During 2Q10, leasing demand for Grade A office space was
broadly based. For the finance sector, Bank of America
Merrill Lynch leased 47,570 sq ft (lettable) of office space in
One International Finance Centre for the relocation of part
of their operations while ANZ expanded internally and took
up 13,960 sq ft (lettable) in Lincoln House. Fashion brands
were also active, with Burberry relocating from Wanchai
and taking up 24,660 sq ft (lettable) in The Lee Gardens.
Valentino also relocated from Sheung Wan and took up a
whole floor of 10,590 sq ft (gross) in 248 Queen’s
Road East.
In Kowloon East, companies continued to seek
cost-effective offices to facilitate their expansion
and consolidation requirements. For example,
PricewaterhouseCoopers and Manulife expanded internally
within Manulife Financial Centre; each taking up an
additional 65,380 sq ft (gross) and 31,420 sq ft (gross),
respectively. Nike relocated from Tsimshatsui and leased
about 82,400 sq ft (gross) in Exchange Tower.
Overall net take-up amounted to about 1.05 million sq ft
(net) in 2Q10; 15% higher than that in the previous quarter.
The Kowloon office markets contributed the lion share,
accounting for about 862,000 sq ft (net), but a large portion
was attributed to the completion of International Commerce
Centre Phase III, which was over 80% pre-leased upon
completion. The overall vacancy edged down from 6.2% in
end-1Q10 to 5.5% in end-2Q10.
Rents increased across all submarkets during 2Q10. In
Central, rents grew by 9.3% q-o-q, underpinned by the
demand from the finance industry. After edging down
slightly in 1Q10, rents in Hong Kong East and Tsimshatsui
returned to the growth track, rising by 4.5% q-o-q and
7.0% q-o-q, respectively.

The Office Market
In the short term, demand is expected to be largely driven
by occupiers seeking to consolidate and/or expand their
offices. However, with vacancy rates starting to tighten
once again, landlords are expected to be more aggressive
during negotiations. As such, we expect to see office
rentals to grow further while an increasing number of
occupiers will consider relocating away from core districts,
Central in particular, to save costs.
