WELCOME TO OUR 2018 END OF YEAR REPORTA letter from the Principal

Best wishes for a prosperous 2019 from Craig, Sharon and the Ireson team.

Thank you again for your support throughout 2018. As local residents and business owners our goal has (and will always be) to increase property values in our area.

We continue to raise the profile of Castle Cove and Roseville Chase to the huge number of home buyers who have neither heard of nor visited our area.

For yet another year, we are proud to have been the major financial sponsor of Castle Cove Public School, Neighbourhood Watch, Roseville Rugby and Roseville Cricket Club, and it is gratifying to see such positive results from this support.

As your local property specialists, we posted another successful year, once again selling more homes locally than the combined total sales by all out of area agents. We couldn’t have done this without the support of our local residents, many of whom are very aware of what we do in the community and how we achieve these great results.

THE CURRENT MARKET Although we achieved some great sales successes during 2018, conditions have changed to a buyers’ market, with local property values correcting by around 10% to 15% from their Sept 2017 peak, with prices now sitting at 2016 levels. This correction was expected given the phenomenal (and unsustainable) 65% - 75% growth rate of value of our properties from 2013 to late 2017!

Given the changing conditions, we believe that having every possible marketing competitive advantage is even more important to our clients now than ever before. We are happy to explain in detail how this will continue to help us maximise sale prices as we progress through 2019.

Many of our local properties still represent good value when compared to those in surrounding suburbs such as Willoughby, Chatswood and Roseville. Many of our buyers have recognised this, and this will be important as we move through 2019.

SELLING IN A CHANGING MARKETIn the current market, vendors who are realistic with their pricing expectations and who work with us to ensure their marketing campaign is powerful and effective are the ones most likely to stand out amongst all the homes for sale and achieve an optimum sales result.

It is also important to remember that if you are selling and then buying in the next few months in certain Sydney areas, there is every chance you will not be disadvantaged in the overall process.

BUYING IN A CHANGING MARKETIf you are seeking a primary place of residence, and, if like most families, your plan is to live there long term, it is important to consider where you see values in 3 - 5 years’ time, as opposed to where you think the market might sit currently. It is, after all, going to be your primary place of residence, and not a short term investment, and most people would assume home values to be higher in a few years’ time, once the market strengthens again.

OUR LOCAL AREA AND ITS INDIVIDUALITYCastle Cove and Roseville Chase are very specialised areas and our properties are diverse in size, views, and topography, making it difficult to compare “like for like”. In fact, even registered valuers have difficulty, and regularly call us for guidance when they are engaged to value a property here.

Given this, and the current changing market conditions, it is important now more than ever to have the best advice on all property related matters from agents with demonstrable local knowledge and experience and who deliver results in changing conditions.

“I had a difficult task to manage - to sell my elderly mother's Castle Cove home of 39 years - which had seen much better days, to put it very lightly.
