Over the years we’ve put together this compilation of effective, low-cost ideas to help you display your property at its best.

How your property appeals from the roadside is of vital importance in generating interest from potential buyers. If it looks great, they’ll be more inclined to want to look further. If it doesn’t, chances are they’ll drive past and look at something else.

Fresh, uncluttered spaces will show off your property to its advantage. Attention to detail and small upgrades may be the reason a prospective buyer could choose your property over another.

• Ensure your entry is clean, welcoming and free of clutter• Clean all light fittings and ensure they are in working order• Dust all air vents• Clean power points, light switches and doors• Remove or re-arrange any excess furniture and clutter

from rooms and walls• Repair any leaking taps and loose door handles, ensure

doors and drawers are not squeaking or sticking• Wipe down all surfaces• Put away any children’s toys• Remove any pet bowls and litter trays out of sight

Kitchen• Thoroughly clean oven and stove, splash back tiles

and grout• Ensure surfaces are gleaming and free of clutter• Wash exhaust fans • Wipe down cupboards and fridge/freezer• Ensure cupboards and pantry are organised and tidy• If any appliances are on display make sure they are clean

The presentation of your property at the time of an inspection is critical to the success of the sales process. In order to create the best impression, we suggest that you implement the following ideas:

• Keep rooms well ventilated and fresh

• Eliminate odours by brewing fresh coffee or using

odour neutralizers

• Ensure temperature is comfortable – in the winter use

the heater; in the summer, use the air-conditioner

• Utilize natural light by opening all curtains and blinds

• Turn on the lights in any dark areas

• Ensure all the beds are made

• Clean up any toys, dishes or shoes and put away

• If you have pets, remove them from the property

• Place fresh flowers around your home

• Play soft background music

• Take out the rubbish

• Remove any washing from the washing line and

put it away

• Do not leave your dishwasher, washing machine

or dryer on

• Ensure your valuables are in a safe place

• Wherever possible, leave your home during the

inspection to allow viewers to feel comfortable
