Construction UpdateSt George is currently working on the completion of Countess House, The Lower and Lockside House, which will compromise 239 homes. Since January 2016 we have completed 46 homes in Countess House. We have also delivered eleven homes in the Tower, whose first residents took occupation in July 2016. This year we have opened up the new public spaces across the development, including the Canal Side Park, the first phase of the Canal Side Gardens and the adjacent pedestrian bridge.

Chelsea Creek UpdateMarket Update - by Knight FrankThe area referred to as Chelsea Riverside was until twenty years ago a largely overlooked former industrial area. It spans the area from Lots Road (East of Battersea Bridge) to Chelsea Creek (by Imperial Wharf) and has grown in prominence thanks to the area’s favourable position on the north bank of the Thames and on the edge of prime central London, just a ten minute walk from the King’s Road. The residential sales and lettings market at Chelsea Riverside remains extremely product led, with exceptional interiors and lifestyle attributes driving premium prices. Despite new headwinds, the fundamentals underpinning the housing market remain positive. The demand for housing continues to far outstrip supply, despite a significant pick-up in construction activity.

Giles Barrett, Head of Lettings at Knight Frank Riverside comments that areas like Chelsea can no longer trade on name alone and new schemes like Chelsea Creek provide a first-class product to match the first-class postcode. Furthermore, price growth for Chelsea Riverside has outperformed Chelsea, Kensington and the prime central London average demonstrating how the area is moving closer to parity with its neighbours and a gap in the residential map of prime London is closing. The below extract from Knight Frank’s tenant survey highlights what percentage of Londoners are willing to pay a slight rental premium for certain amenities, many of which are available at Chelsea Creek.

Matthew Smith, Head of Sales at Knight Frank Riverside suggests that while the market has reacted to the significant changes brought in by the chancellor, which, in turn have increased the cost of purchasing a property in the UK (the buy to let and second home SDLT surplus of 3% in addition to an already increased SDLT) sales in Chelsea Creek for both off plan property and resale’s remains positive.

The development continues to take shape, while the waterways and landscaped gardens begin to demonstrate just what a spectacular waterside development Chelsea Creek is and will be once complete. Enquiries from buyers for Chelsea Creek remain strong both locally and internationally, with interest streaming from all demographics over the last six months. Sales at Chelsea Creek are achieving higher pound per square foot than neighbouring Imperial Wharf and Chelsea Harbour, this is due to the high end specification and exceptional finish afforded to the apartments. There are few locations in London that offer such well-appointed waterside accommodation and on-site leisure facilities.

Zaeem JamalYou might have noticed a very inconspicuous and delightfully elusive neighbour appearing in Chelsea Creek – the Red Carpet Fashion MC, Zaeem Jamal.
