Hello and welcome to this new edition of the Property Advertiser, North Yorkshire’s latest and exciting publication which is all about property! If you are looking for a property to buy or rent, or have one to sell or rent out, or have home improvements in

mind, then I am sure you will fi nd the following pages useful. As well as adverts from estate agents, house builders, tradesman and other companies with a passion for improving your home and garden, you will fi nd editorials full of handy tips and ideas.

The Property Advertiser was launched a few months ago, and has proved very popular. Our main method of distribution has been in selected leading supermarkets in the area, and the number of copies picked up by customers has far exceeded our expectations and national averages. Using this self-select method in supermarkets, we are not only reaching local residents, but also the many visitors to our area from far and wide, interested in moving to the area, buying a second home or investing in holiday accommodation. The success of our fi rst issues has led us to continue our print run of 10,000 copies for this issue and we continue to review our distribution network to ensure that we reach the maximum numberof readers.

I thoroughly enjoy visiting all of our advertisers and helping them to create adverts which are going to attract your interest. An issue that is continually being raised is that there are not enough rental properties in the area. lettings companies want to manage more properties, they have lists of potential tenants, vetted and waiting to move in but there are not enough properties to go round so if you are considering buying a second home to let out on a long term basis I would give some of our advertisers a ring as they would be keen to hear from you.

It has also been fantastic to see businesses expanding this month, if you are in Guisborough or in need of a new bed pop in and see Priory Flooring and Blinds new Bed Centre as featured on page 4.

If you have any suggestions for how we can improve the Property Advertiser in any way, for example, the types of editorial you would like to see included, or if you would like to write about a topic for a future issue, please do get in touch with me. I am always open to new ideas!

- Is your property lettable?Two-bedroom houses and fl ats are always popular and appeal to the widest range of potential tenants, especially those who are fi nding it tough to get on to the property ladder. Avoid investing in large family homes, which appeal to fewer potential tenantsContact local lettings agents and ask them what type of properties their tenants are looking for

- Consider the location of the propertyConvenience is a useful factor. Being within walking distance of shops, railway stations, the town centre etc. will ensure that your property is high on the list of desirable places to live for tenants.

- Follow this checklist:Inform your insurance company that your property is going to be letEnsure that you have a Buy to Let Mortgage and that you are able to change your existing mortgageInform the council’s environmental health department if you plan on letting a house as Multiple Occupation Make sure all furniture and furnishings comply with the latest fi re regulationsEnsure that all gas appliances and equipment have been serviced by a CORGI-registered engineer and that safety records are kept in a safe placeMake sure that all electrical wiring has been checked and safety approved by a qualifi ed electricianInform your local council tax offi ce and utility suppliers that the property will be let
