It has been brought to our attention that this section reduces the amount of coverage we may carry on each building. We are in the process of re- searching the procedures nec- essary to change these descrip- tions, it will require a vote of the homeowners and we plan to send a ballot describing these changes in the near fu- ture. When you receive your ballot, please return it immedi- ately as instructed. In the in- terim, it is recommended you review your casualty coverage limits. The Annual Meeting was held at the Catawba Is- land Club on Saturday, September 19th. Dinner was served in the Chart Room following the meeting. This year’s meeting marked the offi- cial turnover of the asso- ciation from the devel- oper to the homeowners. Participation for the board member elections were im- pressive with a total of eight running. The four members elected to the Board included Dag, Tom , Larry and Mike. Dag was re-elected for another three year term and further elected as President. Tom will continue on for another 3 year term. Larry will serve a two year term and was elected as Secretary –Treasurer. Mike will serve the board for a two year period. Marion will remain as a board member for one more year. The preparation of the 2010 budget has been finalized by your newly elected Board members. The Board ad- dressed concerns of Home- owners in determining the 2010 Budget. They reviewed the existing expenditures and increased the reserve funding. A preventative building main- tenance program was estab- lished and a tree replacement fund was created. This will increase the monthly dues to $225.00 per month, beginning January 1, 2010. The minimal increase will pro- tect the present beauty of the community and help avoid the necessity of future special as- sessments. Property Management Update A Preventative Building Maintenance program has been created to ensure the longevity of our buildings. Maintenance items will consist of sealing exterior win-dows, doors, roof inspections and tuck pointing mortar joints to minimize water intrusion. An allowance for tree replace-ments has been added to this years budget. Drought conditions the past several years have stressed some trees beyond recovery, thus creating the need for a replacement fund.

Holiday Decorations and Christmas lights are permitted to be placed in the limited common areas and/or on build-ing exteriors provided the decorations do not damage limited common areas, buildings, gutters or siding. They must be removed by January 7, 2010.

Pool Repairs have been completed. The addition of brick coping has been added to the pool edges, correcting the flaking problems of the past.

Extended leave procedures need to be followed in order to protect you and your neighbor’s investment. Turn off the home water valve-not the building main. Turn the water heater gas supply to pilot. Disconnect water hose from garage wa-ter bib-turn off valve inside home. In-spect furnace filter and set temperature to 60 degrees. Lock windows and doors-set garage door opener to lock.

Snow removal is completed at priori-tized levels, full time homeowners first, followed by weekend residents. In the event of a large storm all streets will be cleared first, followed by full-time resi-dents and then the remaining drives for safety. It is imperative all decorative flower pots, figurines etc, be removed and stowed away from the driveway and sidewalk areas. This is to prevent damage to your items and to the snow removal equipment especially following a blustery heavy snowfall. A 48 hour notice of arri-val for weekend residents is requested to insure snow removal from driveway and walkways. Should special concerns arise, please call 419-341-0905.

The Landscape Committee will be meeting late winter to discuss our plant-ings for spring & summer. Please do not hesitate to contact us with any ideas or suggestions for the 2010 season

Verizon telephone directories were recently delivered. Please feel free to obtain a copy. They are located directly inside the Clubhouse.

Clubhouse Rentals are for the private use of the residents. Many dates are still available for the 2010 season, and are granted on a first request basis. A$175.00 refundable deposit and a $75.00 rental fee are required. Reserve for a special occasion including birthday parties, wed-ding and baby showers or meetings.

The next Board Meeting will be held February 20, 2010 at the Clubhouse. All homeowners are welcome to attend.

The grounds crew has done an excellent job preparing for winter. Thanks to Scott and his crew for their hard work and dedication in 2009.

Presidents Corner Neighbors:

Thank you for allowing me the privilege of serving as the first President of Fair-way Villas Homeowners Association. We are quite fortunate to be represented by a very diverse and qualified volunteer board.

My thanks go out to Tom, Tony, and Ron of Sunshine Land Company for what has been a seamless transfer of control of the community to the home-owners. This was also made possible through the professionalism of Ley Property Management.

Now that Fairway Villas is controlled by your board, a few items of protocol need

to be established to enable us to better serve the needs of our community:

Any maintenance concerns on the exte-rior of your home or common areas should be addressed to Ley Property Management, preferably in writing, unless time is a factor.

1. For those of you with homes still covered under warranty, these issues should be submitted in writing to Sun-shine Land Company. Ley Property Management should be copied. 2. Any concerns requiring action of the board should be sent to Ley Property Management or a board member. Keep in mind that verbal communication to a board

member could be forgotten or misinterpreted, no board member individually has the au-thority to act.

3. Homeowners are encouraged to at-tend board meetings. If you wish to ad-dress the board please submit your agenda to Ley Property Management at least one week prior to the scheduled meeting.

Please remember that your board is made up of volunteers and although any of us will always discuss Fairway Villas, happy hour is not the time to resolve our prob-lems.

Thanks to Brenda, Pat, Marilyn and Diane for hosting and assisting with the activities.

Game day winners included the Buckeyes and Marilyn who was the proud recipient of the 50/50 raffle.

The annual Ohio State vs. Michi-gan game was played

on Saturday, November 21st in Ann Arbor. While not everyone could attend the game, the next best party was at the Fairway Villas Clubhouse. Approximately

35 folks gathered in the afternoon to cheer on their favorite team. Needless to say, it was a clubhouse divided.

Scrumptious appetizers, sandwiches, soups and desserts were shared among the guests.

Ohio State vs. Michigan Party

Christmas Cocktail Party Tis the season to Mingle when Christmas Bells Jingle was the theme of our annual Christmas Cocktail Party celebrated Sat-urday, December 12th. It was a very memorable evening for all who were able to attend.

Homeowners provided enticing holiday hors d’ oeuvres and decadent pastries for all to share. Entertainment was provided with a spe-

cial guest appearance from the Port Clin-ton High School Chorus “ A Touch of Class”, directed by Greg Fox. The group instantly illuminated the crowd with a brilliant shine of Christmas spirit. The music included holiday songs from

around the globe. Our thanks to Carol for arranging the High School Chorus. The winner of the 50/50 raffle ticket was Pat.

Social & Golf Committee Updates Temperatures are lowering, and the days are shortening, however our Social schedule is warming up. During this past year, many new Homeowners joined the Fairway Villas family to enjoy the numer-ous 2009 festivities. This is an excellent opportunity to introduce yourself and meet your neighbors

Please join us on January 1st, for our annual New Years Day Brunch. Once again, Dag and Pat will be cooking the traditional pork and sauerkraut.

We will continue to fight off winter’s chill as real cabin fever sets in with a cocktail party to be held Saturday, Febru-ary 20th. This will be followed by a “looking forward to spring party” to be celebrated on Saturday, March 20th. For those of us who endure the long cold winters on Catawba, we remain positive and embrace the intensity of the sun. The adventure of winter sports and

friendships creates a special camaraderie on the snow-covered pristine islands. So, pack up your sleds, travel to the icy shores of Lake Erie and join us for the above parties.

April will bring showers and on a good note the return of our many snowbirds. The Welcome Back Party will be held on Saturday, April 17th, so plan accordingly. Our first annual Kentucky Derby party will be May 1st. Looking to mid-summer, a Caribbean theme party complete with live entertainment is planned for July 17th.

Gratitude is extended to Brent for his time & effort to organize the golf out-ings. Brent is working with the staff at CIC to firm up dates. The 2010 season will focus on three gold tournaments. Dates will be announced in our Spring newsletter. Hopefully the tournament attendance will accelerate this season.

Kodus are extended to Don & Carol for donating the beautiful Christmas tree and decorations displayed in the Clubhouse. Please take a moment out of your busy holiday schedule to view the decked out décor.

Looking back on 2009, Fairway Villas Homeowners were able to attend many social events. I am grateful for the vol-unteers who were so generous of their time to make the parties this past year such a huge success. Again, please do to hesitate to contact me to assist with any of our 2010 social or golf events. Volun-teers are always welcomed!

Finally, to those of us who have lost loved ones this year, I bid you peace and comfort. May we all embrace the New Year in the best of health, hope and prosperity.
