But if you look closely, the news isn't all that bad. Recently gathered figures of home sales in the Bonita Springs and Estero area show 90% of the homes sold in the last year turned a profit. So why is it that the news continues to be so harsh when it comes to home prices and the real estate market? "It's all in how you look at it", says Michael Burke, a Realtor with John R. Wood Realtors. "If you bought your home in the last 12 months, selling right now is probably not the best idea. But if you purchased your home 5 years ago, your chances of turning a profit are very good. Unfortunately that's not something you hear in the news." Analysts across the board say home prices are beginning to stabilize across the country after a surging boom that increased some homes by more than 40% a year. Experts say it's important for sellers and buyers to understand that housing prices aren't dropping, they're returning back to normal. Another piece of good news for both Realtors and home sellers is the number of buyers still interested in Florida. Statistics show the demand for Florida real estate is still high, with more than 30,000 new residents moving to the Sunshine State every year. "Florida remains one of the top destinations for people to relocate to, and that's never changed, even in the current housing market" says Burke. "Buyers are sitting in the wings waiting to feel comfortable about the market again. For some that's right now. For others it may take months or even a year, but the bottom line is they're here. According to the National Association of Realtors (NAR), vacation home sales are on the rise and getting stronger. In the last year sales of vacation homes rose 4.7% to a record 1.07 million sales. Whether you're shopping around for a place to warm up in the winter, or you're looking to sell one, this upswing in the market is good news in a time of real estate concern. "The average vacation home buyer is looking to hold on to their property for approximately 10 years. That's good news for the growth potential of the property's value and good news for the economy", says Michael Burke of John R. Wood Realtors. So what are the steps in making a wise second home purchase? Experts say the first thing you should do is go on vacation! It's an assignment few would say no to, but Realtors say vacation homebuyers should visit the area they're considering a few times before purchasing a residence. "There's a big difference between visiting and living somewhere. Check out the area, the culture, and the weather and make sure it's something you can live with in the long term", says Burke. "If you find this truly is a 'home away from home', then move forward." Economists say although the average American vacation is getting shorter, travelers are taking more of them throughout the year. It's this more frequent jaunt from home that gives the already rising vacation home market the potential to soar.
