A good tidy-up of the yard will go a long way towards creating a building protection zone where the potential for radiant heat, flame and ember attack is reduced.

This includes making sure there are no trees within 2m of the building and no overhanging branches. Keep a gap between trees, avoid planting shrubs in clumps and don’t let dead material build up.

Check under steps, decking or balconies for twigs and rubbish, and don’t stack wood, building materials or anything that might catch alight, close to the house. Store flammable liquids like lawnmower fuel well away from the building.

Make sure taps, hoses and hose reels are in good working order.

Along with all this fire preparation work, a lot of which doubles as good home maintenance, there is something else for the family to do: ensure everyone knows how to escape if the house is on fire, and

plan a spot to meet outside.

We can all be ready to save lives and homes from fire

Welcome to the February edition of New Homes Plus; I hope you all had a relaxing Christmas and have settled into a prosperous new year. This year will be a significant one for the residential housing industry, as we expect a slow and welcome recovery to the sector.

Over the summer period we have witnessed the catastrophic bushfires across Australia, which have been a sharp reminder we all need to be prepared to protect ourselves and our homes.

Fires have brought ruin and death to swathes of the country and have revived memories in our own state of Yarloop, Roleystone, Esperance and Margaret River.

What have we learnt from past disasters and how can we avoid them in future?

The Department of Fire and

Emergency Services has information to help all of us take control, whether we live in the city, a town or on a rural property.

Here are some tips borrowed from the department’s survival manual for homeowners on preparing ourselves, our families and our homes.

A well-prepared home can be easier for firefighters to defend, is less likely to put neighbours’ homes at risk and gives more protection if a fire threat is sudden and the option to leave is cut off.

A fire needs oxygen, heat and fuel, so the aim is to control these three elements.

The rule of three extends to the ways a house can catch alight: direct flame, radiant heat from a fire which can ignite flammable objects and ember attack.

A lot of building damage is caused by embers carried on the wind to ignite spot fires in gardens or gutters which, left to burn, can engulf a home.

Getting prepared can make a big difference, from raking up dry leaves, to keeping trees pruned,

Suited to country life

Stylish home designs for bigger country lots are in demand, and the GO Bush range by GO Homes now services an even wider area.By popular request, the award-winning Perth homebuilder has expanded its zone by an estimated 2000sq km. Speaking to New Homes, GO Homes Sales Manager Rhys Watters said the expansion was in response to feedback from clients who wanted to build with the backing of BGC, including all the warranties and security that entails.

“We found people in Perth’s rural outer areas were disappointed they couldn’t build the product they wanted with the company they wanted,” he said.

“There has definitely been a spike in enquiry from those areas, as people want to move a little bit more rural and maybe get out of the rat race.”

Mr Watters said country lifestyles were becoming more accessible, with increased densities moving out bush as a result of highway extensions and improvements in infrastructure.

“For example, we actually get a lot of people who commute to areas like Midland and Mundaring while living in Northam or York,” he said.

Putting a modern twist on the traditional Australian country homestead, the eight GO Bush home designs are uniquely suited to larger rural and semi-rural blocks. The four and five-bedroom plans cater to families of all sizes – especially growing ones.

A popular investment strategy for many Western Australians, successful property development takes preparation and research. This is according to Stratawise Property Development Consultant Frank Ferraloro, who has 25 years of experience in the field.

“At Stratawise we have helped thousands of Western Australians venture into the exciting world of property development – from making sure they buy right and

Mr Ferraloro said the key to a good return was buying right.

“This takes a lot of time and research,” he said. “We advise clients to walk away from more development opportunities than we recommend they buy.

“Unfortunately, many clients will phone me to discuss what they are looking at doing once they have already bought a property. It is not always easy to help them on their dream of making a profit in this situation, as they have often overlooked key factors that can impact a development, from site topography and shape, through to service location and planning issues such as development contributions to council.”

As the 2019 Nacra 15 State Champion and winner of the Dutch Youth Regatta 2019 where she competed against athletes from 16 countries, Georgia now mentors young sailors at her yacht club.

Through her high achievements, Georgia was able to represent her school at the 2019 Australian Olympic Change-Maker summit, where she met 200 other athletes seeking to change communities using sport.

Georgia aims to improve female participation in sailing in WA and tackle the issue of large numbers of girls dropping out of sports.

“Pick an area and study it,” he said. “Research suburbs with good growth potential due to improvements to infrastructure, public transport (especially Metronet), schools and amenities.

“Most of the train stations have a higher R-code, allowing and encouraging development and encouraging people to use public transport.

“Familiarise yourself with the council’s development policies to determine what developments are possible.”

Mr Ferraloro said it was important to be aware the property market was constantly moving.

“The variables today are huge, and we need to do a lot more research,” he said. “If a client has done their research and bought at the right price, they are on a winner, but unfortunately today the market has shifted and the banks’ lending has shifted as well. So, what worked last year may not work this year.”

Mr Ferraloro said investors should distance themselves from the mindset of an owner-occupier.

“It has to be designed and assessed on making a return, whether it’s to sell or to rent out,” he said.

“We don’t always build what we like, we should build what the market needs.”

winner. The young motocross rider from Wanneroo Junior Motocross Club has won 12 state competitions and is the WA Motocross state champion over two categories (65cc and 85cc).

Kayden also competed in the 2019 FIM Junior Motocross World Championship in Italy, placing fourth overall.

As well as being proud of his achievements, Kayden had heaps of fun with his mates along the way.

All-round sports star Cooper McMeikan from Ranford Primary School was another weekly prize winner, enjoying and excelling in a variety of sports.

The 11-year-old recently scored his first half century in club cricket with Gosnells under-13s, while also helping his basketball and football teams through their respective seasons undefeated.

Cooper was the top scorer for his grade in basketball, as well as the most valuable player in the grand final.

In his footy team, Cooper was voted co-captain and won the Year 5 Champion Boy award at his school.

We can all agree it is better when what you see is what you get. That’s the mantra behind the new Commodore Homes display home initiative designed to provide consumers with affordable property packages they can experience before they buy. Speaking to New Homes Plus, Commodore Homes Sales Manager Simon Patrick said the aim was to “bridge the intangibility gap”, referencing the disparity that could occur between display homes and completed builds.

“We want to be transparent and better represent what that end product’s going to look like when you build. Clients get to assist in the design process, pick the colour benchtops they want, see what the doors are like, what the handles are like and what sort of tiles are going to go in the kitchen.

“Previously you didn’t really get to see that all come together until you were handed a set of keys 12 months down the track.”

Called The Full Package, the initiative spans Commodore Homes’ most popular designs and caters to first homebuyers, families, downsizers and value seekers alike.

Mr Patrick said given buying a home was often the biggest financial decision a person would make, it deserved respect.

“Affordability remains a major hurdle for most people trying to enter the market in Perth,” he said.

“What we very much attempted to do with these full-package homes

was to deliver more real value for our buyers.

“It just seems a fairer way to go about it.”

In another bid to make life easier for homebuyers, Commodore Homes has sought to locate collections of its display homes together in the same villages.

“If you like a design and you also like designs X, Y and Z, but they happen to be 400km apart, that becomes a fairly long and confusing search,” he said.

The multi-home villages, located both north and south of the river, comprise a diverse range of designs to suit various demographics, including compact homes for first-time buyers, generously sized family-focused properties and more intriguing, outside-the-box plans.

Mr Patrick said Commodore Homes’ ethos revolved around transparency and the builder aimed to be frank and fearless with its advice.

“Building a home should be a joyous process,” he said.

“We believe the best outcome for the building company is to deliver the best outcome for clients.”

Mr Kahl said the scheme offered a significant opportunity for prospective first homebuyers, but emphasised the importance of getting in early, as spots for the scheme were limited.

“Minister for Finance Mathias Cormann has told the media there is no specific number of guarantees per jurisdiction and approvals will be on a ‘first-in, best-dressed’ basis,” he said.

“One of the announcements made by the government late last year was that two of the major lenders, National Australia Bank and Commonwealth Bank, will have the ability to provide finance for the scheme, but they will be limited to no more than 5000 loan guarantees – out of 10,000 total – each financial year, in a bid to enhance competition.”

Mr Kahl said CBA and NAB had already exhausted their initial 3000 allocations, and the allocations for their other 2000 placements, as well as the 5000 through the non-major lenders, began on February 1, 2020.

Mr Kahl said specific deposit requirements would be dependent on each individual lender that gained access to the scheme, but the property cap limit for Western Australia had been confirmed at $400,000 for metropolitan areas and $300,000 for regional areas.

Income limits are $125,000 for singles and $200,000 for couples.

With Keystart recently announcing it had extended the income limits applicants need to meet for their loan until 30 June 2020, Mr Kahl said there was no time like the present to seriously consider a home loan, and recommended buyers engage the services of a

mortgage broking professional to aid understanding of the process.

An efficiently designed and sustainably built home are common desires for many budding homeowners, and a great way to achieve this is through a NatHERS six-star energy rating.BGC Housing Group Executive General Manager Michael Bartier said the company had been building six-star homes for more than a decade and lauded the benefits.

“We have built countless homes which offer superior energy efficiency and reduce energy costs for homeowners, as well as benefiting the environment.

“Given vulnerable Western

Australians are spending a higher proportion of their living expenses on energy usage, the reduction of the cost burden provides numerous societal advantages.”

A six-star rated house is projected to use about 20 to 25 per cent* less energy to heat and cool when compared to a similar sized five-star house. This means lower energy bills and less pressure on energy infrastructure, as well as reducing carbon emissions – a significant factor in lessening the impact of climate change.

“Currently, the State Government has the opportunity to enact change through the NCC Energy Efficiency Provisions 2019 (NCC 2019),” Mr Bartier said.

“The government is able to ensure all new homes constructed in WA are future-proofing residents against rising energy costs and contributing to the shared obligation of protecting the environment.

However, Mr Bartier said there was opposition to NCC 2019 on

the basis it was not feasible in WA and would add substantial costs to building.

“BGC Housing Group, along with the CSIRO and Thermarate reject this claim. The changes will introduce heating and cooling loads, which will benefit WA the most due to the hot summers,” he said.

Not only will these changes help the environment, they will help residents’ pockets as well, according to Mr Bartier.

“We have conducted an assessment of the building cost to achieve a six-star home versus the same utilising the Verification Using a Reference Building method, and concluded it costs on average less than $2000 more per home,” he said.

“Given BGC Housing Group absorbs this cost – and not the consumer – the benefits to the customers’ energy bills are significant.

“For us to adopt the full extent of the NCC 2019, the cost is negligible.

“Any low-cost measures supporting sustainability in construction should be encouraged not resisted.”

Mr Bartier recommended using a reputable builder to design and build a home which meets a minimum NatHERS six-star energy rating.

“It means you will have a comfortable, well-designed, energy-efficient home and a future-proofed investment,” he said.
