‘Hyderabad to see 16 million square feet office space addition in 3

years’

Enthused by the entry of technology majors such as Google and Apple, the de-

mand for commercial office space in Hyderabad is expected to remain strong and

could see upward momentum in 2016-17 boosting the number of leasing transac-

tions, says property consultant CBRE.

Hyderabad is expected to see addition of nearly 16 million square feet of new of-

fice supply over the next three years, mostly in the suburban and peripheral loca-

tions of the city (IT and the Extended IT Corridors), said the property consultant in

its latest report on Hyderabad real estate. New supply will consist of high quality

investment-grade projects which are expected to cater to the growing demand for

office space in the coming years, it said.

The increase in office space take-up was expected to be driven by the consolida-

tion and expansion of IT majors. The IT sector will lead in demand for office

space, followed by the banking / financial services, pharmaceuticals and outsourc-

ing sectors. Emerging sectors include e-commerce and bio-technology.

"The current solid demand and supply dynamics are expected to result in rental

growth, particularly in core markets such as the IT Corridor. This growth is likely to

be sustained over the next two to three years, following which it may begin to ta-

per off," said the report.

Occupiers are expected to pre-commit to space in under-construction develop-

ments to safeguard against any future rental increases, the report said, adding

that the IT Corridor will most likely remain the leading IT hub of Hyderabad.

‘Hyderabad sees robust rise in office space absorption in H1’

While most of the top metros reported either a decline or flattish growth in the net absorp-

tion of office space in the first half (H1) of 2016, Hyderabad seems to have bucked the

trend by reporting a steep rise in the absorption of office space in the same period, re-

vealed a report by real estate consultancy Cushman & Wakefield on July 4.

"Improvement in the business climate and the Telangana government's efforts to create

more visibility for 'Brand Hyderabad' led to the city witnessing a steep rise in net absorp-

tion in H1 2016 to 2.9 msf, a 55% increase from the corresponding period last year. Com-

petitive rentals in the city, quality infrastructure and a proactive government have been

attracting global companies to increasingly prefer setting up offices in the city," the report

said.

According to the report, Hyderabad continues to witness a strong demand for office space

from the IT-ITeS sector. The top three transactions during the first half of 2016 in Hydera-

bad included Amazon (3.5 lakh sft in Madhapur), Value Labs (2.25 lakh sft in Gachibowli)

and JP Morgan (2.14 lakh sft in Madhapur).

As compared to Hyderabad, Chennai witnessed the steepest fall of 51% in net absorption

to 0.6 msf, while Bengaluru's net absorption dropped 34% to 4.5 msf during the first half

of 2016.

Overall, the net absorption of office space declined by 18% year-on-year (y-o-y) at 14.5

msf across the top eight cities. "The first half of the year was marked by unavailability of

quality Grade A space in many cities, while other cities saw the prevalence of small-sized

deals, which together led to a decline in the overall net absorption. In the same period,

Hyderabad saw a rise in net absorption of 55% y-o-y in H1 2016 while Delhi - NCR

(+39%), Ahmedabad (+27%) and Kolkata (+10%) recorded a rise in net absorption of of-

fice space in the first half of the year," the report added.

Boeing and Tata Advanced Systems Limited (TASL) have joined hands to set up a facility

here to co-produce Boeing AH-64 Apache helicopter fuselages and other aerostructures.

Defence Minister Manohar Parrikar on Saturday laid the foundation stone of Tata Boeing

Aerospace Limited (TBAL) at the aerospace Special Economic Zone (SEZ) at Adibatla on

the city outskirts.

The facility will also deal in integrated systems in aerospace.

The Hyderabad production facility will eventually be the sole producer of AH-64 fuselage

globally.

The AH-64 Apache is the world’s most advanced multi-role combat helicopter and used

by the US forces as well as many other countries, including India.

Parrikar termed the joint venture one of the initial big foreign direct investment in defence

and aerospace under the government’s ‘Make in India’ initiative.

He said things would be speeded up during the current financial year and hoped that

there will be more such projects by the end of 2016-17.

Boeing and TASL last year signed a framework agreement to collaborate in aerospace

and defense manufacturing and potential integrated systems development opportunities,

including unmanned aerial vehicles.

TASL, a wholly owned subsidiary of Tata Sons, is already on contract to manufacture

aerostructures for Boeing’s CH-47 Chinook and AH-6i helicopters.

TASL already has partnership with major players like Ruag, Cobham, Pilatus, Lockheed

Martin, Sikorsky and Airbus.

Boeing is the world’s largest aerospace company and leading manufacturer of commer-

cial jetliners and defense, space and security systems.

‘India's real estate sector is again emerging as key hub for

NEW DELHI: India's real estate is back on the radar of global investors

and institutions with the country emerging as the other significant invest-

ment option in the wake of China slowing down, said Henry Chin, head of

research for Asia Pacific at property advisory firm CBRE.

"The Modi government has played the role of a very good catalyst and in

the last 18 months, interest in India has been growing among occupiers

and investors alike," said Chin. He cited the example of large institutional

investors such as Blackstone, Brookfield and JP Morgan who have a

presence in India now and are investing large sums of money in the In-

dian real estate. Recently, Chinese developer Wanda group also evinced

interest in developing large projects in the country, Chin said. While the

residential real estate market in India has seen slow growth over the last

many quarters, the last one year was particularly good for the office leas-

ing segment in the country.

Chin said leasing activity has been good so far this year and will continue

to be strong in the second half of 2016. "Last year, Bengaluru was the

strongest among all Asia Pacific markets in terms of office space leasing,

and demand for the city is continuing to grow," he said.

The demand for office space, he said, is coming from the IT and BPO sec-

tors as well as from banking, financial services and insurance (BFSI),

pharma, engineering and automotive segments. There has been some

contraction in office demand from the ecommerce of late but companies in

that segment have taken up more logistics and warehousing space as

businesses grow. "We are also noticing that a lot of projects in the indus-

trial parks space that were shelved by builders for sometime now are

coming back on track," said Chin. According to him, global investors and

institutions are also taking note of the changing regulations in India, espe-

cially those relating to real estate investment trusts (REITs).

"Most people are talking about Indian REITs. We think there are multiple fac-

tors for the success of REITs in any market. I think India is 50% there at the

moment," said Chin. "There are still a few things on the tax efficiency front

and on the regulatory framework that need some work."

India has around 200 million sq ft of REIT-able space available. Earlier this

week, the Securities and Exchange Board of India (Sebi) proposed further re-

laxed norms for REITs, specifically on related party transactions, and also

suggested allowing REITs to invest more money in under construction pro-

jects. If the proposal is accepted, REITs will be able to invest up to 20% in un-

der-construction projects compared with 10% currently allowed.

Chin said the other piece of regulation that people are talking about is the

Real Estate Regulatory Act (RERA), which, when implemented fully, is likely

to help augment foreign capital flow into the Indian residential real estate seg-

ment.
