Faced with a prolongedlockdown, some top pro-perty developers, such as

DLF, Oberoi Realty, andHiranandani Group — operat-ing in the premium segment —are looking to launch projectsin the mid-income segment.

DLF — the country’s largestlisted developer — is consider-ing getting into apartmentspriced between ~50 lakh and~1.25 crore. It wants to get backto selling under-constructionapartments, given impactedcashflows, said a source in theknow. “It is the outcome of thecurrent pandemic. All things arebeing considered to augmentcashflow. The company is inter-nally discussing the kind ofhouses that can be built — high-rises or otherwise,” said sources.

DLF was selling only com-pleted apartments and it oper-ated in the ~1.75-crore-and-plusprice bracket. The current pan-demic and lockdown has forcedthe commercial real estatedeveloper to rethink its strategy,informed sources.

Though the realty major hasprojects in Lucknow andChennai, if it goes ahead withmid-level apartments in theNational Capital Region, it willbe first of its kind in the region,said sources. When contacted,Rajeev Talwar, chief executiveof the company, offered “no

comments”. DLF posted a netloss of ~1,860 crore for the fourthquarter of 2019-20. Its consoli-dated income fell 30 per cent to~1,874 crore.

Mumbai-based Oberoi Real-ty for the first time is looking atlaunching a sub-~1 crore apart-ment project in Thane, on theoutskirts of Mumbai. “For us, itis horses for courses. We have alow price point product that wewill launch in Thane. We wantto be a company that deals in

luxury, affordable luxury, andthe mid-segment,” said VikasOberoi, chairman and manag-ing director (MD), Oberoi Realty.The real estate developmentcompany sells apartments inthe ~2-3 crore price band. Oberoisaid in its projects in Goregaonand Borivali areas of Mumbai,the next phase will have anadditional room that can beused as a study/work-from-home room or a storeroom.

dani Group plans to launchmid-income housing in Panvelin August or September thisyear. “This is a normal launch,”said Niranjan Hiranandani, MDof the group.

Some developers, such asSunteck Realty, have put theircommercial projects on hold tofocus on mid-income andaffordable housing projects inMumbai. “The demand for mid-income and affordable projectswas always there. It has becomemore concentrated now,” saidKamal Khetan, chairman andMD of Sunteck Realty — knownfor its luxury projects in theBandra Kurla Complex area ofMumbai.

Khetan said the companywill launch one project each inthe mid-income and affordablehousing segments. “We will notdo premium, luxury or uber-luxury now. We will see how themarket evolves in the comingquarters for launching com-mercial projects,” he said.

Vimal Bhandari, vice-chair-man and chief executive of ArkaFincap, said developers arerecalibrating future growthplans, given the current sce-nario. “Many societies may cre-ate workspaces to allow peopleto work from home. Companiescan create satellite centres inresidential areas and move out-side metros for newer offices.Developers have to create prod-ucts which the market dema-nds,” said Bhandari.

China’s Xiaomi Corp and Op-po are importing some smart-phone models into India as th-eir local plants struggle to getback to production levelsneeded to meet demand thatbuilt up during lockdown, so-urces said.

The move is a costly one asthe world’s second-largestsmartphone market imposessteep tariffs on imports of de-vices and components — partof Prime Minister NarendraModi’s push to boost manufac-turing in India. Most foreignbrands make nearly all of theirsmartphones locally.

It also underscores the chal-lenges India faces in kick-start-ing production as new coron-avirus cases soar to nearly300,000 while more than 8,000people have died.

Manufacturing facilities inIndia have been allowed sinceMay to resume operations butseveral smartphone plants arestill grappling with labourshortages, three sources said.At the same time, demand ishigh because phones — notdeemed essential goods by thegovernment — were notallowed to be sold during the

nationwide lockdown of near-ly two months.

The bulk of the Xiaomismartphones sold in India aremade by contract manufac-turer Foxconn in Tamil Naduand Andhra Pradesh, whileOppo assembles its India-made phones at a plant on theoutskirts of Delhi.

It was not clear how manyphones the Chinese brands arenow importing, the sourcesadded, declining to be iden-tified as they were not autho-rised to discuss the matter withmedia. “This is purely to takecare of the demand that is thereand the fact that they (Xiaomi)are not able to produce to meetdemand,” one of the sourcessaid, adding the imports were ashort-term step until produc-tion and distribution gets backto normal.

Xiaomi did not respond toa request for comment andFoxconn declined to com-ment. Oppo’s plant, whichalso makes phones for theOnePlus and Realme brandsowned by common parentBBK Electronics, reopenedwith reduced staffing on May7. But it had to close again formore than a week after sever-al workers tested positive forthe coronavirus.

The country’s largest lenderState Bank of India (SBI) willreduce its stake by 2.1 per centin its subsidiary SBI LifeInsurance (SBI Life) via anoffer for sale (OFS).

The OFS will open on June12 with a floor price of ~725apiece, which is at a 2.1 percent discount over the lastclose. SBI is expected to mopup about $202 million fromthis exercise.

In a statement to theexchanges, SBI said its boardhad approved the divestmentof 2.1 per cent stake in SBI Lifeto achieve minimum public

shareholding of 25 per cent,through OFS.

SBI Life is a joint venturebetween SBI and BNP ParibasCardiff. At the end of March,SBI held 57.60 per cent stake inthe life insurer and BNPParibas Cardiff 5.20 per cent,thereby taking the promoterstake to 62.80 per cent. Publicshareholding in SBI Life as ofMarch was 37.20 per cent.

According to Securitiesand Exchange Board of India(Sebi) listing norms, promot-ers have three years from thedate of listing to bring downholding to 75 per cent. If thestake exceeds 75 per centbecause of acquisitions suchas open offer or delisting, pro-

moters get one more year tobring down the stake.According to Sebi norms, SBILife’s promoter shareholdingis well below the minimumthreshold.

Last year in June, BNPParibas Cardiff trimmed itsshareholding in the life insur-er by selling 2.5 per cent stake.It had sold more than 16.5 percent stake in the insurer in2019 for over ~9,200 crore.Shares of SBI Life closed 0.2per cent lower on the BSE at~741.45.

SBI Life reported an 8 percent growth in pre-tax profitfor the March quarter at ~522crore, compared to ~482 crorein the same period last year.

Net profit jumped 16 percent to ~531 crore from ~458crore, on account of lower taxprovision.

Annualised premiumequivalent or APE (a commonsales measure for life insur-ers) declined by about 13 percent year-on-year (YoY) to~2,690 crore (11 per cent up at~10,740 crore for the wholeFY20).

However, strong growth inhigh-margin protection prod-ucts (up 27 per cent in FY20and 10 per cent in Q4), sus-tained improvement in costratio, and good persistency(customers’ stickiness) pro-tected the insurer’s operatingprofitability in Q4.
