decorations, it‟s a good time to reflect how fast life is flying by and think back on

what goals you have set and reached during 2013.

Maximising CGT exemptions on your main residence

As financial planners and accountants we‟re often asked by our clients about the

ramifications of moving out of their current place of residence „main residence‟

and the tax impact they will incur when the property is sold.

It‟s important to make your clients aware that capital gains tax (CGT) legislation

exempts the „main residence‟ from CGT and that exemption can continue if the

home is temporarily vacated.

A „main residence‟ technically refers to a dwelling and is typically a house, unit or

apartment (together with any associated land).

So what factors determine whether a dwelling qualifies as a ‘main residence’?

Your client will also need to be aware of the following in applying for a „main

residence‟ tax exemption;

only one dwelling can be classified as a „main residence‟ regardless of how

many properties are owned

whether or not the dwelling was purchased with an existing tenant or

remains as a rental. It cannot be deemed a „main residence‟ until

occupied by the owner

obtaining the exemption will rely on providing proof that the dwelling

actually exists

The following provides some scenarios of CGT exemptions that may be applicable to

your client’s needs.

duration of residency. There is no minimum

before it is considered a „main residence‟

intention to reside within the dwelling

whether the individual‟s family also resides

there

the address both postal and on the

electoral role needs to be in line with the

dwelling

whether the dwelling contains personal

Keith Abraham – Pursuing your Passion

Most people spend their lives earning a living instead of designing a life. Which is it for

you? In the next few paragraphs my goal is to prompt you to ask yourself how much

time you plan for your own life. In actual fact you may have more questions than

answers when you finish reading this article.

Do you have a passion or a love for life? You see, not everyone leads their life the

way they choose, they just get by, not ahead. Here are 8 steps to consider if you

want to achieve your potential and be continually fulfilled in the process.

1. Dare to be Different

Statistics tell us that only 3% people sit down and write out their goals. So if you want

to be different write out your life plan. Where do you want to be in 10 years? Before

you say, “That is years away!”, think about your age and then take off 10 years. Ask

yourself, was that so long ago?

3. Discover your Passion

What is your passion? What do you love to do? I think we all have passions but as we

go through our lives they become stifled and die. The one thing I know about people

who pursue their passion is that they have an energy and enthusiasm for life. Your

passion could be a hobby, a sport or an activity you loved to do as a child. Pursuing

your passion fuels your fire which motivates and inspires you to go on.

4. Destination to Pursue

What is your current destination? You wouldn‟t get on a flight not knowing where

your final destination was going to be, but how many people go through life with no

flight plan? Where are you going in the next 12 months, 2 years, 5 years or the next 10

years? Have you mapped out your flight plan?

5. Design your Plan

The great by-product of being disciplined is that our self-esteem is enhanced. What

action steps are you going to take today?

2. Desire to Change

Nothing happens until someone changes

something. What do you need to

change to tap into your current

opportunities and your true potential? I

believe that if you want to master

change, then all you have to do is make

a small change this week that will effect

next week. If you continue to do these

small changes then you will perfect

whatever you are trying to change or

improve upon.

Once you know your destination, then you need to

have a month-by-month plan to follow. What are

you doing this month to pursue your goals? Every

task or goal broken down into small steps becomes

easier to achieve over time. If you remember to put

these small steps in place it will make a huge

difference to your level of focus.

6. Discipline to do it

Good intentions won‟t make it happen for you.

Sooner or later you need to take action. You need

to be disciplined to follow through with your plan of

action.

7. Develop Yourself

If you don‟t spend time, energy and money developing yourself, then you are a poor

judge of a good investment. What have you done in the last 12 months to develop

your skills and enhance your knowledge? Jim Rohn has a great quote, “Formal

education will make you a living, but self education will make you a fortune”.

Remember it is OK to stop, rest and celebrate where you have come from. You

determine whether the roadblock will be a setback or simply a stepping-stone! I

grew up as a young man with no goals, no direction and no desire. I‟m glad that I

have implemented these 8 “D‟s” into my life over the past 16 years. As adults we

don't stop enough and think about where we are going because we sometimes are

too busy thinking about our family, our team and our businesses. I hope these 8

points have made you think about where you are in your life now and where you

want to be in the future. Give something back to yourself, so you can reap the

rewards for years to come.

8. Determination to Achieve

Whenever you set a goal, you will be

challenged by life. Roadblocks will be put

in front of you to test you, to see if you are

really serious about the goals you want to

achieve. This is when you need to be

determined to achieve what you have

set out to accomplish.

It's genius, really. It's an app that can get your pictures from your iPhone and bring it

to your iPad or computer. Or get pictures from your computer and bring them to

your iPad or iPhone. Or...yeah you get the point. It's wireless photo syncing that

Apple should have implemented to iOS a long, long time ago. Working over Wi-Fi

and Bluetooth, it's fast! Grab your pictures and go!

Great for people who take a lot of pictures on their iPhone (think lunches, babies,

girl‟s nights out and “my morning workout”). People who want to see their lovely

pictures on their iPad. People who think having to plug in to a computer to sync is

just so 2011.

PhotoSync is heralded to be better than its alternatives as other apps use a

workaround with a Dropbox set up. There‟s also no limit to how many transfers you

can do at one time. Absolutely better than using Apple's prehistoric method of

plugging in and iTunes.

Although this particular design is only available to Apple products, Android also has

a highly celebrated and similar app that is also receiving great feedback.

PhotoSync

How do you get your awesome iPhone pictures onto your

computer? Plug it in? No! That's beyond annoying.

Instead, use PhotoSync for iPhone and iPad. It wirelessly

transfers photos to and from your iOS device and

computer. No cables allowed.

This month‟s Tony Tech Head should really be Julie Tech

Head, as she‟s an avid user of this application. “I use it ALL

the time”, she says.

4. Meditation – allows your brain to get over the ADHD that we‟ve been

creating by doing multiple tasks all at once and to focus on the task at hand.

5. Random Acts of Kindness – do one positive thing each day, like opening your

outlook and writing one positive email praising or thanking someone in your

social support network.

Cambridge-based consulting firm which

researches positive outliers -- people who

are well above average -- to understand

where human potential, success and

happiness intersect. Based on his

research and 12 years of experience at

Harvard, he clearly and humorously

describes to organizations how to

increase happiness and meaning, raise

success rates and profitability, and

create positive transformations that

ripple into more successful cultures.

This exercise reverses the traditional

“formula of happiness and success” and

instead creates ripples of success and

can lead to a real revolution.
