1. Membership Functions

Bi-monthly membership meetings to meet with association members and enjoy interesting and educational

speakers. Lunch is provided at no cost to the Association member. These membership luncheons are

held at different locations around the Grand Strand.

2. Education and Training

FREE Lunch and Learn sessions are offered once a month, typically from noon until 1:30 pm. Local

training seminars with acclaimed speakers who teach on many facets of real estate. “Master Your Craft”

class series is held at CCAR every third Thursday of the month. For more information, please see our

Pathways to ProfessionalismWhile the Code of Ethics and Standards of Practice of the National Association establishes objective, enforceableethical standards governing the professional conduct of REALTORS®, it does not address issues of courtesy oretiquette. Based on input from many sources, the Professional Conduct Working Group of the ProfessionalStandards Committee developed the following list of professional courtesies for use by REALTORS® on a voluntarybasis. This list is not all-inclusive, and may be supplemented by local custom and practice.

Respect for the Public• Follow the “Golden Rule” – Do unto others as you would have them do unto you. • Respond promptly to inquiries and requests for information.• Schedule appointments and showings as far in advance as possible. • Call if you are delayed or must cancel an appointment or showing. • If a prospective buyer decides not to view an occupied home, promptly

explain the situation to the listing broker or the occupant.• Communicate with all parties in a timely fashion. • When entering a property, ensure the unexpected situations, such as pets, are handled appropriately.• Leave your business card if not prohibited by local rules. • Never criticize property in the presence of the occupant. • Inform occupants that you are leaving after showings.• When showing an occupied home, always ring the doorbell or knock -

and announce yourself loudly – before entering. Knock and announce yourself loudly before entering any closed room.

• Present a professional appearance at all times; dress appropriately and drive a clean car. • If occupants are home during showings, ask their permission before using the telephone or restroom. • Encourage the clients of other brokers to direct questions to their agent or representative.• Communicate clearly; don’t use jargon or slang that may not be readily understood. • Be aware of and respect cultural differences.• Show courtesy and respect to everyone. • Be aware of – and meet – all deadlines.• Promise only what you can deliver – and keep your promises. • Identify your REALTOR® and your professional status in contacts with the public. • Do not tell people what you think – tell them what you know.

Respect for Property• Be responsible for everyone you allow to enter listed property.• Never allow buyers to enter listed property unaccompanied. • When showing property, keep all members of the group together. • Never allow unaccompanied access to property without permission. • Enter property only with permission even if you have a lockbox key or combination, • When the occupant is absent, leave the property as you found it (lights, heating, cooling, drapes, etc). If you think

something is amiss (e.g. vandalism) contact the listing broker immediately.• Be considerate of the seller’s property. Do not allow anyone to eat, drink, smoke, dispose of trash,

use bathing or sleeping facilities, or bring pets. Leave the house as you found it unless instructed otherwise.

• Use sidewalks; if weather is bad, take off shoes and boots inside property.

Respect for Peers• Identify your REALTOR® and professional status I all contacts with other REALTORS®. • Respond to other agents’ calls, faxes, and e-mails promptly and courteously.• Be aware that large electronic files with attachments or lengthy faxes may be a burden or recipients.• Notify the listing broker if there appears to be inaccurate information on the listing. • Share important information about a property, including the presence of pets; security systems; and

whether sellers will be present during the showing. • Show courtesy, trust and respect to other real estate professionals. • Avoid the inappropriate use of endearments or other denigrating language.• Do not prospect at other REALTORS®’ open houses or similar events.• Return keys promptly.• Carefully replace keys in the lockbox after showings.• To be successful in the business, mutual respect is essential.

• Real estate is a reputation business. What you do today may affect your reputation and business for years to come.

PMN, Performance Management Network.The performance management network is a new REALTOR® designation that’s built from the ground up tobring you the real-world skills, the know-how and the tools that will keep your business out front and on topof a lighting-fast market. This designation is unique to the REALTOR® family designations, focusing on theidea that in order to enhance your business, you must enhance yourself. Transnational Referral CertificationThe goal of this certification offered by the National Association of REALTORS® is to prepare real estateprofessionals to make and receive compensated referrals using the Transnational Referral system developedNAR and the International Consortium of Real Estate Associations (ICREA). Students will learn how tointegrate international referrals, resulting in increased income, into their business plans. When you areinvolved in an international referral, as a referring or receiving agent, the Transnational Referral Certificationdemonstrates to other real estate professionals that you are well versed in the procedures of the TransnationalReferral system, have pledged to follow a code of conduct in business dealings, and expect thatcompensation, paid in a timely manner, will be an integral part of the transaction. Membership Policies

1. Application should be made immediately after receiving Real Estate License. Dues are pro-rated per monthdepending upon when the license came into the member company office. Upon learning of a new member, theAssociation office will send a notice to make application and dues bill to be returned within thirty-five days to theAssociation Office. If application is not made and dues not paid, the Broker-in-Charge will be assessed an amountequal to the current dues amount for the date when the licensee was licensed with their company and the licenseewill become a non-member sales associate.

2. The mandatory New Member Course is offered twice to a prospective new member. Any licensee not attending theNew Member Course after two (2) notices will have a letter sent to the Broker-In-Charge assessing them for anamount equal to the current dues rate ( if it has not already been paid by the licensee). If after twice the agent doesnot attend the course then the Broker-In-Charge will be fined $250. They will also be informed that the licensee willbe considered a Non-Member Sales Associate with no Association privileges and that the Broker-In-Charge will beresponsible for the dues in the future. Any REALTOR® member transferring from another Association is exemptfrom taking the new member course, if they can show proof of having belonged to an Association within the last twoyears and have completed the New Member Orientation (See 13).

3. If a member drops from the Association they can be reinstated within one (1) year and will be charged the applicabledues amount. The New Member Course in this situation is waived. Licensees who have been gone for over twoyears will have to come all the way back through the membership process.

4. If dues, fees, fines or other assessments including amounts owed to the Association or the Association's MultipleListing Service are not paid by the due date, an automatic 10% penalty will be assessed. Notice of delinquency and10 day right to cure will be sent to each individual or office. If dues, fees, fines or other assessments are not paidwithin 45 days of the due date, the Association will terminate the member in the case of delinquent dues, suspendtechnology services in the case of delinquent MLS fees or other technology services, or inactivate display keys inthe case of delinquent key leases. Reinstatement of membership and activation of MLS, Keys and other technologyservices will require a $100 re-activation assessment. Second occurrence of re-activation will require a $200 re-activation fee.However, no action shall be taken to suspend or expel a Member for Nonpayment of disputed amountsuntil accuracy of the amount owed has been confirmed by the Board of Directors. A former Member who has had his/her Membership terminated for nonpayment of dues, fees, fines or otherassessments duly levied in accordance with the provisions of these Bylaws or the provisions of other Rules andRegulations of the Association or any of its services, departments, divisions, or subsidiaries may apply forreinstatement in the manner prescribed for new applicants for Membership, after making payment in full of allaccounts due as of the date of termination.

5. Persons who hold a Property Manager or Property Manager-In-Charge license and are licensed in an Association Company, will need to become an Association member or a Non-Member Sales Associate, but will notbe required to pay MLS fees upon completion of a MLS waiver.

6. A person may not become an Affiliate member if they hold a Real Estate License.

7. Any Association company who has a separate company ( i.e. Referral Company, etc.) wherein there is any proprietyinterest, that separate company must become a member of the Association, but not necessarily members of MLSunless that company actively lists and sells real estate.

8. Any person wishing to take the computer software course has to first have their application and dues turned in orare exempt as a secretary.

9. Dues paid to the Association are not refundable since we are not able to get refunds from the State and NationalAssociations. The only refunds given are for dues for persons who did not complete the membership process. Wewould retain the $100 application fee and return the dues upon receipt of documentation that the licensee hastransferred to a Non-Association Company or whose license is on inactive status.

10. Affiliate companies may have more than one member join.

11. Appraisal Companies are just like other companies in that each licensee needs to become an Association member.

12. A person transferring to our Association from another Association needs to pay the Application Fee and LocalAssociation Dues. They shall be exempt from taking the New Member Course if the Association from which theyare transferring will certify prior attendance at a New Member Course within the last two years.

13. Licensed secretaries and office assistants are licensed agents and must follow the same policies as licensed agents for the Association.

Navigating The Online Services

How to Check the Status of A Real Estate License Online

Step One: Go to the Real Estate Commission website at www.llronline.comClick on “Licensee Lookup”.

Step Two: Click on the “Select a Profession” tab located at the right hand bottom of screenSelect “Real Estate Salesman” and click the “Select” button.

Step Three: Type in the last name, first name or license number and click the “Find” button.

How to Renew Your Real Estate License Online

Step One: Go to the Real Estate Commission website at www.llronline.comClick on “Licensing Boards”.

Step Two: Click on “How Can We Help You?” select “Renew License”

Step Three: Click on the button “Start Login Process” located at the bottom of the screen.

Agent Safety Tips

In recent years there have been several tragic incidents involving REALTORS® while they were showinghomes to, what they believed to be, potential buyers. The following list is offered as a guideline to keepyourself safe. These simple procedures, while not a preventive for all acts of violence that could occur,should go a long way in reducing the opportunities for them to occur.

The Ten Commandents of Agent Safety:

I. Do not meet a stranger at any property, especially vacant ones.

II. Take your car. You have far more control if you are driving.

III. Avoid work after dark. It is difficult to see outside anyway.

IV. Dress for safety. Avoid expensive jewelry, flashy clothes, etc.

V. Set a showing itinerary. Make sure someone at your office knows your itinerary

and when you expect to return. Call in if you are going to deviate from your itinerary.

VI. Use a prospect ID form. Get the prospect’s driver’s license information and other material

data. A real buyer should not object.

VII. Use an agent ID form. How many brokers and receptionists have basic information about

their licensees such as height, weight, age, and eye color; car make, model, color, and year;

license number; next of kin, etc.

VIII. Establish a coded distress signal that your licensees can use in phoning the office so as not

to alert the potential perpetrator if they feel they are in a threatening situation.

IX. If you feel something is not right, stop working immediately. Get away from the situation.

X. Notify your broker immediately. This is not a time to be embarrassed or vain. Quick action

may lead to an arrest.
