour palette that you can work with before you enter the Design Studio – this will help drive some key decisions along the way, and give your new home a consistency that would otherwise be lacking. It sounds simple, but it’s surprising how many headaches this will save you down the road.

Once a basic colour scheme is in place, I’ll usually send through a list of products and their suppliers for the customer to start researching. After that, we’ll meet at the Design Studio and begin going over the basics – things like the external bricks or interior floors. I’ll show a few options to suit the colour palette that was decided at the beginning, and once everyone’s happy with the direction, we’ll progress to some of the finer details.
What appeals to you the most about Signature Living homes?
The space! In particular the kitchen/ living/meals area and the master bedroom and ensuite. These areas are the key to making a house a home.
Signature Living kitchens have a combination of functionality and atmosphere to make them the hub of the home, while the ensuites have premium features like freestanding baths and luxe showers. These areas need the most attention when it comes to designing the space; they’re just too important to neglect.
What do you love most about your role?
Without a doubt the diversity. Different people with different budgets, needs and colour preferences make my role as interesting as it is varied. I loved designing the new display home interiors at Aston Cragieburn as well – make sure you have a look.
What is your best decorating tip?
Less is more – keep it simple with hard finishes, and make sure to balance materials and textures. You can always add style and colour with furnishings, as they are easily replaced, so don’t go overboard with unusual paint colours or carpets.
What do you think will be the next big innovation in the home?
The ensuite is fast becoming the focal point of the home. Fixtures and fittings such as tapware, showers, baths and toilets are on the industrial designer’s hit list. Fine lines in basins and baths are going to be big – with the added feature of Bluetooth so you can answer your phone in the shower.
Finally, what advice would you give to potential Signature Living home buyers?
Do your research! It really pays to be prepared when thinking about buying a Signature Living home. Know your budget and what you’re prepared to focus on.
If you want a state-of-the-art home theatre for example, then the tiny details count; carpet choice will have an effect on acoustics and you’ll probably want the lighting to be dimmed.
Just remember, it’s the people that pay close attention to detail that end up with the best results.
