UNVEILING CLUB PENINSULA AT ASHOK MEADOWS, PUNE
On 13th May, Ashok Meadows unveiled its
iconic Clubhouse –“Club Peninsula” in
Pune, where the grand launch commenced
in the presence of over 100 channel
partners from Pune and Mumbai. The
Channel Partners thoroughly participated in
the event and made this occasion engaging
and entertaining. Mr. Nandan Ashok
Piramal, Director, Sales & Marketing
Peninsula Land announced the clubhouse
open and acknowledged Channel Partners
for their never ending support. Each
Channel Partner was given a tour of the
clubhouse as well as the ready to move in
apartments. Many Channel Partners
praised PLL for another project which had
amenities READY for customers to start
using as soon as they moved in.
We brought in the monsoon season with exciting news for our customers at ASHOK ASTORIA, Nashik. We
opened the doors to one of the biggest, state-of-the-art clubhouses and our next milestone – CLUB
PENINSULA at Ashok Astoria. All our customers, prospects, channel partners, VIP Dignitaries of Nashik and
APG Employees attended this enthralling carnival. Over 153 families comprising 550+ individuals joined the
Astoria Carnival and previewed the exclusive showcase of Club Peninsula. Astoria Carnival was a jamboree
of thrilling events, games, performances, wine tasting sessions and many more exciting experiences.The
extravaganza of Club Peninsula and the joy of Astoria Carnival blended together to create one unforgettable
evening for all our esteemed guests.
With the release of Amitabh Bachchan’s TE3N, we
invited our Channel Partners and their families for an
exclusive screening at INOX Cinema, Nariman Point on
14th June. The event was hosted by the prominent
members of Peninsula Family to thank Channel
Partners for their continuous support.

first half of 2016
After reeling under slowdown, the real estate sector is
now in for some good news. ICRA in a report has said
that real estate developers in India will see a healthy
growth on the back of international investor tie-ups
worth $2 billion. Shubham Jain, vice-president, ICRA
Ratings, said: “The stress in the industry has made
available ample investment opportunities in the sector
at attractive rates. With over $2 billion of capital
commitment expected under various platforms, the
leading developers would be able to acquire new
projects thus ensuring a steady launch pipeline over
the medium term. Moreover, the equity nature of such
partnerships would reduce the burden of providing any
committed exit to partners,” Real estate developers
could benefit by using this capital to invest in various
projects. “The investment is typically routed through the
project special purpose vehicle (SPV), with the costs
and profits to be shared by the partners in a
pre-determined manner as per their respective
economic interests. The investor is associated with the
project since the start, and is provided an exit through
the ultimate monetisation of the project. The interim
profits generated from the projects are, sometimes,
invested in acquiring interest in new projects thus
lowering the incremental equity contribution from the
partners as well as opening up a more tax efficient way
of channelising profits, ” the ICRA report said.

Steady demand for affordable housing and the
government's push to increase its supply has led to a
near doubling of launches in this segment in the first
half of 2016 from the year-ago period, according to a
report by Cushman & Wakefield. The number of new
launches in affordable housing has increased by nearly
100 percent on year to 17,000 units across top
property markets—Delhi, Mumbai, Bengaluru, Pune,
Kolkata, Chennai, Ahmedabad and Hyderabad—
during this period, the real estate services firm said in
its report. "Rise in the launch of affordable segment
can be attributed to a steady demand for this segment
of housing in key cities of Bengaluru, Delhi - NCR and
Mumbai. It is heartening to see that demand for this
segment, which was neglected for a very long time, is
now being catered to as this formed a very large
segment of latent demand," said Anshul Jain, MD,
India, Cushman & Wakefield. "The uptake of affordable
segment in the market will have a cascading impact on
the overall economy at large," Demand for affordable
homes has grown after the government allowed
first-time home buyers additional deduction while
calculating tax liability.

The move, part of the government's 'Housing for All by
2022' vision, gives first-time home-buyers additional
deduction of Rs 50,000 paid for loan amount less than
Rs 35 lakh and for a house value less than Rs 50 lakh.
Developers are aware of potential demand in this
segment and are enhancing focus here as part of
strategy. "The demand for quality affordable housing
projects outstrips supply by a large margin. While
consumer sentiment has seen visible improvement due
to various initiatives by the government during the last
year. Also, urbanisation is certainly impacting demand.
The real estate market has realigned itself to the
current market condition and expectations of home
buyers," said Brotin Banerjee, MD, Tata Housing. The
company's subsidiary, Tata Value Homes, has launched
more than 2,500 units across different phases of its
affordable housing projects in Mumbai, Talegaon, NCR,
Bangalore and Chennai in the last six months.

A lot happened in the last 2 months at Peninsula Land.
But before I delve into that I would like, first and foremost, to thank our customers for all their testimonials – some of which we have
shared here in this issue. We thank you for the faith you have shown in us and assure you that we are listening – when you praise us,
and especially when you don’t. It is your support that makes us who we are today.
Recently, two of our properties celebrated launches. In Nashik, our premier residential property held the opening of its clubhouse – Club
Peninsula – to much fanfare and joie de vivre, with over 550 guests attending the event. Over in Pune, Ashok Meadows – which is now
ready to move in – also unveiled its grand clubhouse to channel partners from Pune and Mumbai. In Mumbai, we went along with our
channel partners to watch TE3N. We will keep engaging our channel partners in such events so as to grow and develop our relationship
with them.
Finally, I am proud to say that we had a pooja to officially kick off the construction process of our next landmark – Project Codename
NGE, Byculla.
As we continue on this process I would once again like to thank all our customers / partners for their feedback and ideas on how we
can continue to improve and help serve you better.

The moment I read the ad about the project Peninsula Heights, which is coming up in the
heart of Jaynagar & J P Nagar, I being the resident of J P Nagar, living in my own Bungalow
still preferred to stay in this upcoming luxurious, elite society.
After checking with my well-wishers in Mumbai about the company and the Promoters, I
found out excellent opinion about the Piramal Group and their projects. Hence, I decided to
go ahead to book my home in this prestigious project which will have a harmonious
environment and with all high–end amenities.
Buying an apartment was never a requirement for me, the show and the presentation of the overall project and the model apartment tempted and
triggered me to buy an apartment for the comfortable stay.
At the outset, I am very much happy interacting with Marketing Team Mr.Saurav Verma & Mrs.Sowmya Shekar. I felt more comfortable the way they
presented the project, highlighted the quality and facilities in the project and about their group.

did not go beyond Jayanagar, having lived there for more than a decade. Premium
apartments with all facilities were very few and I was waiting for the right builder to come in

with a never to miss opportunity at J P Nagar, on the fringes of Jayanagar, and I am happy
to be associated with their signature project, “Peninsula Heights” as one of the buyers of
an apartment.
MR. DWARAKANATH MANANDI AND MRS. MEERA MANANDIStaying in an independent bungalow all these years, we were on the lookout for a Premium
apartment complex close to Jayanagar for our growing family. When Peninsula Heights was
launched last year, we were happy with the luxurious duplexes they offered. Besides, the
legacy of Morarjee Textiles and landmark projects delivered in Mumbai gave life to our
home buying decision. Nevertheless to say, we are pleased with the commitments to the

BHOOMI POOJAN OF PROJECT CODENAME NGE, BYCULLA
On 25th July, 2016 we celebrated the foundation of our next landmark
- Project Codename NGE, Byculla. It was a special day at Peninsula
Land as we commenced the Bhoomi Poojan at the site of the project.
With this monumental beginning we’ve restored the glory of Byculla. It
was a day of ceremonies and celebrations where employees of PLL
along with Board Members raised the occasion with their presence.
Our esteemed Chairperson Mrs. Urvi Piramal, Mr. Rajeev Piramal (VC &
MD) and Mr.Nandan Piramal (Director of Marketing) enhanced the
prestige of this occasion by participating in religious rituals. The
ambience was filled with new hopes and positivity, each member of
Peninsula Family was elated to make this landmark a reality.
