a couple of people break into your apartment. after casing the room, they rip apart the screen and break through the window. They take that brand new plasma screen television, the macBook Pro, and the brand new bicycle. after stealing your belongings, they decide to spray graffiti all over the walls and smash up the rest of the room.
Depending on whether you’ve insured your residence, the day could become even more stressful and expensive.
renters’ insurance provides varying levels of coverage against fire, vandalism, lightning and wa-ter damage, and reimbursement for damaged items. Being insured also protects against liability suits in the case of a break-in or other
structural damage.The simplest plans cover a few
hundred dollars a year. montra Vannett, an agent for allstate insurance Company, provided a rough quote for the most ba-sic plans. “it’s usually $10 per month,” she said.
more expensive policies can cover more. Ken Benley, an agent for Farmer’s insurance group, emphasized how prices can change based on what you want covered. “it depends on how much personal property you have, and whether you want replace-ment cost coverage,” he said. With replacement cost coverage, an insurance company will provide the funds to buy new whatever was stolen.
according to eugene’s munici-pal government Web site, in 2008, the citywide rate of theft stood at
4.39 percent. The rate of burglary was at 1.65 percent. Both of those rates were higher than in 2007, and a recent FBi report indicated that property crimes in eugene increased 26 percent, even as they declines nationwide.
“With the economy being chal-lenging,” Vannett said, “there are a lot of thefts.” although the rates may not sound very high, theft and burglary affect a lot of people in a city of more than 154,000 people.
Car break-ins are some of the most common crimes in eugene. The break-in rate grew by more than 21 percent between 2007 and 2008. “renters insurance covers items stolen out of your car,” Ben-ley said. many students might not know that it covers what’s parked or chained up outside.
although some students in-sure their residence and belong-ings, many decide to take a risk. rebekah nelson, a manager for
r & r Properties, sees a majority of renters who don’t know the true value of insurance. “They don’t know what it is,” she said. “They think it’s another bill in the mail.”
Cindy armstrong, a property manager for Challe real estate, offers a simple three-step plan for getting insured. “go to an insur-ance company, tell them you’re renting and that you want renters’ insurance,” she said.
There are also ways to make renters’ insurance much more effective. items should be in-ventoried by writing down the make, model, serial number and price. “Having a good record of what you have is a good idea,” armstrong said.

So, you’re going to be living on your own — now what?
moving into your first apartment or condo or house (if you’re lucky) can be daunting. Having your own place is a big departure from living at home with the family or even from living in a campus residence hall. But it’s also an exciting time and allows you to step more fully into adult life. if you’re about to embark on your first year of living in a new place, take these tips to heart.
Top 10 To-Dos• First, research the area you’re think-
ing of living in beyond the actual apart-ment. are there grocery stores, parks, gyms or shopping areas nearby? Having these things around can make your new living experience much more enjoyable.
• If you don’t have a car or bike, look into which bus routes are nearby. ask yourself how far you’re really willing to walk to campus.
• Make sure to document all the little damages you find in your residence when you first move in. Take pictures, if you can.
• Try using Craigslist to find furni-ture, a microwave, toaster oven, blender or other small appliances. These are of-ten only lightly used — not to mention,
much cheaper than retail prices.• Save the boxes you used to move
stuff into your place for when you decide to move out.
• Invest in a good vacuum. You’ll need it — and hopefully you’ll use it.
• Surround your new space with items or photos that remind you of home, loved ones and your favorite memories.
• Buy a medium to large garbage can and bags. This will save you trips to the dumpster.
• Try to write out a list when going to the grocery store to prevent yourself from buying stuff you don’t need or du-plicates of things you already have.
• Use your new place as an excuse to host a housewarming party! invite your friends to share in this new step in your life.
Top 10 Do-Nots• Try not to live in a area that
requires a car in order to go anywhere interesting.
• Don’t buy a ton of new and expen-sive furniture for your place. you’re a college student and nobody expects you to have an apartment that looks like it belongs in a catalog. This will make it harder to leave, sell or give away fur-niture with any moving you do over the years.
• Don’t put furniture outside that is meant to stay inside. The northwest
is known for mold, and a semi-soggy couch is not an inviting host.
• If you’re keeping your car outside in a driveway or an easily accessible park-ing lot, don’t leave anything even re-motely valuable in plain sight. The trunk is your friend.
• To avoid being a victim of clothing theft, don’t leave your laundry waiting in the apartment laundry facility any longer than necessary.
• Don’t choose an apartment without a dishwasher or garbage disposal if you don’t enjoy doing dishes every night or two.
• Don’t try to cram everything you own into your apartment. Sometimes there just isn’t room and it will make it easier to move if you keep your clutter to a minimum.
• Don’t bother getting a landline phone, especially if you know you won’t stay in your new place for more than a year.
• Think about going without cable if you don’t need to watch TV all the time. it will save you more money than you realize.
• Don’t become a hermit in your new home, no matter how much you love the place. especially if you’re living by yourself, remember to stay involved on campus and in other community [email protected]

a new house or apartment can look pretty bare when you first move in. Fortunately, it’s nothing you can’t improve with a few green plants. an indoor garden is a fun, easy and cheap way to make your new home more inviting. Plus, plants fresh-en the air — and every college home can use that. Here’s how to do it:
Get some supplies.you can meet all your ba-
sic gardening needs at a one-stop grocery store like Fred meyer. Consider shopping for
wildflowers or herbs such as lav-ender or basil. if you have plenty of space, you may want to try growing your own vegetables indoors, where a lot less weed-ing is involved. For maximum convenience, look for mini-garden kits that come complete with pots, dirt and seeds — just unwrap and add water.
if you buy supplies individu-ally, you should check the con-tainers to make sure they have drainage holes. Hirons is a good resource for finding a variety of planters, saucers, seed packets, live plants, bags of potting soil, or — if this already seems like a bit much — fake plastic flowers.
Plant!Pick a pot, scoop in some dirt,
sprinkle your seeds and cover them all up. you don’t need to get too technical — a spoon as a gardening tool works just fine. Be sure, though, to plant the seeds far enough apart, as di-rected on the package, and not to pack the soil down too much. Water your project and put it somewhere sunny.
Wait.Depending on what you’ve
planted, it may be a couple of days or a couple of weeks before you see some sprouts. it’s easy to forget about a pot of dirt, but try
to remember to water it whenev-er it’s looking dry. Otherwise, it will remain a pot of dirt forever.Thin out your plants.
Seed packets have a lot of seeds. Before you know it, you’ll have 100 little green sprouts in every pot. Sadly, unless you are looking to transform your home into a jungle, there is no way to fit 100 full-grown plants in one room. Pick out and throw away the seedlings that are too close together to give the others some breathing space.
