Rumors have been going around the Village that

the development is in danger or worse that it is

being terminated due to financial problems at

FaanBergh Properties.

This is not true, because the above company is

only one shareholder in Swakopmund

Retirement Village (Pty.) Ltd., who is the

developer and who is financially independent

and sound. At a meeting between the

shareholders there has been a redistribution of

shares and the matter is in the process of being

settled.

As far as our Village is concerned, it is business

as usual, which means the process of selling,

building and marketing is fully on track. Should

you be confronted by any negative propaganda

or rumors, I urge to contradict these and or bring

it to the notice of your Board of Trustees. We as

the residents in this Village are the most potent

marketing tool and should, at all times, project a

positive vibe. I think our common goal should be

to finish off this development as soon as

possible. To do that, we need your full input and

support.

I can assure you that your Board of Trustees is in a

process of ongoing discussions with all the other

parties (Developer/Facility Provider/Service

Provider) and carries our interests at heart. I also

urge you to please abstain from any gossip and

bring such rumors to the attention of your

trustees. As you might have noticed,

Geracare/Geratec has cancelled its contract and

left. The services have been taken over by Care

Serve, which is a a part of the Spescare Group,

that is already operating on the premises. The

Clinic Services will, until further notice, be

rendered by their staff. I and the other Trustees

are well aware that this sounds like a major

disruption but we do assure you that we will keep

a close watch that the services continue smoothly.

The HOA has registered an office at my home, erf

5455. This had to be done so that the HOA has a

physical address for the purpose of

administration, e.g. Vat / Tax registration etc. No

physical occupation or business activities will

however be conducted from these premises.

I want to congratulate Karin Böttcher and all her

helpers who participated in the gardening exercise

on Saturday morning.

What a great idea of which, I am sure, we’ll see

many more. I especially liked the slogan:

“ It is not about what your village can do for me

but rather what can I do for my village“. A

great thank you also goes to Erwin Koepp and his

assistants/helpers for overseeing the lawn areas

and sprayer system. These are all voluntary

efforts which surely do not go by unnoticed. We

have applied to the Swakopmund Municipality to

supply the Village with a grey water connection.

This will be at our expense but will save a

tremendous lot of water costs in the long run. I

want to conclude by wishing each and every one

a Happy Easter, a peaceful and quiet long

weekend and a good time with family and

friends.

Once more I would like to thank my fellow

trustees and our Managing Agent, Ms. Doris

Meyer for all the inputs, hard work and efforts.

Without your support my job would be much less

fun!

She will be in charge of all medical issues in our clinic and of our residents in the Village. A short CV of our new Sister:

Letter to All HOA MembersFrom Doris Meyer (Domana Management cc)

I have been involved in the accounting of the

Home Owners Association since September

2017 and what an interesting journey this has

been.

On 16 March the 2018 audit preparation was

submitted to our auditors WBM in Walvis Bay,

who will attend to the audit during the second

week in April.

I would like to commend the HOA members.

Most of the members pay their levies on time-

that is in advance before the first of every

month as per Estate Rules. Payment notices

arrive by sms virtually minutes after the

invoices have been emailed. Thank you!

Although we have a large budget due to the

size of membership, it remains a tightly

calculated one.

Members who do not pay on time are

subsidized by those who do- a practice which

the Board of Trustees does not support and

views in a serious light. Fact is, every member

knows, what his or her levy payment is per

month, and there should be no excuse for not

paying on time.

Building penalty is a levy that is imposed on

members who do not commence with the

construction of their home on time as

stipulated in their Building Agreement.

The building penalty is double the levy and is

due until date of final completion. This penalty

is imposed to encourage members to build

within a pre scribed period.

After all, the established home owners do not

want to live on a building site for an indefinite

period.

It has been a pleasure handling your

accounting. Initial challenges on takeover

were sorted out speedily. For continuity

purposes the HOA purchased its own laptop

and accounting program.

Pruning of Olive TreesBest Time to Prune Olive Trees

If you are wondering when to prune olive trees, it is between winter’s end and flowering. You can prune olive trees in the spring or in early summer once the trees begins to open its flower buds. Pruning an olive tree while it is in bloom allows you to assess the probable crop before you trim.

Always wait to trim until the rains of winter are done, since pruning opens entry points for water-borne disease to enter the tree. This is of utmost importance if olive knot is a problem in your area. An olive tree is more vulnerable to frost damage once it is trimmed, which is another argument for waiting until spring.

The purpose of pruning olive trees is to open more of the tree up to sunshine. The parts of a tree that are in shade will not produce fruit. When you trim olive trees to allow sun to enter into the center, it improves the fruiting.

When to prune Olive Trees

Don’t start trimming olive trees during their first year or its second year. You shouldn’t touch that pruner to your tree branches until the olive tree is at least four year old. During these early years, you should encourage foliage to form and leave it alone. A tree’s leaves produce its food, so having many leaves when the tree is young provides good energy for growth.

How to Prune Olive Trees

When it is time to shape the tree, remember that it is better to make a few, well-placed cuts than to make many small ones. You should use a lopper and a pruning saw to make these cuts.

Application to add to ErfThe architectural and town planning guidelines contain the procedures, requirements and guidelines to be adhered to by every member who wishes to effect construction, improvements or alterations to his/her unit. All members must apply to the Board of Trustees in writing for any construction, improvements or alteration they want to effect to their unit or erf. A full set of the proposed building plans or improvement plans which indicate both construction and design must be handed to the Village Manager for approval by the Board of Trustees. The following documentation must accompany the application to the Board of Trustees:

• Complete set of drawings for pre-approval

• Consent signatures on all drawings as per municipal requirement

• Complete set of approved municipal drawings

• Building contractor’s quote

Documentation to apply to add on to your erf is available at the Village Manager’s office.

• No member shall be entitled to deviate in any manner whatsoever from any plan approved by the Board of Trustees and the local authority. The decision of the Board of Trustees is final and binding. Anything erected and or constructed without the written consent of the Board of Trustees will have to be removed at the expense of the owner.

Sudoku Rules Are Simple

Regions

A region is a 3x3 box like the one shown to the left. There are 9 regions in a traditional Sudoku puzzle.Like the Sudoku requirements for rows and columns, every region must also contain the numbers 1, 2, 3, 4, 5, 6, 7, 8, and 9. Duplicate numbers are not permitted in any region. Each region will differ from the other regions.In the illustration to the left the numbers 1, 2, and 8 are the "givens". They can not be changed. Fill in the remaining numbers as shown in black to complete the region.

ColumnsThere are 9 columns in a traditional Sudoku puzzle. Like the Sudoku rule for rows, every column must also contain the numbers 1, 2, 3, 4, 5, 6, 7, 8, and 9.
