We are members of the Housing Industry of Australia and optam Building Group is fully insured through master Builders. We prefer to use master Builders Residential Building Contracts.

We are flexible in discussing changes or additional works at any stage of the project. Variations which incur additional cost or time delays will always be explained to you in detail before any work is commenced.

We schedule regular site meetings to update you on progress, any issues, possible options or upgrades available. of course you are always welcome to call for an update or to discuss any concerns.

If you are unable to attend our regular site meetings we will keep you updated by email, no matter where you are. We pride ourselves on this ability, having built many homes for remote clients.

We use the latest software for estimating, accounting, project co-ordination and scheduling, saving you time and money.

We have successfully completed many beautiful homes over the years, fine tuning our expertise in sustainable building. Architectural style individual homes and difficult sites are our strength.

We strive to build a firm business relationship during the construction process through our dedication to client service and, as such, many of our clients return to us when building new houses.

As we are a Queensland-based firm, we can offer our eco-design services to interstate clients, however we are unable to offer our building services interstate.

We also offer a building broker service including project management for homes.

FRom DESIGN To CoNSTRUCTIoNoptam Building Group can manage all steps of the building process from prelim design through to sparkling handover. However, you are also welcome to arrange your own design or engineering professionals to complete some of the preliminaries.

We offer an eight-stage design and construction process:

FIRST CoNTACT – During our initial consultation we will learn more about you, for example, your preferred building styles and locations, your current energy usage patterns and also your goals for your new energy efficient home. We can do this by phone, webform or email -- whichever works best for you.

We also discuss whether a site appraisal is required if you already own land.

pRopoSAL

We prepare our proposal outlining various options for how we can help you to achieve your goal of owning an energy efficient home, including full pricing and a project program.

pRELIm STAGE

We will arrange all site works, including contour survey, engineer’s soil classification and a search of the relevant Council building code to assess local conditions and requirements.

While this is happening, our designers will usually provide you with some preliminary designs for your new energy efficient home along with indicative pricing and timelines for construction. It is a great time to start making selections of your preferred finishes.

CoNTRACT STAGE

We provide you with a fixed price contract with firm construction times guaranteed by professional tradespeople.

AppRoVALS

This stage involves payment of development applications, water and plumbing approvals, BSA, QLeave and portable long service leave levies.

CoNSTRUCTIoN

We manage all contractors, deliveries, security and especially safety measures on your site to ensure harmony between all trades and the existing residents in your street.

Our staff will help you make final selections and will be available to answer any queries relating to the construction progress and schedule.

We hold regular site meetings and send regular email updates on the progress of construction including any site conditions which may interfere with our schedule.

SpARkLING HANDoVER

What better way to celebrate the completion of your new home than to be given a guided tour and demonstration of the attributes before sharing some naturally brewed beverages.

pRoGRAmmED mAINTENANCE

We provide a user manual and a reminder when routine maintenance such as pest inspections or a gutter clean is required.

We can even organise these tasks to be completed for you.

ABoUT opTAmRoyce Beale, the owner of optam Building Group, started in the building industry as an apprentice carpenter in1981 in the Gladstone area of Queensland. Since then he has worked on both large and small construction projects around Australia for both residential and commercial projects.

He studied advanced building courses at TAFE and in 1995 was awarded his own building licence. He began building contract homes as a general contractor but through further study upgraded his licence to Builder - medium Rise.

Royce and his wife michelle, along with their valued contractors, have not only helped many home owners to achieve their personal goals of owning their dream home but they have also won multiple master Builders Awards as testament to the quality of these homes.

Following a passion for social responsibility, Optam Building Group was formed in 2007 to pursue design and construction of green homes.

oUR BUSINESS SYSTEmSINSURANCES

We carry all relevant insurance coverage, such as public liability, workers’ compensation and contractors’ works insurance. Copies of certificates and licences are available on request. A certificate of currency will be sent to your lending institution as part of our contract documentation.

QUALITY mANAGEmENT

Optam Building Group places a strong emphasis on quality workmanship, which all our contractors and suppliers must adhere to. Our quality assurance checklist ensures nothing is missed or left unchecked.

This checklist is completed by the project foreman and reviewed by the project manager during each critical stage of building.

Safety management is of paramount importance to us. We implement a Site Specific Safety Management Plan for each project. our project foreman has direct responsibility for implementing the safety plan and will allocate the necessary resources and train personnel to ensure it is carried out.

DETAILED DoCUmENTATIoN AND CommUNICATIoN

Thorough documentation is important to ensure clarity of communication. All office administration including estimating, accounting, project co-ordination and scheduling is performed on the latest software.

Our project management is completed in person, confirmed by email and backed-up online ensuring our clients and contractors have the latest information instantly available in the palm of their hand.

Optam Building Group provides our clients with unique access to a dedicated website for their project where you will find all the information associated with the construction of your new home including designs, working drawings, pictures, selections, schedules, samples, links to suppliers and much more.
