October, the month of Halloween, pumpkin recipes,

warm beverages, AND the distribution of the Perma-nent Fund Dividend! The PFD is a dividend that eligible Alaska residents receive each year from the Alaska Permanent Fund which was established in 1976. As I’m sure you have heard; this year’s PFD amounted to $878, which is $296 less than the 2011 PFD. I’ve heard some initial grumbling and exclama-tions of discontent due to the lower amount, and I admit I too

was a little disappointed, but I have to remind myself that I am $878 richer, just because I live here! What a joyous thing to get paid to be an Alaska resi-dent. I love so much about this great

state aside from the PFD. I love the friendly communi-ties throughout Alaska; like Gustavus: the town where everyone waves at each other, acquainted or not. I find hu-mor in the fact that people from elsewhere view Alaska as a mystery and are wide

eyed with curiosity when they discover that they are meeting some-one from the last frontier. I laugh at the funny tourist questions like “what is that river of ice?” or (on a costal town) “what sea level are we at?” or “do you accept Canadian currency?”

I love the extreme weather and the fact that too much rain or snow brings people in the community together and gives everyone something in common to complain about. I love the feeling that we all get on the rare occasion of a sunny day, and that everyone has an almost crazed look. I love that when we have a string of sunny days all the hot dog and hamburger buns in town are sold out. I could go on and on listing reasons why I love living in Alaska and being a resident of this great state. I know living here has its many challenges, and I know the PFD may have been lower than people’s expectations

or predictions but hey, we are $878 richer!

Bauer/Clifton Interiors is an interior design firm located in Juneau, Alaska. Jeremy Bauer and Jason Clifton, the principals of Bauer/Clifton Interiors, are designers that share a passion for creating styl-ish, organic, and contemporary spaces.

In this bathroom remodel, we ana-lyzed the actual

use of the space and designed accord-ingly. After having already completed a few other rooms within this same home, we were aware of the clients’ affin-ity towards Carrera marble and opted to use this material as the starting off point for the design. This stone’s white back-ground and subtle gray veining made it the perfect material to create a cus-tom geometric tile layout with; com-plete with contrasting grout to reinforce the pattern. White fixtures and painted millwork compliment the floor-ing and also serve as a crisp break between the marble floor and light green, two-toned walls. A crystal chandelier paired with polished chrome hardware and accents add the neces-sary glitz to this space to take it to the next level.

Since this was a pow-der room, we opted to turn it up a notch with dramatic details and hidden storage. The use of a pedestal sink opened up much more space within this small room, while the plumb-ing fixtures also incor-porate detailing that tie in nicely with the mold-ings used on the walls;

creating a seamless transition between the two. The origi-nal lower moldings were removed and replaced to achieve a symmetrical lay-out on each wall that now better re-late to the moldings found through-out the rest of the home. While some storage was still re-quired, we opted to hide it behind a door disguised as

another wall panel. This space went from sad and drab to elegant and fresh with well thought out solutions

and cohesive materials that play off

each other beautifully.

Home Maintenance

Maintaining the exterior and interior of your home is necessary to keep up a safe

and healthy home. A missed season of maintenance can accelerate the wear and tear on your home, especially in the environment where we live. South-east Alaska is not forgiving, a roof leak gone undetected in an arid and dry climate can go unnoticed for years while a leaky roof in southeast Alaska will result in mold and rot in a matter of weeks. Maintaining the guts or mechanical systems of your home is just as important as maintaining the inte-rior and exterior. The mechanical systems

of our homes are what keep us warm, keep up our hygiene and hydration, keep us breathing fresh air, and allow us to see when its dark. Here are some mechanical system items you should check on a routine basis.

Electrical System

We all have elec-trical systems in our homes and this is probably the easiest item to check off the list. When I bring this up, people of-ten think of checking the wiring in the walls, but instead what you can do is check outlets and switches to make sure they all are

functioning properly. If your home was built pre-1940s and has tube and knob

wiring this is a good time to get your wiring u p d a t e d . There are also some b r e a k e r panels that should be replaced because they are sus-ceptible to fires, Zinsco and

Federal Pacific panels come to mind. If there is a fuse, circuit, or breaker that is always breaking then maybe it’s over loaded and it may be time to bring in a trained, licensed electrician to check it out. Otherwise, check out-

lets and switches to make sure they hold a plug and are not overloaded with many cords. Check switch-es and lights to be sure they are working the way they should and all bulbs are working properly. If there is any doubt have a licensed electrician go over the elec-trical system in your home.

Water Heating System

The water heater in our homes provides the mod-

ern convenience of warm water for a morning shower (and I personally ap-preciate that it keeps me from having to bathe in a creek each day). Water heaters now come in a variety of forms and fuels. Electric, gas, boilers, and on demand water heaters are just a few

ways to heat water in a home. I cannot provide all the necessary steps to main-taining all water heating options out there today, so it is wise to call a li-censed plumbing and heating special-ist to perform yearly maintenance on these items. Most of us, however, have electric water heaters and there are a few yearly steps to take, to get the most life out of these units. The best way is to flush the tank of a water heater once a year to remove the sediment. This an-nual procedure will greatly increase the life of your hot water heater. You can find out how to do this by reviewing the owner’s manual of the water heater where you can normally find step-by-step instructions.

Heat Recovery Ventilation

Systems

Some homes in Southeast Alaska have Heat Recovery Ventilation Systems or HRVs. They are an amazing system, but only when properly maintained. If installed correctly, HRVs should be accurately balanced providing the same amount of exhaust air as intake air. Start outside with an HRV to confirm the intake air and exhaust air ducts are clear from obstructions. Next, check the pre-filters on the intake side of the HRV and have the filter replaced. This pre-filter (often a Merv 8 or similar) takes a lot of the outdoor contami-nates out of the air including mold spores and pollen. Sometimes there is an electrically charged filter that does the same type of air purification and it will simply need to be washed and dried (follow the owner’s manual direc-tions for cleaning). Next, there is a core

in the heart of an HRV that is the actual core of the heat exchange. Follow the instruc-tion to remove this core and clean it thoroughly. Cleaning the core of an HRV will help it gain the greatest heat exchange. Lastly, there is a condensate drain that needs to be checked for obstructions. Make sure the condensate drain is draining prop-erly. Yearly Heat Recovery Ventilation maintenance will keep your HRV per-

forming optimally.

Heating Systems

Every home has a heating system in this climate. There are many options for heating systems, the most common being hydronic (water) boilers, forced air heat, woodstoves, or pellet stoves. Some other heating systems include electric baseboards, ground source heat pumps, and air to air heat pumps just to name a few. To keep us warm throughout the year, we must main-tain these heating systems on an an-nual basis. The maintenance will keep heating units running at their top ef-ficiency, thus saving money in the long run. Woodstove chimneys need to be cleaned once a year minimum, it’s im-portant to clean chimneys before the start of the heating season. The build-

up of creosote in a chimney is highly flammable so remov-al through cleaning

is necessary to avoid fire. All other heating systems need to be looked at by a licensed professional heating contractor. Schedule this on a yearly basis to sustain a healthy and ef-ficient heating system.

Preventive maintenance is always bet-ter then reactive maintenance so it is important to plan ahead and schedule annual home maintenance to keep ev-erything running smoothly.

Let’s face it, some peo-ple are great

at paperwork. Oth-er people, not so much. As a home loan professional, my job consists of swimming through my client’s informa-

tion. This might sound fairly straight-forward, but every client has their own set of circumstances and a story to go along with it. In this month’s article, I am going to focus on the importance of working with your lender, not chal-lenging them, when it comes to your

personal paperwork.

There are a few basic necessities re-quired when applying for a home loan. They are: tax returns, W-2s, paycheck stubs, and bank statements. Many people think as long as they provide these items their work is done and the loan will be approved. This couldn’t be further from the truth. As a lender, we are required to decipher, and ques-tion, everything contained within the provided documentation.

To start with, bank statements play a key part in processing a client’s appli-cation. The first thing we look for are deposits that do not correspond with

standard payroll deposits. If erroneous deposits are discovered, the borrower must ‘source’ those funds. To ‘source’ a deposit means to document where the money came from. A simple ex-planation of “I sold something to a friend” won’t work. You have to prove you had the item to sell, as well as prove the item was worth the price you sold it. Sourcing deposits is required because you are not allowed to borrow money from a friend or family mem-ber in order to purchase a home. A gift is one thing, but borrowed funds are not allowed. Additionally, we are looking to see if a borrower has more than one job or a job that wasn’t dis-

closed on their loan application. Most of the time having more than one job is fine, but in instances where the loan program has an income limit, a second job might disqualify a borrower from that particular loan program.

Next, we look at tax returns and W-2s. If a tax return shows $35,000 in wage income, this means there should be W-2s totaling $35,000. If the tax return shows business income such as a Partnership, etc., we are required to determine the impact, if any, the part-nership might have on our borrower’s income. Does the partnership lose

money each year? How will that affect our borrower’s ability to repay a mort-gage? If the tax return shows income from rental properties, those proper-ties must be declared on the loan ap-plication. More than likely, rental income will be determined from what is reported on the tax returns, not the amount your lease/rental agreement says.

Now, on to paycheck stubs. Straight-forward, right? Wrong. Do the paycheck stubs reflect over-time? Is the over-time consistent, as in, the client has been earning over-time for a minimum of 2 years. Do the paycheck stubs correspond with the amount on the W-2s? Has there been an increase/decrease in wages? An in-crease/decrease in hours worked. A client’s paycheck stubs paints a huge picture relating to the previous and current earnings. If something is out of the norm, plan to explain it.

I could go on and on with various examples of how to get your paper-work in order so that your loan process is smooth, but my best piece of ad-vice would be: If your lender asks for something, provide exactly what they ask for. If you provide less than what was requested, don’t get mad when they request the same item again.

A key point to remember is the in-vestor has the money and the investor makes the rules. Your lender does not make the rules, but they have to follow them and make sure you follow them as well. Your lender is the liaison be-tween you and the investor. For a suc-cessful loan approval, it is up to you to work with your lender as a team. This means provide the paperwork required and be prepared to back it up with fur-ther documentation, if requested.

In the end, following your lenders instructions, and providing the re-quested documentation, will generally ensure a smoother process and faster approval. The Juneau Douglas Ice Association (JDIA) kicked off its 2012-2013

season with a Learn to Play Hockey ses-sion and an inaugural gear swap. Coach-es and advanced players greeted 40 kids who hit the ice, most of them for the first time.

Each year, JDIA devotes a Saturday afternoon to promoting hockey for new players, providing gear and skates while talking to parents about the program. Kids get their first taste of skating, wear-ing hockey gear and shooting a puck. Coaches reap the reward that comes from a child’s smile and laugh generated from the new experience.

“Our first hockey gear swap was a huge

success in providing gear to new players at a very discounted price,” said board member and event organize Michelle Kaelke. “This provides kids an opportu-nity to try hockey without a huge finan-cial strain.”

Through March, kids ages 4-18 will work with volun-teer coaches on their skills under an atmosphere that promotes youth hockey and fun. They are fixtures on the ice - building friendships that last for years and are taken off the ice and into the

class- rooms.

Many kids represent Juneau in state tournaments in Anchorage, Homer, Fairbanks and Whitehorse.

“For such a young program and small town, Juneau has produced extremely respectable and competitive hockey teams,” said JDIA President Arnold Liebelt. “We have won five state championships, including the most recent championship last spring when the Juneau Capitals Bantam team clenched the state champion-ship in Palmer. We are very proud of all our players, and certainly expect to produce more wins and great players in the years to come”.

Treadwell Arena is a community asset that serves the entire Juneau-Douglas area eight months a year. It is home to high school ice hockey games, amateur adult games and tournaments, figure skating recitals and judging as well as public skating for families.

It draws visitors from around the state, the Yukon Territory and the Lower 48 for various skating events.

Visitors coming for hockey tourna-ments often leave saying Treadwell Arena has one of the best sheets of ice in the state.

“The rink is a great place to be,” Liebelt said. “As the days get shorter and the weather gets colder, you know hockey season is just around the corner.”

The gusting winds, foggy days and early nightfall of October force us

to leave behind many of our summer pursuits for good. However, the gloomy

atmosphere opens other possibilities. October is the perfect time to take a spooky stroll through one of Juneau’s most inter-esting properties: Evergreen Cem-etery. Exploring this graveyard as daylight wanes is an opportu-nity to learn a bit

about local his-tory and let the creaking tree limbs

scare you into the Halloween spirit.

The Evergreen Cemetery’s most famous residents are interred at the two en-trances. Joe Juneau and Richard Harris, often credited with founding our town, are buried in well-marked graves at the

Martin Street entrance. On the Glacier Avenue side, a small monument marks the location of the cremation of Chief Kowee of the Auk Tlingit on March 2, 1892. Kowee famously lead Juneau and Harris to this area in hopes to bring prosperity to his people and did his best to force Harris and Juneau to showcase the gold they found here despite the prospectors’ predilection for drinking and an attempt to make off with the gold Kowee provided.

A homemade swing dangles from a tree near Harris’s grave, an indication of how this cemetery, with its array of good climbing trees and grassy expanses, is enjoyed by local kids and school groups. Indeed, most snowy days find at least one sled on the hill, if not an entire class of students from nearby Harborview. Though the fall brings wet and slippery

tree trunks and the slope remains bare of snow, dusky exploration of the dark corners of the graveyard can be just as exciting. Even today I find that the long shadows in the family section of the cemetery quicken my pulse.

The graveyard offers many history les-sons for anyone interested. If you are searching for a particular person or rela-tive you can locate them first in burial records at the Juneau GenWeb Proj-ect website, www.rootsweb.ancestry.com/~akcjunea/cemeteries/evergreen.html. Likewise, this is a great tool if you discover an interesting grave you would like to know more about.

Harper and Frances Wells, his wife, drowned on the Prin-cess Sophia 25th Oct. 1918. May light perpetually shine upon them.” Walter Harper was a man of mixed Athabascan and Scottish decent and the first person to summit Mount McKinley. He and his wife were among the 343 people who lost their lives in the tragic and controversial sinking of the Princess Sophia, a coast liner that was ground-ed in bad weather on Vanderbilt Reef in Lynn Canal. The wrecking of the Princess Sophia remains the worst mari-time accident in the history of Alaska and British Columbia. Its tragedy is compounded by the presence of fifty women and children on board, many of whom were relatives of active military personnel serving in World War I, as well as the controversy that remains as to whether or not the passengers could have been safely evacuated in the first few hours following the wreck.

Another tragedy is poignantly show-cased by six gravestones laid in a row, those of Caroline, Dale, Daniel, Dennis, Donald and Julia Weathers. All list May 10, 1961 as the date of death. The birth-days listed show that all were children other than Julia who was 30 years old at the time of her death. Above her name the gravestone reads simply, “Mother.” The headstone next to the Weathers family marks the memory of a woman and her two children “Drowned-lost in a flood.” The woman buried under the headstone has a date of death two days after the Weathers family and I assumed that the Weathers perished in the same flood. However, I could not find any record of a flood in Southeast Alaska in May 1961. In fact, investigation into May 10, 1961 in Juneau history reveals that Julia and five of her seven children were killed in a fire in their home on

Vil lage Street. Julia’s husband David Weathers Sr. and two of their children, Delores (4) and David Jr. (10) escaped. Al-though more than 50 years have passed since this tragic event, I still find the family graves very moving.

On a lighter note, one of my favorite graves lies near the “Y” in the path on the Glacier Highway side of the cem-etery. The headstone is large but only offers one line, “Dabney, the husband of Jane.” No dates or even a first name is mentioned. Was it Dabney’s final romantic wish that he be remembered solely for his union to Jane or did Jane choose this epitaph based on what she felt was most remarkable about her hus-band’s life? I do not know, but either way it makes me smile. Another favor-ite is close to the path near the Martin Street entrance. It’s a homemade grave-stone, molded in the shape of a head and arms, giving it somewhat the ap-pearance of a frog-man. Without a leg-ible name or date we can only speculate on the origin and inspiration behind this homemade effort but I applaud the caring spirit behind the homemade gravestone.

Inspiration: This home is located in Juneau near the Mendenhall Glacier. The glacier and

surrounding geologic features provided the idea behind choosing the materials and de-

sign. Gray Italian 18x18 floor tiles are repre-sentative of the striated rock from the glacier’s retreat. The dark granite countertops, with the granite toe kicks, give the floating cabinet effect and offers contrast to the lighter hard rock maple natural wood. The backsplashes of opaque and transparent varied size glass tile give the feeling of the ice.

Features: The under cabinet lighting and uplighting provide drama to emphasize the cathedral ceiling and the customized under cabinet plug-ins de-clutter the backsplash. The space has radiant floor heating.

Ingredients1 ½ cups all-purpose flour or 1 ½ cups whole wheat

flour (or the white/wheat blend)1 teaspoon baking powder1 15 ounces fresh roasted and mashed sweet pie

pumpkin1/3 cup canola oil2 large eggs1 teaspoon pumpkin-pie spice (a combo of cinna-

mon, nutmeg, cloves, ginger, and allspice)½ teaspoon cloves½ teaspoon nutmeg1 cup sugar½ teaspoon baking soda½ teaspoon salt

Topping:1 tsp cinnamon1 tablespoon sugar

Equipment: 12 foil or paper muffin liners; a muffin pan with 12

(1/2-cup) muffin cups or a mini-muffin pan.

Fresh Pumpkin Muffins Recipe

Instructions:Put oven rack in middle position. Preheat oven to 350 degrees Fahrenheit.

Split pumpkin in half, remove seeds and innards, place on top of non-stick baking sheet and bake for 75 minutes. Let cool, remove skin and mash with fork or in blender or mixer. Put liners in muf-fin cups or spray with non-stick cooking spray.

1. Whisk together flour and baking powder in a small bowl.

2. Whisk together pumpkin, oil, eggs, pump-kin-pie spice, cloves, nutmeg, 1 cup sugar,

baking soda, and salt in a large bowl until smooth, then whisk in flour mixture until just combined.

3. Stir together cinnamon and remaining 1 tablespoon sugar in another small bowl.

4. Divide batter among muffin cups (each should be about 3/4 full), then sprinkle tops

with cinnamon-sugar mixture. Bake until puffed and golden brown and a wooden pick or skewer inserted into center of a muffin comes out clean, 25 to 30 minutes for regular muffins, 15-17 min-utes for mini-muffins.

Cool in pan on a rack 5 minutes, then transfer muffins from pan to rack and cool to warm or room temperature.

Fall is a special time of year for me, I have always loved the changing of the leaves and

days filled with fog and filtered sun and of course in Southeast a few dashes of winter storms and tor-rential rains preparing the ground for snow. It’s time to harvest the garden, prep beds and baskets for springtime and can salmon and await the hunting party. I also very much love October pumpkin madness. Sugar Pie pumpkins are a treasure to savor and make great additions to pancakes, crepes, sweet breads, pastas, soups and fillings and I love making this batch of muffins for the family on the weekends or to send to school for a special treat.

Roasted pumpkins is by far an amazing flavor to the canned vari-

ety I grew up with. It just takes a little longer to plan for the roasting, or you can roast ahead and save in the fridge or freezer for later use. Always make sure to wash your pumpkins and any other produce grown on the ground before cut-ting to prevent E. Coli and other harmful food borne illnesses. Cut the pumpkin in half starting at the bottom and break apart at the stem end. Remove the seeds and innards (save and separate for later roasting) and lay the pumpkin pieces flat on a non-stick baking mat (or roasting pan) and roast in the oven at 350 degrees for 45-60 minutes depend-ing on size.

When soft, remove the flesh for bak-ing and discard stem and skin. It will last in the refrigerator for up to

five days and makes a great addition to many dishes. You can also can your roasted pumpkin if you would like to save freezer space for later use and Thanksgiving pies. Pump-kins are also very good for you. They fit well into a health conscious diet. Pumpkins are low in calories, sodium and high in fiber and beta-carotene. Beta-carotene is an anti-oxidant and coverts into Vitamin A which is helpful in reducing the risk of heart disease and some cancers. It is also believed to help delay ag-ing. Enjoy the flavors and colors of fall and sharing the harvest with your family and friends.
