LOCATION The property is located in a prime tourist destination about 4 miles west of the centre of Great Yarmouth adjacent to the urban area of the town close to the Norfolk coast which can be accessed via Lords Lane and the A143. Norwich is located approximately 23 miles to the west accessed via the A143 and A47, whilst the coastal town of Lowestoft is about 10 miles to the south. The village of Burgh Castle lies approximately 1.5 miles to the west and is situated on the eastern bank of the River Waveney within the Broads National Park. The Norfolk and Suffolk Broads is Britain's largest protected wetland and third largest inland waterway, with the status of a national park. It is also home to some of the rarest plants and animals in the UK. It is estimated that there were 7.1 million visitors to the Broads in 2010, spending a total of £437 million. There are two access points to the property both off Lords Lane about 100m apart and a minor road which connects with the A143 via Sun Lane and Church Lane. There are regular mainline train services from Great Yarmouth to London Liverpool Street via Norwich with a journey time of approximately 2 hours 45 minutes.

FLOOR AREA We are informed that the estimated gross internal floor area of the leisure complex is about 930 sq m (10,000 sq ft).

TENURE The property is held freehold. 35 chalets have been sold on 99 year leases with approximately 75 years unexpired. One chalet is understood to have been sold freehold to Mr Hole believed to be 5a situated between no. 5 and no. 6 and is in disrepair. The whole of the property is subject to a temporary license agreement held by Parks Direct Limited which will expire on 30 April 2015.

SITE LICENCE We have spoken with the Environmental Health department of Great Yarmouth Borough Council who has provided a copy of the front sheet of the site licence, reference no. BC/0015/00900/0000A dated 24 June 2013. The licence is issued to Mr M K Hole and grants a site licence in respect of Burgh Hall Holiday Park subject to the following conditions: • A maximum of 30 touring caravans only to be stationed on the area highlighted in red on the attached site plan; • No more than 5 caravans, of which no more than 3 being a static home, to be stationed in the area highlighted in green on the attached site plan; and • A maximum of 50 static caravans to be stationed on the site in the area highlighted in blue on the attached site plan. We further understand that the caravans and campsite are to be used for holiday purposes and are not to be occupied between 31 January and 1 April each year. We do not have a copy of the site plan referred to above.

BUSINESS RATES We have received confirmation from the Valuation Office Agency website that the rateable value of the property is £33,100. The Valuation Office Agency website lists Carousel as being assessed as band E for Council Tax whilst the flat at Burgh Hall is assessed as band B. There are also several Council Tax bandings which we believe refer to the chalets all at band A.

PREMISES LICENCE A premises license is understood to exist, the licensee being Kevan Whitbread however we have not had sight of this and cannot confirm what activities or hours are permitted.

SERVICES The site is connected to mains water, electricity and drainage. There is no mains gas and therefore bottled Calor gas is used. Carousel has a separate cesspit for drainage.

TERMS We have been instructed to seek offers in excess of £1.5m for the freehold interest to include unencumbered fixtures, fittings and equipment. It is understood that most of the equipment in the leisure complex is owned by Kevan Whitbread which may be available by separate negotiation. Offers will also be considered for Lot 1 – comprising the caravan park, chalets and ''Carousel'' and Lot 2 – the leisure complex. The boundaries are detailed in the supplementary information and comprise approximately 3.1 hectares (7.6 acres) and 1.1 hectares (2.7 acres) respectively.
