Building R4 Modernization

Austin provided planning, architectural design, engineering and construction document

preparation for the renovation of a 120,000 SF two-story general office building on the

110-acre Space Park Campus in Redondo Beach, California. The design challenge

presented by the R4 building was in opening up the maze of enclosed offices. Austin’s

solution completely striped the interior space down to its core elements. In doing so, the

building broke down logically into four quadrants, separated by central elevator and

restroom cores.

Neighborhoods of open office workstations stretch across the building where enclosed

offices once stood. This new openness allows for enhanced interaction between

employees and greater density of workers without sacrificing comfort. Each quadrant

has a “park” – a partially walled-off area where a casual conversation can transform into

a brainstorming session without disturbing others in nearby cubicles.

At the intersection of the four quadrants, a connection center allows employees to

unwind in a circular collaborative environment with flat-screen televisions along the

walls and Wi-Fi. In support of this major renovation and in response to aging and at-

capacity systems, a significant, integrated upgrade and modernization to lighting,

power, IT, security, life-safety, and HVAC systems was implemented.

ES1 Relocation to Building R10

Austin provided design and engineering services to NGAS for the relocation of select

operations (offices and labs) from Building ES-1 in El Segundo to Building R10 in

Redondo Beach of the Space Park campus. The project included premising of areas to

SAP/SAR Standards.

Perimeter walls were constructed full height with STC 45 sound rating. Primary entry

doors to SAP/SAR areas were STC 45 rated security doors with X-09 spin dial security

hardware. Card readers, keypads, door contacts, and motion sensors were also provided

and integrated with the alarm system.

Existing utilities (pipes, conduit, cable, and HVAC ducts) that traversed that area were

relocated to eliminate any from passing through the area.

HVAC ducts over 96-square inches in section that entered the secured area were

protected with security bars and provided with inspection ports on the secured side.

Each air transfer opening in the secured perimeter was fitted with a sound boot.

Communication and Server Rooms were served by a split-system air conditioning unit.

Larger Server Rooms and Laboratories were provided with computer room-type air

conditioners with direct expansion cooling and electric re-heating.

The project was implemented using a fast-track design-build approach with an overall

management plan that achieved on-time completion.

Building R2 Consolidation

Austin provided building-wide planning for maximum utilization of Building R2 in

Redondo Beach. Studies included compliance with new building codes, incorporation of

specific requirements for a classified business unit, secure filing heavy floor loading

limitations, and pursuit of other issues as directed.

Some areas in the building are secure areas, which are constructed according to U.S.

Government Sensitive Compartmented Information Facility (SCIF) Standards. The SCIF

accommodates three different operations and is compartmented for each operation.

Austin prepared complete construction documentation for the development of a

presentation center, lobby upgrade, premises for Security, Lounge, and food preparation

– a 6,500 SF area.

ES1 2nd Floor Remodel – Special Access Requirement (SAR)

The ES1 SAR (Special Access Requirement) project involved the design of reception

space, offices, conference rooms and a TDR (Telephone Data Room) within an existing

80,000 SF floor envelope.

The key component of the project involved Austin’s teaming with NGAS facilities and IT

personnel for converting a non-classified office floor level into a secured classified area.

This effort included the specification of full-height STC 45 partitions, security devices,

access hardware, HVAC man-bars, and sound masking to define SAR areas.

In addition, the program included the design of a new classified fiber-optic network

distribution system. The system’s design included a series of new ceiling-mounted cable

trays and dedicated conduits to serve as fiber-optic pathways for the project. In further

support of the telecommunications plans, a fiber-optic cable matrix was developed as a

tool to assist in the installation of the system.

Technical Presentation Event Center

Austin provided programming, space planning and architectural design services for

Northrop Grumman Corporation’s new Technical Presentation Event Center at Space

Park in Redondo Beach, California.
