Hi, I hope that youhave all had a greatsummer and willhave a chance totake a well earnedrest.

But as you know, there is no rest for

the wicked. No sooner does the parkquieten down a bit, than you have to startthinking about next season and the changesand upgrades that you want to get finishedover the winter. So in this issue we coversome park improvements including newideas, new companiesand new products that you might find useful.

However, before we think about next seasonwe have to make sure that that we getthrough the winter safely. It may seem along time ago that half the country wasunder water and we were moving fallen treesand repairing damaged buildings, but theweather is on the turn and forecaster arepredicting rain and high winds as the trendfor the next few months.

To help you prepare we have a couple ofgreat articles about what you can andshould be doing in preparation for the winter.A good assessment of your park and plan ofaction should the worst happen is a greatstart. It also makes sense to get in touchwith your insurance company and work withthem now rather than wait until you ringthem to make a claim. It’s not something wereally want to think about but as weatherconditions seem to get more extreme itmakes a lot of sense to prepare properly.

Hope you enjoy this issue and I look forwardto speaking with you or seeing you at theshows coming up over the next few months. All the best Nina

If there is one singlerecreational facility thata customer consistently

looks for in a holiday park itis a swimming pool.Invariably it is the focus foractivities and the fun andsense of well being they offeris what holidays are made of.As competition amongstholiday parks increases it isessential to stay ahead of thegame and keep abreast ofdevelopments in the waterleisure world. Which is whythe SPATEX Expo hasestablished itself as a hotattraction for the holidaypark owner and operator.

Unique showcaseEntering its 19th year and with well overa hundred exhibitors, SPATEX playshost to the UK’s largest annual displayof wet leisure equipment. If it’s not at

SPATEX, it’s not worth seeing! For 2015, the Exhibition is expandinginto halls one and two of Coventry’sRicoh Arena Jaguar Exhibition Hall sothere will be even more to see! Companies such as Golden Coast willbe launching a stunning new Tylö SteamRoom called the Panacea. Also taking astand, is Certikin International, the UK’slargest supplier and manufacturer ofwet leisure equipment.‘Playing with water is a vital part of achild’s development,’ says Certikin’sCommercial Manager, Steve Nelson.‘Although the primary aim of our playfeature equipment is to allow kids tohave fun in a safe environment it allowsthem, at the same time, to learn throughplay.’ Slides and play structures, in theshape of mermaids, giant taps andpirate ships, are just some of the funplay features that Certikin has to offer. All the interactive features are very easyto install. There’s no need for additionalplumbing because most of the waterfeatures have built-in mechanical handpumps that children operate manually.

Reduce your costsAlthough the dividends are rich, themaintenance of a water leisure facilitycan be a major expense. A visit toSPATEX will show you all the latestinnovations in sustainable energy andgood housekeeping. The pool industry is currently workinghard on green issues and great stridesare being made in renewabletechnology. Heat pumps have been anaccepted technology for well over 20years and new generation heat pumps, saving even more energy, are beingdeveloped all the time. TheGovernment's target of 15 percent ofenergy to be derived from re-newablesby 2020 assumes significant growth inthe use of supporting technologies inorder to meet this commitment.

Aside from heat pumps anddehumidifiers, there are other ways toreduce energy consumption such asheat retention covers, enclosures, watercirculating pumps, chemical dosingsystems – all of which have seen hugeenergy saving advances in the last fewyears.

…and attend SPATEX 2015 (Sunday February 1st to Tuesday 3rd) atCoventry’s Ricoh Arena. As the UK’s leading pool, spa and saunaExhibition it’s a must attend event for any holiday park which isplanning on adding, or currently has, wet leisure facilities.

Get ahead of thecompetition…

Make the Green Choice with EtesiaEtesia UK is pleased toannounce the appointmentof Green Choice Limited, based in Bury St. Edmunds,Suffolk, as their exclusiverobotic mower dealer forEast Anglia. The company will supply, service and install thecomplete range of ETMowerrobotic mowers as well asother Etesia models from theGreen Technology™ range.

Green Choice believes there is a ‘technology revolution’ underway ingrounds care machinery and this new partnership underlines the company’seco-friendly philosophy. Using lithium-ion batteries, the ETmower; a rangeof three robotic mowers that can maintain areas up to 20,000m², is a non-polluting alternative to the typical petrol or diesel powered mower.Robot mowers reduce the cost of grass maintenance considerably, not onlyin terms of labour and maintenance costs, but also by cutting energy billsand maintenance costs.

“Green is the future – it’s quiet, it’s safe, has low or nil emissions and ofcourse it’s much more cost-effective which is why we first started looking atthe range of Etesia robot mowers. If you look at it, the figures do stack up.So from a commercial point of view, if it stacks up for us then it stacks upfor everyone else and of course with the environmental benefits and noisebenefits – it makes perfect sense,” said John McCallum, Director of Green Choice.

Mulch mowing is 100% natural as it does away with the need to gather up,store and dispose of the grass clippings. It also fertilises the soil, helps thegrass stand up to drought conditions and because the ETMower can makefor an easier life for many groundscare professionals, John insists that it canenable them to concentrate on other areas of their work.

“It’s just another great tool for any groundsman to use. It’s not to replacethem; in fact the robot mower allows them to get on with all the importanttasks such as soil analysis and scarification. You can leave more of the hardwork, so to speak, to the machine!” he said.

John believes that their market will predominantly be sports grounds, organisations like the National Trust, schools, hospitals, and large domesticproperties and although the robot mower is new to Green Choice, thegrounds maintenance specialists have built up a good working relationshipwith Etesia over recent years.

“We have been using Etesia machines for the last two or three years andwe’ve had a great service from them. The back-up we receive is really goodand we just like their style. We can trust them, we can work with them andso we thought that if we are going to partner with someone in the UK thenwe want to partner with someone we trust.”For further information visit www.etesia.co.uk.

Looking to attract more families? Awell-designed play area featuringhigh-quality equipment will deliver

great value for years to come.

Play areas are designed for parks of all shapes and sizeswith budgets to match. So whether you’re looking to createa brand new play area from scratch, update an existing playarea or replace play equipment that has reached the end ofits natural life, the Association of Play Industries (API) ishere to help. API members are the UK‘s leadingmanufacturers, installers, designers and distributors ofoutdoor and indoor play equipment and safety surfacing. They operate to the highest standards, abide by a strictProfessional Code of Conduct, and are credit-checked andmonitored regularly for financial stability and security.

Wherever you see the API ‘current member’ badge, you canexpect expert advice, high-quality play equipment and highstandards, based on many years’ experience working withholiday and caravan park operators across the UK. APImember companies work closely with clients to providerecommendations on design, equipment, materials andsafety surfacing that meet a brief and budget, and willexplain inspection, maintenance and repair, which isessential for any play area.

According to the API, key considerations to bear in mindwhen planning a play area are:

Capacity: the number of children likely to be playing in a play areaat any one time is key. Play equipment standards are based onminimum user numbers rather than a large number of childrenplaying at the same time, so the design of your play area should bebased on peak, high-season numbers. There is no set formula forthis but an API member will factor this into the design.

Surfacing: safety surfacing absorbs impact, protecting childrenagainst critical head injury if they fall while playing. API membersadvise on the best surfacing options. Location: consider the safety and accessibility of the proposed sitefor your play area. Think about how children will get to it andconsider any traffic hazards, busy thoroughfares, blind spots, deepor lying water and overhead cables. Use fencing only if required forsafety reasons, for instance, asadditional security for a toddler playarea.

Comfort: plan to create acomfortable experience for childrenand families. Remember to includeseating or picnic facilities, shade andshelter, and litter bins.

Age-appropriate: make your playarea as appealing as possible byproviding a range of equipment toattract different age ranges.Separate toddler play areas fromolder children’s equipment tominimise the risk of accidents.

Risk: risk assessments needn’t restrict children’s enjoyment soconsider installing equipment that provides a real sense ofadventure.. Children enjoy a degree of risk when playing andactively benefit from it, so provide some challenging playequipment for added excitement and fun.

Before opening any new play area to the public, the APIrecommends that a Post-Installation Inspection takes place. This is undertaken by a registered, certificated Register ofPlay Inspectors International (RPII) inspector and iscommissioned by the play company or park operator.

Once this Inspection is completed and satisfactory, responsibility for safety passes to the park operator to put inplace an inspection regime, as set out in BS EN 1176, thestandard for play equipment. According to the RPII, bestpractice is to adopt a three-tier inspection regimeincorporating RPII training for staff which covers:

1. Routine visual inspectionObservation of the play space by a trained staff member looking forobvious hazards like missing or broken parts, broken glass orvandalism. This should take place weekly in low season and dailyin high season.

2. Operational inspectionA more detailed structural examination of wear, tear and stability ofequipment by a trained staff member. This should take place everythree months in low season and once a month in high season.

3. Annual main inspectionAn annual inspection by a qualified external RPII annual outdoorinspector to ensure compliance with standards and overall safety.

A well-designed, well-maintained, fun play area with topquality equipment will ensure that families return to yourholiday or caravan park time after time. So for peace ofmind, choose a respected, trustworthy API membercompany.

With increasing numbers of tourists looking to choose a UKbased holiday, sites with a clearly targeted strategy of bothpromotion and investment in facilities are set to benefit, so it’skey to understand the wants and needs of the customer base.

Customers expect to find a similar standard of facilities on thesite, as they’d have in their own home (if not better in manycases), and this includes the laundry facilities. Despite thefact your guests are there to 'get away from it all', many willstill need to do their holiday laundry. For families that make upa large percentage of the staycation market, good laundryfacilities are a must, as dirty laundry can quickly mount up,especially with exciting days spent exploring the great (andoften mucky) outdoors!

Providing easy to use, clean and attractive guest launderettefacilities can be beneficial in a number of ways, not leastbecause it can provide you with an additional source ofrevenue generation. Stackable washers and dryers enableyou to put both a washer and dryer in a single machinesfootprint, so you may be surprised at how many machinesyou can fit into a relatively small space, maximising both yourspace and revenue generation.

PHS Laundryserv, are one of the UK’s leading providers ofcommercial laundry equipment, and provide numerousholiday sites from Scotland to Cornwall with easy to use,

reliable washers and dryers backed up with a five star service.

Victoria Davies, PHS Laundryserv Marketing Manager, explains “We provide a range of launderette options that areideal for holiday parks – from coin operated machines tocashless laundry facilities that use tokens or smartcards.” “Unfortunately an all too common problem with coin operatedlaunderettes is that they can become a magnet for theftrelated vandalism, especially as they are often located in non-staffed, fairly out of the way areas. To overcome this, PHSLaundryserv provide a Smart Laundry System which removesthe potential for theft by providing user financed washers anddryers, but without the need for money to collect in unsecureareas.”

“The system utilises smart cards and non-laundry located paystations and wireless technology. Customers purchase (or areprovided with) a laundry card of which there are a number ofoptions including reusable or disposable cards or fobs, whichare then credited using a pay station. This can be locatedanywhere on site which is both accessible and secure, forexample the site reception or shop, so removing the need formoney to collect in the machines in the launderette. To usethe launderette facilities, users simply scan their card at smartstations in the laundry, which debits the card and starts thelaundry equipment.”

A Money Spinning Solutionfor Guests Dirty Laundry

The waterless urinal isone of those rareproducts that save

money and time whileconserving natural resources.

Firstly, there is no flushing mechanism. This reduces the purchase price andalso makes them cheaper to install.Secondly, no water means you save100% in water charges and enjoyreduced sewage charges – both ofwhich are on the rise. Thirdly, maintenance for a Relcross Waterlessurinal amounts to periodic changing ofthe touch free waterless urinal cartridge

and the same standard clean upassociated with traditional urinals. Noflush means no stuck or broken valvesand since no hard water runs throughthe sewage lines they remain free ofcalcification.

There are hygiene benefits too. Withoutflushing water, there are no bacteriaspreading flush plumes. This meansthat the area around waterless urinalsand the entire washroom is cleaner andmore hygienic.

Finally Relcross waterless urinals alsoreduce washroom odours by lockingurine into the waterless patented urinal

cartridge. The cartridge's airtight sealcombined with the liquid sealant isestimated to be 500-times moreeffective than conventional P-traps.

It’s hard to see why anyone would planto install a system that requires a mainswater feed and waste drain, withflushing mechanisms and controls justto use vast quantities of water that hasto be paid for, when you can use asystem that costs less to buy, onlyneeds a waste drain and uses no waterat all!

This year we have beentreated to an exceptionalweather run, with in effect

three Springs – with dry spellsinterspersed with periods of wetweather. The result has beenexceptional growing conditions –not only for grass but also, unfortunately, for weeds.

As Local Authority budgets have beenslashed, weed control budgets have been atarget for cuts as it is often viewed as non-essential. However, the strong growth ofweeds such as buddleia may eventually leadto even more costly damage to infrastructure.

This year has put good weed control intosharp perspective and underlined the needfor targeted pesticide applications as thepreferred method to keep our country's hardsurfaces in good condition and save largeexpenses in repairs to infrastructure.

Park operators must be careful not to miss thewindow for treating Japanese Knotweed, as itseems to be shutting down early. Anyknotweed that requires treatment should beundertaken in the next couple of weeks, before the onset of winter frosts.

There is bound to be a period of wet weathersoon and this will bring the worm populationto the top of our playing surfaces. What willremain unseen is the leatherjacket populationthat has undoubtedly been growingexponentially year on year.

All the Complete Weed Control franchiseesare able to undertake the above applicationsat a reasonable cost, taking all the Health andSafety worries away from customers. Allempty containers would be taken away and arecord of application left with clients.

With 44% oftravellersresearching and

booking using a mobile (and49% of people with 2children) using tablets ormobiles, your park needs tobe easy to book on a smallscreen. This should be thetop action you should take tohelp your park get morebookings.

So how can you make sure you meetyour customer needs, and of course, your own at the same time.

The answer is in two parts, your websiteand your booking system.

“Just making your websitemobile enabled is notenough”

It is important that you change yourwebsite to be mobile friendly and this isbest done using a responsive designso that it is able to display properly on arange of screen sizes. Don’tunderestimate how important this isand remember almost half of youraudience is using a mobile or tablet.

YOUR ONLINE BOOKINGSYSTEM MUST BERESPONSIVE AND FAST

Your online booking engine must beresponsive, so the booking can becompleted easily and quickly. Soassuming you are on-board with this, the next point to consider is what theconsumer is looking for. Things havechanged in recent times with peoplelooking for deals first, then choosing thetype of accommodation. An example ofthis is a ‘weekend saver break’ (thedeal) followed by the the type ofaccommodation, standard or superior/large or small (the accommodation). When you think about it, this makes

sense, as people are thinking(searching) for a ‘weekend break’ notfor a ‘double room’. Booking enginesthat can present deals, rather thanrooms/pitches only, make it easier forpeople to find what they want. A reallyimpressive example of this conceptimplemented in a hotel chain can beseen at www.heritagehotels.co.nz, justexplore the booking process on theirsite.

A booking engine shouldhave good promotionscapability.

Booking engines are oftenmisunderstood when it comes to thedifference a good one can make. Theability to use promotional codes, set upconditions around promotions, andfeature ‘Hot Deals’ really means youcan increase bookings. Add to thissome clever use of packages and youcan now promote your different roomsbased on deals not just on a singleprice or room type. Connections toTripAdvisor and FaceBook are essentialof course.

Channel Management If you were a hotel you would alreadybe familiar with this term. Channels areroutes you use to sell your park. Yourwebsite is a channel, a travel agent is achannel, PitchUp, Booking.com arechannels.

A successful marketing strategy will useseveral routes/channels but by having

THE NO. 1 STRATEGY FORIMPROVING YOUR PARKSBOOKINGS

several, it means you have to manageavailability and rates across them.Done manually this is almostimpossible to do efficiently and to getthe best result.

Typically parks will allocatelodges/pitches to a channel, but thenwhat happens is the successfulchannel use their allocation and havezero availability, yet there are unsoldlodges/pitches in other channels. Sosales are lost until you manuallyintervene to reallocate.

A channel manager is software servicethat does this for you saving you timeand ensuring that as bookings come in,say from your website, availability isadjusted automatically in the otherchannels.

If you need to change rates then youmake the change in the channelmanager and this is automaticallyupdated to the connected channels.Historically parks have not had anychannels that can be managed in thisway but this is changing with theworld’s biggest channel Booking.comnow taking on parks with lodges,

chalets, statics andpods. PitchUp toogenerate a lot ofbookings for parks. As a final thought inthis article I shouldmention paymentprocessing. Thetrend is for real timeonline payment – it’show the internetgenerally works andhow people expect topay. It improves yourcash flow as well asreducing the time tomanual processpayments. Ofcourse youshould only usea bookingengine andchannelmanagerthat isPCIcertified – if doesn’t have a certificatethen walk away from it.

Page 30: November Issue of Holiday Parks Management Issue 16

There is a buzz in the air about thepark reception. It is a changing andchallenging environment. ‘Reception’

is no longer solely a physical space, it hasstepped into the realms of the virtual. A parknow begins to receive its guests long beforethey physically walk through its doors.

At Anytime Booking we work with many parks around the UKto streamline the check-in process; the diversity of receptionfacilities is fascinating. From offering innovative welcomepacks, to uber-cool tent tags and basic self check-insystems (we’ve seen a piece of paper pegged to thegatepost with a highlighter pen!), there are so many differentapproaches to receiving guests.

Stepping outside of the physical reception space,‘Reception’ also comes to mean the feelings instilled in yourguests when they find your website or listing; theinvolvement they have when they make their booking; thecontinuous communication they’ll have before they arrive. They like to feel the welcome, the warmth and the supportfrom the start.

We would love to hear about your reception! ‘The Reception’is also a hot topic at our Anytime BookingConference on Thursday 5th February2015. There are still delegate spaces forour free one-day event.

honoured in the2014 CornwallTourism Awardssays it will use thepublicity to helpspread awarenessof its free holidaysscheme for needyfamilies.

Mother Ivey's Bay HolidayPark, which scooped aSilver accolade in theNovember awards, hopesto encourage otherholiday parks in the UK toadopt its charity project.

This year, businessowner Patrick Langmaidoffered free week-longstays in luxury caravanholiday homes to 14families identified bysupporting charities.

It was the second year forthe scheme which wasstarted in 2013 with thehelp of TV presenter FernBritton who visited MotherIvey's Bay to help with itslaunch.

Patrick pledged to giveaway a week's holiday toa needy family for everyhundred bookings hispark takes, and says hehas been delighted at theresponse.

Now he hopes that hisinitiative will also beadopted by others amongthe UK's 3000-plus parksas part of a national effortto provide holidays tofamilies in crisis.

Mother Ivey's provides230 caravan holidayhomes, both privatelyowned and for hire, plus120 pitches for touringguests, and a field whichopens in summer forcampers.

how to get preparedWho can forget the images of the floods at thebeginning of this year? Villages stranded from the restof the country, livestock being moved to safety andlivelihoods and homes wrecked.

Risk assessment

Get a flood plan

Every park should have a flood plan that is known to all members of staff. This will outline the action that everyone will take if a flood situation should arise. There shouldbe a trigger point at which time the flood plan is put into operation. Ensure that the

park has some alarm equipment such as a bell, siren, or megaphones, instructions on how tooperate it should be available and known to staff.

Once you have completed your flood plan, the next step is to test it with staff. Carry out a simulated flooding event. This willtest if communication links are set up andtelephone numbers are correct. You could carryout this test when the site is closed to visitors.

*Data is from 2009 Quarter 4 of the Environment Agency’s National Flood RiskAssessment (NaFRA).

Protecting your propertyThe British Holiday & Homes Parks Association (BH&HPA) and National Caravan Council (NCC) have published ‘Guidelines of good practicefor the transportation, movement, siting, de-siting and commissioning of single unit caravan holiday homes’. The guidelines provideessential advice for owners of caravans and holiday homes to help minimise damage. You can email [email protected] to obtain a copyof the guide.

Practical ways of minimising the impacts of flooding include raising static caravans usingaxle stands to a level of about half a meter above ground level. This will reduce the risk offloodwater reaching the underside of the floor. If floodwater reaches floor level or above, many insurance companies will not allow the caravan to be reoccupied and it will need tobe replaced.

Other considerations should include anchors or tethering as some caravans can float awayin just two feet of water. It may also be practical to fit flotation devices to static caravans. The devices are attached to the bottom of the caravans and, once inflated, allow thecaravan to be lifted during flooding and lowered as flood waters subside.
