INTRODUCTION
Waterfoot Park is set within the grounds
of a Georgian mansion overlooking
Ullswater. It features excellent facilities
and makes the perfect idyllic location for
touring, self-catering, glamping holidays,
or privately owned Holiday Homes.
We are a Visit England five star and
David Bellamy Gold award winning Park
conveniently located on the route of the
Ullswater Way footpath, just ten minutes
walking distance to the quaint village of
Pooley Bridge and the Ullswater
‘Steamers’ Pier. The Park enjoys a quiet,
family orientated atmosphere amidst
ancient woodland with spectacular views
overlooking Ullswater. Keep an eye out
for our resident red squirrels on your visit
too!
Useful facilities on site include the
Mansion Bar with free Wi-Fi, shop, and
information point. On park we have
spaces for touring, self-catering
cottages, Glamping Pods, Hives, and a
exclusive friendly community of holiday
home owners. There are a number of
holiday homes and pitches available for
those that want to stay a little longer.

BY TRAIN
Do not follow SAT NAV. The nearest town to the
Park is Penrith which has a railway station, bus
station, and accessible taxi service and hire car
availability. For more information regarding all
modes of transport please see important contact
information.
BY BUS
Bookings can be made online, by telephone or in
person. A deposit is required on booking with full
payment due 14 days before arrival for wigwams
and touring, and one month before for self-
catering cottages. An email is sent out prior to
arrival with information. Late arrivals please
contact the site for arrangements.
If you require assistance with pitching your
caravan please let us know prior to arrival and
give us an estimated time so that we can make
sure your arrival is as stress-free as possible.
The bus number 508 links between Penrith, Pooley
Bridge and Glenridding. Operates all year - please
note that the bus stop is about a 6 minute walk
away from the site entrance.
BY CAR
BY TAXI
First Trans Pennine Express and/or Virgin Trains,
run direct train services to Penrith station from
London Euston, Birmingham, Manchester and
Manchester Airport, Preston, Lancaster,
Oxenholme, Carlisle, Glasgow and Edinburgh.
Other services run trains from Newcastle to Penrith
via Carlisle.
Waterfoot Park is easily accessed from the M6.
Simply leave the motorway at Junction 40, head
west along the A66 (signposted to Rheged and
Ullswater 'Steamers'), then turn left on the A592.
Follow the road for about three miles and access
to the park can be found straight off the A592 on
the right, look out for the Red Squirrel sign. If you
reach the lake, you've gone too far! Please Note:
We are NOT Sat Nav compatible. Many GPS
systems will take you down a dead end narrow
track unsuitable for caravans, so please take note
of the directions above.

PRE-ARRIVAL
CAR PARING & ARRIVAL
The site is not one-way, so care must be taken
when driving around the Park. The roadways on
Park are made of tarmac, with speed bumps at
various intervals and a speed limit of 10mph
throughout.
The first 250 metres of the Park is level, the rest
is then set on rising ground leading to the
Mansion, Self-Catering Cottages, Hives, and
Wigwams. The touring field has a slight decline
from the facility building and has a tarmac road
with 30 gravelled hard-standing touring pitches.
Low level lighting is used throughout the park.
There is an area of tarmac near to reception for
parking and there is also a tarmac area for
parking next to the Mansion. There is a
gravelled area for parking if renting a Wigwam,
and there is also a parking space provided for
each of the self-catering cottages.
The Reception/Shop is staffed 9am - 5pm daily
and out-of-hours a member of staff can be
reached by our Free Phone system (located in a
yellow box outside reception). If you are due to
arrive after 5pm please contact the site so that
we can explain your arrival process, and how to
get in touch with us out-of-hours.
There may not be a need to get out of your car
until we get you to your accommodation, so
please contact us if this would be helpful to you
and we will try to assist in anyway we can.
RECEPTION
The reception is housed in a Park Home next to
the touring field which can be accessed via a
wooden ramp with hand rail to one side. This is a
width of 1.18m (46.5”) and 4.3m (169”) in length
with landing and a left turn 1.2m (48”) x 2.5m
(98.5”) then a flat wooden walk way of 5.0m (197”)
to a door 0.72m (28.5”) wide with a step of 27mm
(1”). The handle is 1.06m (41.5”) from the floor.
The reception desk provides a low level counter
with ample space for a wheelchair or pushchair.
Seating can be provided inside reception if
required. The flooring is wood effect vinyl. There is
no background music. Lighting is provided with
fluorescent tubing and evenly lit throughout. A
hearing loop system is in place. We can provide a
magnifying glass, clip board, easy hold pen etc. if
required.
We allocate pitches before arrival, so please state
if you have any specific needs e.g. close to
facilities etc. We personally take people to their
accommodation with special arrangements made
if arrival is after 18:00hrs.
TOURING FACILITIES
The touring field has 30 hardstanding pitches large
enough for a caravan and awning. If no awning is
required then there is room for a car either alongside
the unit or in front depending on the length of unit,
otherwise the car may be parked alongside on the
grassed area. Assistance with pitching is offered
subject to staff availability.
Each pitch has a water point, TV reception point
(15m cables available from reception), grey waste
disposal drain, and electrical hook up point. The
Park features low level lighting throughout, but
due to our dark sky policy, torches may be
required. The chemical disposal point is provided
within its own building door width 0.74m (29”).
Bins of 1100 litres (top loading type) are located in
a compound next to the toilet block and the
furthest pitch is 110m (361ft) from the compound.
Please ask at reception for assistance if required.
Recycling bins are also the 1100 litre top loading
type. The closest pitch to the facilities is 25m
(98ft) away.
We have 4 wooden Glamping Pods allocated at
the top of the Park. Glamping Pods are sturdy
wooden camping huts which sleep up to four
people (please discuss with staff when booking as
to ease of accessibility). They are comfortably
equipped with foam mattresses 46cm (18.1”) which
make up 1 fixed double bed enclosed on three
edges and 1 sofa bed. Each Glamping Pod is
provided with lighting and heating (panel heater
attached to the wall).
Our Glamping Pods have en suite shower and
toilet rooms with shower enclosures, but no grip
handles etc. The nearest accessible toilet/shower
is in the main facility building next to reception.
Each Glamping Pod is provided with wooden
decking, two have a step up of 80mm (3.14”) and
the other two have 3 steps of 120mm (4.72”)
each.
The entrance to each Glamping Pod is through a
door 59cm wide with a double door that can open
to 1.17m (46”), with a step threshold lip of 8cm.
They come supplied with a kitchenette -
worktop height for hob and sink etc. is 0.94m
(37”). Flooring throughout is vinyl flooring.
SELF-CATERINGGLAMPING PODS
LAUNDRY
Within the facility building is one accessible/family
room and laundry washing up room both accessed
via a ramp 3.6m (141”) long 1.150m (45.5”) wide.
The door into the accessible/family room is 1m
(39.3”) wide with a small wedge. It is fitted with
appropriate grab rails, tiled throughout and non-
slip tiled floor well-lit with fluorescent tubes, two
low level sinks, low level hair dryer and an alarm
system installed for emergency assistance.
The accessible/family room is accessed via a
coded locking system - the code is available on
request. All public areas have emergency lighting.
The main facility building is separated into 1 male, 1
female shower/toilet block each accessed via a
0.77m (30.3”) wide clear step 0.175m (6.88”) high
for the male and 0.135m (5.31”) for the female.
Each block has 2 strip cubicles with toilet and
hand basin, 3 separate toilet cubicles, 3 separate
spacious shower rooms with tiled non slip floors a
fixed seat and sink along with a bank of 4 sinks set
into a worktop of 0.85m (33.5”) in height.
There are two free to use hairdryers and hand
dryers with soap and hand lotion. Our facility
building is heated. The flooring in the toilets can
be slippery when wet. The male block is on the
front of the building and the female block is
located around the back.
We have accessible /family shower room with
toilet in the main facility building and also housed
within the Mansion House is an accessible toilet
available during opening hours via a ramp and
RADAR key operated door.
TOILET & WASHING FACILITIES
MANSION AND CONFERENCE FACILITY
The Mansion houses a licensed bar/coffee lounge
split into two rooms and is 270m away from the
reception building. There is parking outside the
main door which is entered via 4 steps of
sandstone construction width of 1.3m. Each step is
a slightly different height.
The main entrance doors are 0.61m (24”) each and
can be opened to 1.24m (48.8”) width with a knob
handle at 0.9m (35.4”) from floor and then straight
ahead are a set of double doors with a width of
0.67m (26”) each side and 1.340m (52”) total.
The ground floor of the Mansion has level access throughout. Tables are usually well spaced out with a clear
height from the floor of 0.6m (24”), with a mixture of upright chairs with or without arms. Lighting in all areas is
natural light and fluorescent tubes along with wall lights. Candles are sometimes lit on the tables. Service is
usually at the bar, but drinks can be served at the table on request.
The two lounge rooms and middle section can be accessed via double doors - opening of one side 0.63m
(25”) and 1.260m (50”) total. There is a single door which leads straight into the main bar from the foyer
0.92m (36.2”) wide. Background music is used to create a calm atmosphere and once a month we have
our Music in the Mansion nights and quiz nights. The Mansion is split into three sections, one of which can
be hired out for small functions seating up to 50 people. There is room for wheelchair and pushchair
access as the tables are not fixed.
Accessible access via a RADAR Key operated
door during bar opening hours. The ramp has a
handrail and is 1.2m wide with an incline of 8m
in length and width 1.2m reaching a landing of
1.2m x 1.5m. The door is 0.87m (34.2”) with D
handle and Radar key lock.
The flooring is short pile carpet, carpet tiles and
vinyl. There is an accessible toilet inside the
Mansion with appropriate grab rails and low level
hook, shelf and sink with baby changing facility.
Fluorescent lighting and vinyl flooring. The door
measures 0.96m (38”).
LAUNDERETTE
There is parking outside the laundry/washing up
room which is situated at the main facility building
alongside the accessible/family room. The access
to this is via a ramp. The laundry has level access
with a door 1.0m wide with washing up sinks at
0.74m (29”) clear under the sink and 0.94m (37”)
to worktop top. The washing machine is a top
loader and is coin operated. The tumble dryer is
front loader and is coin operated.
There is a shop in the reception building where
you can purchase a basic range of household
goods, local free range eggs, bacon, sausages
and milk and you can also order newspapers.
This shares the same entrance and parking as
the reception. (See Reception section). The
shop is level throughout.
A low level counter is provided. Most items can be
reached from a seated position but assistance is
available. The counter has a hearing loop system
installed and staff have been trained in its use. The
shop is well lit with fluorescent tubes. The flooring
is vinyl
SHOP
GROUNDS & GARDEN
The Park is situated on a hill and so rises from the
entrance via tarmac roads with speed bumps. Low
level lighting illuminates the park at night but due
to our policy on dark sky it may be wise to bring a
torch for night time strolls. The Mansion garden is
mainly grassed with a large gravelled patio area to
the back for sitting out.
The walkway to the gravelled patio area is 1.500m
wide and 9m in length. The patio area can also be
accessed via the back of the Mansion through 2
doors 0.66m each with a knob handle 1.2m from
floor to a platform 2.9m x 2.9m with 5 stone steps
down each side with handrail down from Mansion
wall.
ADDITIONAL INFORMATIONPark management team have undergone Visit
England Disability awareness training and also as
a company invested in training and workshops
through The Accessible Training Company. Dogs
are welcome in all areas except the Toilet/Shower
block (assistance dogs exempt if necessary). A
water bowl is always available outside reception
and inside the Mansion.
Clear signage is used throughout the Park with
pictograms where appropriate - white background
with brown lettering. Internet reception around the
park is very limited; however FREE Wi-Fi is provided
inside the Mansion foyer. We have an area where
mobility scooters can be charged.
The nearest minor injury unit and GP surgery is 6
miles away at Penrith Community Hospital. The
nearest A&E is 20 miles away at Carlisle Infirmary.
The nearest Veterinary practice is 6 miles away in
Penrith. We can offer a list of nearby attractions
and details of their Access Statement for
information, where available.
We are hoping in the next few years to improve our
self-catering options to transform the old farm into
accessible letting property with facilities for those
people with limited mobility and hearing and visual
impairments. We are in the process of creating a
virtual tour of the park which will be loaded onto
the website. Website improvement with one click
option for navigation. Eventually to provide an
accessible walk around the Park. Front loading
washing machine for 2018.
