For 23 years, Holst Architecture founders Jeffrey Stuhr and John T. Holmes have guided

Ziba Design World Headquarters

When renowned design consulting firm Ziba Design sought a new headquarters office in downtown Portland, Oregon, the challenge was to create a place that fostered cross-pollination in a company defined by its multidisciplinary culture.

For the long, narrow site, Holst Architecture designed 55,000 square feet of office space that maximizes daylighting by incorporating a two-story glass curtain wall on the north facade and a light well on the south facade. An internal “street,” stretching the length of the north-facing curtain wall, is punctuated by a series of open and closed workspaces that provide ample opportunity for intermingling among employees.

Open spaces are organized into “tribes,” ideal for collaboration, while the closed spaces include conference rooms, project rooms, and an auditorium. Additional amenities consist of lounges for international clients, bike storage, a multimedia and materials library, and a full-service kitchen that opens onto a roof deck with stunning views of Portland.

One North: East and West Buildings

One North is a new neighborhood project with a clear set of values focused on community, environment, and resiliency. Involving the collaboration of several developers, the project will provide commercial office space on a vacant brownfield site, with a focus on maximizing energy efficiency, reducing waste and consumption, and sharing resources with the community.

Three office/retail buildings surround a new large public courtyard, meant to create a vibrant community space for use by both tenants and the entire neighborhood. Designed by Holst, the East and West Buildings at One North are intended to push accepted development standards for energy efficiency in commercial construction in the Portland area. They will be constructed with locally sourced timber, triple pane glass, and insulation that far exceeds current building code. The result: highly energy efficient operation; reliance on natural daylight; greater comfort; and reuse of “waste” heat from the neighboring New Seasons grocery store.

Both the East and West Buildings will provide retail on the ground floor, and creative office space above. The West Building will additionally offer a community room for tenant and neighborhood use. The site’s location, on the corner of North Williams and Fremont, will serve and attract local residents and promote a walkable and bikeable neighborhood.

Instrument Agency

The new home for Instrument, a Portland-based digital creative agency, spans three floors in the East Building of Holst’s One North commercial development.

The office’s design supports the agency’s collaborative and fluid creative process with an open studio environment and central atrium space. The atrium acts as the internal courtyard connecting the three levels of office space, and encourages community building and spontaneous interaction.

Instrument’s team structure and design process informed the interior layout, with special attention paid to the dynamic office environment. The Holst design team has provided a sophisticated space that meets the needs of current and future technologies, while respecting the heritage of urban industrial Portland.

PANIC, Inc.

The Panic, Inc. Headquarters is a renovation and interior architectural design of an existing wood-framed warehouse in Portland. The studio provides the local software designer with a workspace that reflects its creativity while providing a home away from home for employees who spend long days and sometimes nights at the office. The overall goal was to create a design that was fun but not zany, cool but not austere.

The office is a culmination of two spaces: a light-filled flexible gallery space that simultaneously floods the adjacent halls and rooms with filtered light; and an open workspace with controlled lighting and views to the north and east. The kitchen, family room, conference room, and library are defined by a white dropped ceiling in the center of the warehouse space. A sculptural steel and concrete stair ascends through this ceiling leading to a new roof deck.

A variety of finishes, colors, patterns, and textures provide a playful sophistication and subtle reference to Panic’s corporate alter ego. Additionally, colorful graphic panels, carpet patterns, and playful art walls reinforce the vibrant, creative aura of the space.

Jean Vollum Natural Capital Center

In 2001, Holst restored an historic, century-old warehouse to create a center that encourages the exchange of ecologically and socially responsible ideas, goods, and services. Also referred to as the Ecotrust Building, the mixed-use facility includes retail, office, display, and event space for progressive businesses and non-profit organizations.

The Jean Vollum Natural Capital Center has gained recognition from both civic leaders and the media as an important contribution to the city’s landscape. Former Mayor Vera Katz has heralded the building as “embodying the spirit, character, and values of Portland.”

It was the first historic redevelopment in the U.S. to receive a gold-level Leadership in Energy and Environmental Design (LEED) award from the U.S. Green Building Council, and it was the first LEED Gold building in the Pacific Northwest, heralding the green building movement in the region.

AIA Portland / Center for Architecture

In response to its flourishing membership, the local chapter of the American Institute of Architects expanded its operations into a one-story historic structure in Portland’s bustling Pearl District. Holst transformed the former carriage house, one of the oldest structures in the city, into a hub for the region’s architecture and design community.

The LEED Platinum building houses the chapter’s administration, gallery, education, and community gathering spaces. By situating core elements in the north side of the brick and timber shell, the open public spaces enjoy the light from the south-facing windows.

The old horse stable is split into three zones: the office, the gallery (cleverly utilizing the exterior walls of the steel storage cube in the center of the building), and a flexible space coined the “sandbox” that is used for educational classes, events, and film nights.

Taking a cue from the south wall’s past—historically a billboard for a chocolate maker—the team created a garden wall grid of steel over the chocolate-colored brick wall. The wall serves as a framework for shade vines, an intricate gutter system for bringing roof water to a bioswale, and a symbolic billboard giving the building identity beyond its modest brick exterior.

Walsh Construction Office

After successfully working together on a number of large and small projects, Walsh Construction selected Holst to renovate the third floor of their Portland office. Holst made a number of bold moves to ensure the space was more efficient but also comfortable and aesthetically compelling.

Prior to construction, the third floor incorporated an under-utilized reception desk, enclosed kitchen, conference room, and a small lounge with two insignificant chairs. The odd configuration created a lot of wasted space and didn’t make a good impression on visitors. Furthermore, Walsh was undergoing organizational changes and the company needed to accommodate additional offices.

In response, Holst reimagined the use of the central receiving space and chose to highlight the building’s main attribute—exposed wood trusses—with lighting and an interior framework that aligns with the existing truss work. The wall that enclosed the kitchen was removed and a 20-foot-long island with a hand-trowelled milestone countertop was added to provide a focal point in the space.

An existing office was converted into an open lounge with a south-facing window that allows natural light to flood the new kitchen area. The island and the lounge have become popular areas for informal meetings or company gatherings. The conference room was also opened to the central space with a glass curtain wall, and the new offices that line a short corridor on the periphery of the floor feel voluminous because of window walls and the removal of a dropped ceiling.

Rivertec Office

For this extensive renovation project, Holst took its design cue from the warehouse’s second-story bow trusses when transforming it into a mixed-use office and retail building. Large portions of the concrete slab separating the two stories were removed, opening up the dark interior and creating clerestory windows to illuminate the ground floor.

The uniquely long, narrow interior space unites the overall building circulation and traditional lobby space into one dynamic environment. The original bow trusses were restored, and the space was updated according to current ADA and seismic standards. Exterior metal canopies provide weather protection and serve as visual cues for entrance along the bordering streets.

Rivertec was one of the first major warehouse-to-office renovations in the Pearl District, heralding redevelopment of the area.

SKB Office

Located in Portland’s Pearl District on the 3rd floor of the new office building that Holst designed for Ziba Design’s headquarters, the 10,000 sf office for ScanlanKemperBard Companies provides a collaborative and modern space for the real estate investment and management firm.

Relocating from a traditional office suite at PacWest Center in downtown Portland, the new SKB office retains a formal entrance and conference rooms for client meetings, while the workspaces benefit from a hybrid design of private offices and open collaborative spaces. To create a break between the formal client spaces and modern open workspaces, the architects incorporated a wedge shape design that brings light and views through the center of the office.

Openness and flow were important in the design concept, reflected in the welcoming entry with views of the Pearl District, glass-walled conference rooms, and generous reception area. The simple material palette consists of polished concrete, Doug fir wood, and white walls with strategic splashes of color.

Freeman Motors

Freeman Motors is the renovation of a split-level 25,000 sq. ft. warehouse with attached offices into a warm, inviting auto showroom. It provides 22,000 sq. ft. of indoor auto showroom space and 3,000 sq. ft. of sales offices/space and utilitarian functions.

Holst designed a building that juxtaposes modern forms against a natural, Northwest materials palette. The showroom’s dramatically sloping rooflines are clad in cedar siding and accented by halved lodge-pole screens, giving the building a commanding yet inviting presence along Macadam Avenue. The building exterior provides a higher degree of visibility from Macadam Avenue, a heavily traveled commuter artery in SW Portland. Charcoal-colored paint at the sales floor was chosen to accent the beauty of the surrounding Greenway District and nearby Willamette River.

Ride Connection Headquarters

The new headquarters for Ride Connection, a nonprofit that provides transportation options for the elderly and people with disabilities, is located in Portland’s emerging Gateway Urban Renewal District. Previously spread out over several locations, the nonprofit now resides in the ground-floor commercial space at Glisan Commons, an innovative mixed-use development also designed by Holst.

The development adds a unique layer of transit options for those living onsite or nearby the project, further extending the transit-oriented aspect of the development for surrounding residents and those traveling to the area. The office’s conference facilities were designed so they can be separated from the main office for use by the community after hours, an effort aimed to further serve the neighborhood.

Daylighting and views are maximized with generous glazing to the street and the courtyard, in addition to large relites that allows daylight to pass through private offices. Moments of spatial drama occur throughout the project, with tall ceilings, pops of color at entry points, and a corner community room that visually connects the interior use to the exterior design.

The new headquarters space will allow Ride Connection to focus on their mission to provide accessible transportation, and the project has brought more than 50 new employees to the struggling Gateway neighborhood.
