Blueprint Robotics has a 200,000 square foot factory in Baltimore and offers one of the most comprehensive panelized products on the market. First, they provide BIM drawings. The state approves, and Blueprint gets all third-party approvals. They guarantee a price and a delivery date and take eight to 10 subcontractors into one. They then build prefabricated walls, roofs and floors to a builder’s specifications, including preferred level of energy performance, in their fully automated factory. The builder provides the finishing touches after Blueprint installs a custom-built closed wall frame right onto the foundation – including windows, doors, mechanical rough-ins, insulation, exterior sheathing and interior drywall.
Blueprint offers total cost and cycle time reduction among their many benefits. They currently produce 2,100 ft2 per day with the goal of 3,000 ft2 in 2018. On-site, a crew of seven can install 580 ft2 per day. With a 20-unit townhome project, for instance, they can take 4 months out of the process. Cost savings achieved by the customer is on the project total, not the shell alone.

Build SMART is a partnership between PROSOCO and Passive House design expert Adam Cohen.
Their goal is to be a one-stop solution for easy to construct, affordable high-performance buildings.
Build SMART currently offers a structural open wall system with continuous insulation and an integrated
weather resistant barrier on the exterior. Windows and doors are pre-installed. They are also working on
other systems including monitoring systems, low-energy lighting and a conditioning ERV.
Build SMART’s involvement starts at design and engineering and ends when the components are
delivered to the jobsite. While they don’t offer architectural services, they provide component drawings
for download in Sketch Up and REVIT formats, and they will provide specific recommendations for
achieving Passive House standards on larger projects. They review designs prior to construction in the
factory, then manufacture and deliver the components. The builder or developer’s site crew handles final
installation, using their step-by-step installation manual.

Guerdon Enterprises LLC is the leading systems-built, off-site producer of large modular construction
projects and modular multi-family housing in the western United States.
Known as one of the only modular building manufacturing companies capable of building medium to large

Since 2015, Katerra has grown from a start-up, technology-focused housing manufacturer to a company
with $1.3B in bookings. Their first factory in Phoenix began production in 2017. In January of 2018, they
shared plans to open five more factories in the U.S. by end of 2018. Now open, the second facility in
Spokane, WA, produces Cross-Laminated Timber (CLT) wall panel and floor systems, and other locations

Katerra received in February 2018 from SoftBank is helping the company pursue its growth plans.
Katerra is an end-to-end building service provider for multifamily, senior living, student housing, single family
and masterplan developments. In their fully-automated Phoenix facility, they produce interior and exterior
wall panels, roof truss assemblies, floor systems, utility walls, cabinetry and countertops. Roughly 30% of
their staff on the factory floor is women, and they have the capacity to manufacture structural components
and finish products to build 20,000 apartments per year.

For 20 years, Raney Construction Incorporated (RCI) has provided a turnkey structural solution to
large production homebuilders in the south east. RCI manages the construction of the structural shell
(slab, block, framing, inspection), supplying BIM-based engineering, labor and material for all facets in
a complete turnkey manner. From RCI’s manufacturing facility in Groveland, FL, RCI manufactures
and distributes floor panels, wall panels, stairs and trusses. They also provide on-site installation and
ensure that quality control is sequenced so that jobs are ready for inspection and deadlines are met.
RCI has a component plant with 105 people that build 120,000 board feet of trusses and wall panels a
day. Their average cycle time is 12 days from plumbing inspection to frame completion—10 days less
than the typical construction cycle. They are starting 60 homes per week. That’s 3000+ per year.
Raney is currently looking to expand their operations. They take a total cost approach (direct and

The BONE Structure® steel construction technology combines the advantages of a post-and-beam

Broad Sustainable Building (BSB) was established in 2009 as a subsidiary of the BROAD Group, which
makes central AC non-electric chillers powered by natural gas and waste heat. It has a central factory and
an R&D center in Xiangyin, Hunan, with 230,000 square meters of workshop space.
BSB is known for large buildings including a 57-story building known as J57 Mini Sky City, with 800
apartments and office space for 4,000 workers, completed in 2015 in Changsha, China. BSB assembled
Mini Sky City in only 19 working days.
BSB claims prefab reduces construction its costs by 20% to 40%. The 180,000-sm Mini Sky City cost
$700/square meter to build. All BSB building are said to have the following advantages: magnitude 9
earthquake resistance, low cost of construction, high thermal efficiency (leading to low maintenance cost),
environment-friendliness (low pollution from construction) and inside air that is nine times purer than
outside air.
BSB is poised to expand by developing 50 franchises in China, plus 100 overseas, with the goal of
capturing 20% of the global construction market.

Founded in 1976, Berkeley is London’s largest homebuilder, building 4,000 homes a year.
The company has committed 20 percent of its output to factory-built homes and plans a bigger amount in
the future via its own modular housing factory. In February 2018, it was reported that Berkeley is set to
build a modular homes factory in Kent, England. The factory will be “capable of producing 1,000 modules
for homes a year including plumbing, electrics, internal finishing, flooring and fittings.” It will start small
with 16 prefabs in southeast London but has another 50 in the pipeline.
For now, Berkeley partners for off-site construction. The structural frame, walls and parts are made and
assembled in a factory and then transported as “pods,” or modular units. They can have a brick skin or
another type of cladding plus cosmetic architectural details added on-site. The whole process is quicker
and cheaper than onsite building since it is less prone to weather delays and skill shortages. Berkeley
said that in Kidbrooke, one recent development, the £800,000 ($1 million) Urban Houses are about
£400,000 cheaper than similar-size houses in a nearby neighborhood.

Legal & General is a multinational financial services company that began in London in 1836. Over the
years it has diversified by partnering with and acquiring other companies. In February 2016, L&G
announced that it would open the largest home-building factory in Europe. Its new division, Legal &
General Homes, signed a long-term lease with warehouse owner Logicor on a 550,000 square foot
warehouse outside of Leeds.
The new factory has the capacity to build 3,000 houses or 4,500 flats a year. Recent reports say the
company will deliver and install the first homes on site before the end of June 2018. L&G secured a large
site in Berkshire with planning consent for 1,500 homes, but the company is still keeping confidential the
locations of the first homes from its modular factory.
