community!

Clubhouses often are the fi rst, iconic image that visitors and residents see upon entering a neighborhood.

We understand that the aesthetics and function of this building set the tone for the quality your development

will convey to the respective tenant. You will see in the following submittal a number of creative club

house designs in a variety of timeless styles that successfully deliver or convey this fi rst impression. This

ability to understand the market needs and deliver a project that exceeds client expectations is what keeps

our clients coming back time and again. In addition, we have the experience with development of fi tness

facilities of all sizes as well as various amenity spaces that may be desired as part of your program.

We have included a design approach description as requested for how our company typically proceeds with

project development. We assume that this property is fully approved to be developed for its intended use

and that submittal to planning staff with the master site plan, exterior elevations and plan(s) would be the

fi rst step in moving forward with this project. We can create a more detailed design approach description

if invited to submit additional proposal qualifi cations.

FIRM HISTORY AND PROFILE:

NSPJ Architects has built a long-standing tradition of excellence in service and design,

commitment to quality and devotion to create the best lifestyle environments for our clients.

In collaboration our Architects, Interior Designers, and Landscape Architects work together to

create a truly holistic design approach for all types of projects.

The fi rm was founded in June of 1961 by Howard Nearing, AIA and since its inception has

received commissions for more than 5,500 projects including:

The fi rm has, since 1965, been located in the Kansas City metro area, and has been involved

in the tremendous growth that has characterized Kansas City. The fi rm’s founders strongly

believed in the importance of respecting the context of carefully proportioned and richly detailed

architecture and effi cient interior space planning. Whether the project was the remodeling

and addition to a historic existing building or a new construction, we believe exterior design

and detailing should respect the existing structure and properly blend into its neighborhood,

while the interior spaces should most importantly serve our client’s daily needs.

The fi rm has consistently attracted individuals who enthusiastically embrace the fi rm’s design

traditions and its 35 current members collectively bring over 500 years of experience to this

design process. The fi rm’s present staff is comprised of two Co-Presidents (Bill Prelogar

and Rick Jones) leading a team

of thirteen registered architects,

one landscape designer, and

three offi ce administrators.

FIRM PHILOSOPHY:

We are, at heart, designers who love what we do, but we would fail if we ignored the

interpersonal relationships that are the essence of what we do. On a daily basis, we work

with people, both inside and outside our offi ce. At the core of our business practice is a

strong dedication to providing the best possible service on all levels and in every way for

those people. We have learned that to do this you must nurture strong relationships. Doing

DESIGN APPROACH:

Since the fi rm’s inception, it has provided comprehensive architectural design and site planning services on over 5,500 projects, encompassing a diverse range of project types and complexities. The fi rm employs an energetic and creative staff of architects, landscape architects, interior designers, and planners with extensive experience in:

NSPJ applies our experience in a wide variety of new construction projects and developments, as well as in additions and remodels of existing projects.

We are particularly proud of the number of clients who have not only referred us to other clients but also have returned to us for additional projects.

The fi rm is a collaborative design studio oriented organization and has been proud of its success in designing structures in all Architectural styles, from the most detailed classical designs, to the refi ned simplicities of contemporary Architecture. While being design conscious we also focus on solving the problems of function, providing for ease of operation, conservation of energy and resources and utilizing low maintenance materials.

Our philosophy is to provide the highest quality construction documents on any type of project we do. This standard is built on a long history of luxury custom residential work whose discerning clients expect a highly developed and thorough design. Each set of drawings must meet the elevated expectations that the content be detailed, comprehensive and intelligible. When developing the construction documents we ask the question “what information is needed to build this project effi ciently and effectively?” We have a designated QA/QC architect, with over 40 years of experience, who reviews all projects for integrity prior to release. Our construction documents are highly regarded by contractors and sub-contractors on their completeness. This process results in projects with a low percentage of fi eld change orders and a greater ease of construction.

NSPJ prides itself on the fl exibility to successfully work in Urban environments as well as New Suburban developments. Through adaptive reuse of our city’s historic infrastructure, we revel in the preservation and enhancement of the inner city fabric. Our development in urban environments sensitivity integrate themselves into the neighborhoods for a cohesive, welcoming appearance and feel.

NSPJ has designed buildings using all types of construction in both traditional and innovative uses, including: wood frame; brick, block and steel; poured and precast concrete. The fi rm has maintained a general practice of architecture and believes it can better approach a client’s needs by having a broad range of experience in many building types, construction methods and practices leading to innovative solutions to each client’s unique circumstances. We are proud of our past experience and look forward to using that experience to develop new ways of exceeding our clients’ needs.

QUALITY ASSURANCE:

Detailed design drawings along with the completeness and accuracy of our schematic design

and fi nal construction documents are a hallmark of NSPJ’s performance on projects. Along

with friendly and knowledgeable personalities, our level of detail is second to none. With

multiple eyes combing the design drawings for various pieces of information, we fi nd that the

team members take a great deal of pride in ownership of their respective work. The fi nal

coordination of the construction documents is completed by our “Quality Control” department.

This is a vital last step in our production process that allows an individual with over 40 years

of masterful construction document, code interpretation and specifi cation writing experience

to review the project with a set of eyes that are separate from the team noted herein. This

makes for a successful product to release to Cities, bidders and the owners whom can take

confi dence in the fact that the project has been completed with the highest degree of skill

and care. From there, during Construction Administration we will pro-actively act on the

owners behalf to protect their interests and provide the project scope in full that the client has

contracted for. Shop drawings, pay applications, conversations with the General Contractors,

etc. will all be handled in an expedient manner and be a priority for our staff to complete. At

project closet out, as-built drawing information will be well organized and turned over to the

client for future record and reference.
