10 ways to avoid buying the wrong houseThe most common mistake home buyers make is that they buy with theirheart instead of their head.

The most common mistake homebuyers make is that they buywith their heart instead of their

head. This often means they pay morethan they should or are disappointedwhen they uncover defects in the homeor find out the neighbourhood isn’tquite what they thought.

1. Visit the neighbourhood on foot.Take a walk through the neighbour-

hood and talk to people. Drive by at7:30 in the morning to see how manyschool buses are picking up children.You can also tell how long it may takeyou to commute to work during rushhour. By speaking to people, you cannot only get a sense of the friendlinessof the community, but also as towhether there are any surprises that noone is going to advertise, a local haunt-ed house, vandalism, former growhouses, or the neighbour from hell.

2. Go to City HallVisit your local building department

and find out if any new developmentsare planned. new development mayincrease property values but alsoincrease traffic. Check to see how manyowners have applied for minor vari-ances, to either build homes or addi-tions that are larger than the by-law per-mits. This gives an indication of thefuture direction of this neighbourhood.

3. Find the right real estate agentstart by asking family and friends.

look for signs in the area that interestyou, especially “sold” signs. This is agood indication that the agent has thearea’s pulse and knows what a homeshould sell for. They should also likelybe aware of any problems, such assewage backups, termites or vandalism;

things that may only be known bylocals. Also check the website of anyagents that you may interview. Do theyoffer tips and explain what servicesthey provide? Do they offer informa-tion about the neighbourhood includingparks, religious institutions, demo-graphics and schools? Ask about theirsuccess rate with bidding wars and dothey know how to approach sellers whorefuse to pay commission?

4. How much can you afford?When it comes to mortgages, it is

not enough to know in advance howmuch you can safely borrow based onyour income. Buyers should also real-ize that the lender will do an appraisaland if the lender believes you paidmore than the house is worth, they willnot give you the full amount of the loanthat you expect. so, be very carefulabout stretching yourself to the limitwhen you make an offer on any home.

5. Title insurance is a mustTitle insurance can be arranged

through your lawyer. You will be pro-tected against unpaid taxes or waterbills by the seller, as well as problemsthat are not known at closing. Thisincludes problems where part of thehome or swimming pool is in fact onyour neighbour’s property. However, itis a mistake to believe that title insur-ance will protect you against every-thing. For example, title insurance willnot compensate you if you thought yourlot was 50 feet and a later surveyshowed that it was only 48 feet.

6. Why a survey is importantA survey will reveal all boundary

issues in advance, which will ensurethat you do not have problems after

closing, especially if you plan on mak-ing additions or other improvements.

7. Choose a home inspector carefullyThe home inspection is a critical part

of the process, so do your research.Make sure the company is registeredbefore retaining them. The OntarioAssociation of Home Inspectors is aself-regulating body that defines quali-fications for home inspectors, andgrants the designation rHI, orregistered Home Inspector, to quali-fied practitioners in Ontario. Mostinspection firms have a limitation ofliability clause, which states that if theymiss something that costs you money,they are not responsible. Ask the com-pany if they have ever been sued by abuyer.

8. Ask the seller hard questionsAsk the sellers if they have had base-

ment flooding problems, or mould orroof leaks, even if the leaks have beenrepaired. Watch how they answer. Mostsellers will now refuse to sign propertydisclosure statements, but they arerequired to respond truthfully to thesequestions if you ask them directly. Ifthe seller refuses to answer or acts sus-piciously, then you need to discuss thiswith your home inspector and your realestate agent and either adjust your pur-chase offer or walk away.

9. Basement apartments must belegal

If the home contains a basementapartment and the income is importantto you, make sure that it legally com-plies with zoning and the fire code by-laws. If it doesn’t, then all it takes isone complaint from a neighbour andyou may be forced to spend thousands

of dollars to make it comply after youbuy.

10. Check about your insurancepremium early

Find an insurance agent right awayand if possible, check what it will costto obtain insurance as soon as you signyour agreement and before you waiveany conditions. An insurance agent cancheck the history of claims in theneighbourhood and can let you knowabout claims for sewage back-ups orvandalism. This is important informa-tion that any buyer should have beforedeciding to waive their conditions andcomplete the deal.

If you follow these simple steps andbuy with your head instead of yourheart, chances are you’ll get the houseyou want at a price you can afford, withno unwanted surprises later.

New Monthly Record Set

The reAlTOrs® Association ofHamilton-Burlington (rAHB)reported 1286 property sales

processed through the rAHB Multiplelisting service® (Mls®) system inseptember. This represents a seven percent increase in sales compared toseptember of last year.

There were 2017 properties listed inseptember, an increase of 2.3 per centover the same month last year. end-of-month listing inventory was 10.3 per centlower than last year at the same time.

“sales were the highest we’ve seen forthe month of september, ever,” saidrAHB President Tim Mattioli. “Thestrong market seen through the summer iscontinuing into the fall.”

seasonally adjusted* sales of residen-tial properties were less than one per centhigher than the same month last year,with the average sale price up 5.3 percent for the month. seasonally adjustednumbers of new listings were 1.7 per centlower than the same month last year.

Actual overall residential sales were6.7 per cent higher than the previous yearat the same time. residential freeholdsales were four per cent higher than lastyear while sales in the condominiummarket saw an increase of 19.9 per cent.

“The condominium market in particu-lar saw a big jump in sales,” saidMattioli. “With new listings at about thesame level as last year and sales being

almost 20 per cent higher than last year,there were considerably fewer condo list-ings in inventory at the end of themonth.”

The average price of freehold proper-ties showed an increase of 4.8 per centcompared to the same month last year;the average sale price in the condomini-um market increased 17 per cent whencompared to the same period last year.

The average sale price is based on thetotal dollar volume of all properties soldin the rAHB market area. Average saleprice information can be useful in estab-lishing long term trends, but should not beused as an indicator that specific proper-ties have increased or decreased in value.

The average days on the marketdecreased from 44 to 38 days in the free-hold market and increased from 42 to 44days in the condominium market whencompared to the same month last year.

Year to date, listings are 1.9 per centhigher than the same January-to-september period a year ago. sales are6.4 per cent higher and the average saleprice is 5.5 per cent higher for the period.
