CI UK HEALTHCARE TEAM UPDATE
Colliers International London Healthcare is the largest healthcare hub in Colliers Interna-tional. The team consists of 15 professionals — more than in Melbourne and Sydney where Colliers has healthcare teams too. Jeremy Tasker, Head of Healthcare in the UK, is on Colliers International Healthcare Services group steering committee; the ma-jority of the committee are brokers based in the USA.
The Healthcare team works with the full spectrum of properties including hospitals (both medical and psychiatric), clinics, senior housing, independent living, assisted living, skilled nursing, special needs schools and children’s day nurseries. The specialists of the team have a deep understanding of the workings and success factors of healthcare business.
The services provided include consultancy, valuation, brokerage and asset management for specialist investment funds. The clients are mainly international investors, banks, equity providers and healthcare operators.
Geographically, the team operates in the UK, USA, and is very active in Europe.
The team is increasingly active in the Middle East and is also looking at opportunities in
India and China where there is increasing demand for private western-style healthcare.
The track record of the team also includes a number of projects in Eastern Europe and CIS; for example, a valuation of a hospital project in Almaty, Kazakhstan.
Some examples of recent international activ-ity of the team include the following:
• Instructed for valuation of Al Khobar Hospi-tal in Saudi Arabia (working with Colliers in Dubai - Ian Albert and Mansoor Ahmed);
• Investment sale and equity raise for a Skilled Nursing facility and Independent Living apartments in Algarve, Portugal;
• To be mandated (mid November 2010 – terms agreed) on equity raise / investment in Mental Health Rehab hospital in Fort Myers, Florida – working with Healthcare Services Group;
• Pitched for sales mandate regarding a seniors housing portfolio in Montreal, Can-ada;
• Pitching for PPP development of a Hospital in Kuwait.

Purchase of £38m freehold retail investment (London, UK)
Client: Private Client
Colliers International Hong Kong approached Colliers International in London and asked for help identify-ing and securing an “off market” investment opportunity for their private client. The UK Investment team identified and approached the vendor of 221-223 Oxford Street and secured exclusive position. The property was purchased for £38.15m. Colliers provided advice on the acquisition process together with undertaking building, environ-mental and mechanical and engi-neering condition surveys. The team also assisted the client in arranging bank funding for the transaction, and we are now manag-ing the property on behalf of the client.

Al Khobar Hospital (Al Khobar, Saudi Arabia)
Client: Arcapita
The Colliers International UK Healthcare team has been instructed on the valuation of Al Khobar Hospital in Saudi Arabia. The client, Arcapita, is a bank who is seeking to acquire the hospital and lease it to an operator. The instruction is a referral from Colliers in Dubai.

Acquisition of Isis Building (London, UK)
Client: Broadridge Financial Solutions Ltd
As a result of a referral from CI in New York, CI Central London de-partment was instructed to acquire 8,000 sq ft for Broadridge Finan-cial Solutions Ltd following a recent corporate acquisition and the desire to co-locate the offices. Accordingly, the 3rd floor at Broadridges’s existing premises at 193 Marsh Wall was successfully acquired.

Vernisaz Centre (Riga, Latvia)
Client: Revolution Real Estate
The Development Solutions team has been instructed to provide redevelopment options analysis for a 7,000 sqm historic property in the centre of Riga. The instruction is a referral from the Colliers office in Latvia who will also be involved in work on the project. The project is also supported by Colliers UK Hotels team.

Hotel in Jeddah (Jeddah, Saudi Arabia)
Client: Mafaz
After Colliers International UK Hotels team managed to negotiate better management terms for their client, Mafaz, which resulted in savings in the order of $8m, Mafaz has asked the Hotels team to look at another opportunity in Jeddah. The team has been commis-sioned to provide operator search for a mid-market 200 - key hotel. The Colliers office is Dubai is also involved in the project.

EMEA HOTELS WORKSHOP IN BERLIN, 23 SEPTEMBER 2010 The EMEA Hotels and The Hospitality Group held a progressive meet-ing in Berlin in late September. UK, Poland, Germany, Russia and Croatia were all represented by the following: London: Chris Moore & Marc Finney; Warsaw: Alex Kloszewski; Berlin: Andreas Erben & Tho-mas Kahl; Moscow: Olga Moussienko; Croatia: Renata Susa.
Highlights of the day included:
• Olga and Renata provided an overview of their local markets and we discussed how hotel and resort opportunities could be supported from other offices.
• Alex facilitated a session in which we agreed how to communicate as a group and to help each other with cross-border work. It is working already!
• Marc gave a great walk through illustration of the analysis and ap-proach to carrying out a feasibility study.
• Chris showed the UK version of the Colliers International Hotels pres-entation and we agreed to produce the same for EMEA.
We also set ourselves some targets and deadlines to:
Produce an EMEA Hotels & Hospitality Newsletter to promote ourselves internally. Produce a flash presentation for external promotion and client
meetings. Develop a tri-fold leaflet for use at EMEA Winter event – again promoting ourselves internally.
It was an intensive but enjoyable day – the hospitality from the office in Berlin was first class – and in preparation for Oktoberfest we finished with a well earned beer!

NEW INTERNATIONAL INSTRUCTIONS
EMEA RESEARCH PROGRAM The project to further enhance the EMEA level research output contin-ues apace. EMEA rent maps for both Office and Industrial/Logistics sectors were prepared for release at Expo Real, and made available to delegates throughout the event. We understand they were much in demand!
It was noted that, from a research perspective, our media coverage at Expo Real lagged our competitors somewhat. It is with this in mind that we are planning to produce not only an EMEA retail rent map for
MAPIC, but also a more PR friendly retail publication in order to gener-ate some headlines.
The collection of the retail data necessary to do all this is currently underway. However we need to provide reliable data across all our markets. The aim over the next 6/12 months will be to achieve this, but we need everyone’s help to make it happen.

CI WORLD REGION REPORTS
Europe by Ewen Hill
Expo Real 2010 in Munich was the major European event last month. For the first time the Colliers International stand was shared by 29 different Colliers offices. 200 Colliers representatives from around the world came to Expo – a great opportunity to meet colleagues.
It was also a great opportunity to meet clients; CI UK met with ten Ger-man funds interested in investing in the UK. There were also meetings with the UK based investors doing business in Europe.
Some of the best clients were invited to dinner parties which were very well received.
Global Investment Services team (GIS) used Expo Real as an opportu-nity to hold an internal meeting in Munich on Sunday, before the open-ing of the exhibition. The main topic was the global investment client management programme.

Colliers International USA professionals gathered for the first time within our new platform on 7-10 October in Nashville, Tennessee. It was a milestone event for the U.S. business with tremendous energy and a true sense of momentum. Over 900 people attended this 3 day event of networking and education, with 7 from the UK – Tim Asson, Bob Few, Jonathan Mannings, Julie Rees, Len Rosso, Mark McAlister and Mark Taylor. The UK team hosted a dinner with 40 USA col-leagues attending – the definition for being invited : they had con-ducted business with us in the UK. This event was sponsored by our client SEEDA.
Julie Rees attended a network gathering of over 100 women brokers—several were members of The Women’s Property Network in America.
Other news from the States: Sam Ziemba from CI Seattle office is join-ing the UK team and will be working on targeting US clients.
Asia Pacific by Malcolm Allan
Asia Pacific is keeping us busy: we have recently submitted a major proposal for a visitor experience enhancement masterplan in the centre of Kuala Lumpur, Malaysia. This is a very prestigious and exciting project and if we were contracted, will bring us a significant amount of fees.
Our Investment team has successfully completed an acquisition of a £38m property in London for a client referred to us from the Hong Kong office.
Middle East and Africa by Seán Young
Things have begun to pick up again following the summer and Rama-dan hiatus. Development Solutions’ Locum consultants are about to start advising on a 3,500m2 visitor centre and showcase facility for the proposed King Abdullah City for Atomic and Renewable Energy (KACARE) in Riyadh. The ‘city’ will serve as a centre for renewables research and for co-coordinating national and international energy policy – demonstrating the oil-rich nation's commitment to developing alternative fuel sources. The Visitor Centre is due to open in April 2011 so there is lots to do to help get it delivered and operational!
The Hotels team continues to work successfully in Saudi Arabia and has recently won a new instruction with an their client, Mafaz company.
Our International Development Solutions Team continue to be active in Libya, completing work on 3 major retail-led mixed-use development sites in Tripoli for Optimum Alinmaa. Tripoli Gardens, a 30 hectare site, is proposed to comprise a 75,000m2 GLA retail mall, c. 30,000m2 of offices and c.500 residential units together with a school, two mosques and a large public park.

Tim Nicholls, a new Managing Director for Valuations in Central and Eastern Europe, visited the London office of Colliers International a couple of weeks ago. Tim is based in Prague and is looking after most of the CEE region apart from Russia and the Baltic states.
Tim Nicholls had productive meetings with Chris Fowler-Tutt and Rich-ard Tibbott on 1 October, during which they discussed possible synergy between various departments of Colliers International in the UK and offices in CEE countries.
