ONE BEDROOM CONDOS

After developing almost 300 two bedroom condos in three phases in Tavares, FL, ShantiNiketan now embarks on offering one-bedroom condos in Phase 4 due to popular demand.

WHO WILL BUY THESE CONDOS:

SINGLE SENIORS;Snow birds who plan on spending only a few months in a year;Those who are downsizing their living accommodations;Those who want to invest for rental returns through AIRBNB etc;Those who want to keep pets;Those who would like to have both vegetarian & non-vegetarian food;

ONE BEDROOM CONDOS WILL BE DIFFERENT FROM THE OTHER PHASES:

1. Pets will be allowed in restricted area;2. Clubhouse will have separate sections for vegetarian and

non-vegetarian food;3. Swimming pool and tennis courts available;4. When unused rentals unit through AIRBNB etc allowed;5. Parking in front of the condo.

The clubhouse will have two separate kitchens and serving area. The vegetarian section will have a private vegetarian only dining hall. The clubhouse will have activity rooms for exercise, cards rooms, and other activities.

The swimming pool will be available for use by Phase 4 residents free of cost. If people from the other earlier phases want to use it, they will have to take a monthly or annual membership for the club.

Tennis court will also be available for use with similar terms. Other outdoor activities will also be created as needed.

There will be 5 wings; each wing will have 32 condos – 16 on each side on the wing. There will be no garage for the condos. Instead there will be marked parking spots in front of the condos. The parking spaces can be assigned to each condo later if there is a need to do so. There will be guest parking spaces in front of each wing.

All the streets will be one-way so that adequate parking spaces can be provided without worrying about space for emergency vehicles.

When your wing is about to start construction, we will get in touch with you to select options and you can purchase them at that time. Typical options and upgrades include granite counter tops, tiles in living areas, stainless steel appliances, solar tubes, back-splash in the kitchenette, etc.

The base price of the condos start at $125,000. End units and East facing units will have a $5,000 premium. And as with our previous phases, each wing built later will cost an additional $5,000.

Condos can be bought with a 20% deposit; Any amount you put beyond the 20% will earn you a 5% return from the time of the additional deposit to the date the condo is delivered.

EARLY BUYER OFFER:

As with our earlier phases, this project is also done using the crowd funding financial model. Two wings are reserved for Early Buyers. Early Buyers will get the cost of their condo, with the price discounted upfront by 5% for every year until the units are delivered. The Early Buyers will get their condos in about 4 years – thus their condos will be discounted by 20% and this discount will be given upfront. For example, if an Early Buyer selects a condo priced at $125,000 – this will be discounted by 20% (5% X 4 years) or $25,000 and they will pay the balance $100,000 upfront. These deposits will form the crowd funding capital for the project. Only a total of 2 wings are reserved for this.

Early Buyers: Call us at 352-508-7060 and let us know your choice of unit; We will block your unit for a week pending receipt of your check. Alternatively send an email to info@ShantiNiketan.us with your choice of unit. Next send a check for the total amount. On receipt of your check we will prepare the Purchase Agreement and email it to you to sign and send back.

Other Buyers: Please ensure we have your choice unit available (call or email) and then mail in your check for a minimum of 20% of purchase price. We will send you the Purchase Agreement on receipt of your check.
