18 Interior Design Modern flairBuilding and construction is seen as a traditional industry in Western Australia but it is also one which is at the forefront of technology and change.Construction methods, products used, systems and processes and subcontractor trades have all served the industry well and produced some of the best projects in the nation.

They form a strong foundation for technological advances which will take the industry forward.

Many new technologies are being developed around the world that promise to be useful to the industry and some were discussed at a recent workshop.

One of the most interesting emerging

In addition to wearable tech such as exoskeletons, other robotic technologies are emerging within the building and construction.

Technological advances propel WA building and construction industry into exciting future

developments was in the area of wearable technology to assist workers.

Health and safety are important to every organisation and, with the industry requiring a high degree of manual activity, the introduction of robotic exoskeletons could be a focus for consideration.

One of the manufacturers of this technology is Ekso Bionics in the United States.

They have developed the EksoVest, which they describe as: “An upper body exoskeleton that elevates and supports a worker’s arms to assist them with tasks ranging from chest height to overhead. It is lightweight and low profile, making it comfortable to wear in all conditions while enabling freedom of motion”.

This type of technology would be suitable for many labour-intensive trades in the construction industry in Western Australia, assisting both workers and companies.

In addition to wearable tech such as exoskeletons, other robotic technologies are emerging within the building and construction industry, such as robotic arms for certain tasks and autonomous vehicles.

The challenge for the industry as these technologies advance will be to better understand how they are incorporated into current practices.

Additionally, what type of new training courses and education will be required so the next generation can develop a career within the industry and so the industry remains competitive and contemporary?

There are many important stakeholders in this process, including industry peak bodies such as Master Builders Association, which engages with its members on a regular basis to inform them about the types of technologies that currently exist around the world as well as getting advice from them as to what technologies are likely to be adopted.

The advice we receive from our members on training requirements is provided to the Department of Training and Workforce Development, TAFE colleges and the Construction Training Fund to ensure the right courses are developed and suitably funded.

A levy is paid by the industry to the Construction Training Fund in Western Australia which enables important funds to subsidise apprenticeships and training in the WA building and construction industry.

Master Builders is a registered training organisation (RTO) and will also look at what types of training should be incorporated into our training program to ensure our courses remain relevant and position workers to take advantage of major technological advances in the future.

Making a mark amongst South West’s best buildersEach year Master Builders gives builders in the South West a chance to put their best work on show and this year the BGC Residential South West team walked away with four accolades at the annual awards event.As well as winning the Best Contract Home ($250,000-$300,000) and Best Display Home ($240,000-$270,000), BGC Residential South West won two awards for Best Multi Residential Developments in the 2-5 unit and 5-10 unit categories.

BGC Residential South West Brand Manager Geoff Barr said winning best contract home was a direct reflection of the hard work in construction and the quality-built homes the company produced.

“A big congratulations to Dean West our construction manager, along with his

The Bank of Mum and Dad – the unofficial financial resource every child loves to access and every parent feels obligated to support. While almost every parent will do anything they can to ensure their children are happy, the financial burden this sometimes places on them can be great.A report by Digital Finance Analytics at the end of 2017 found the Bank of Mum and Dad was owed over $20 billion from outstanding home loans, making it the 10th largest lender in the country at the time.

One of the reasons this unofficial lender featured so highly was because of the difficulties first homebuyers face when looking to obtain finance, difficulties that have only increased since the release of the Banking Royal Commission earlier this year.

Despite the hurdles, there are options available for those who are serious about taking that first step onto the property ladder.

According to The Loan Company General Manager Simon Kahl, these options can

“Part of the service offered by a mortgage broker is to complete a comprehensive needs analysis to establish someone’s financial position, their borrowing capacity and home loan requirements,” Mr Kahl said.

“Once they understand their overall position, they can use loan comparison software, which has up-to-date information on bank policy and interest rates, to ensure they are given the best options.

“If a first homebuyer goes directly to their bank for advice or speaks to a broker who doesn’t specialise with first homebuyers, there’s a good chance they may be receiving the wrong information.”

An example of the wrong information some first homebuyers might receive is that they need a 20 per cent deposit in order to obtain a home loan. While it is best for the first homeowner to have this amount, it is not the end of the world if they are not able to raise it.

“A lot of people do get confused thinking they need a 20 per cent deposit,” Mr Kahl said. “That’s just to avoid Lender’s Mortgage Insurance (LMI).

“We’re quite lucky in Western Australia in that we have access to Keystart which is a government-backed lender available to first homebuyers which only requires homebuyers to have a two per cent deposit. In some instances this can come completely from the First Home Owner’s Grant (FHOG).”

Another way to avoid LMI without having the 20 per cent deposit is to have a guarantor. Mr Kahl said guarantors were more likely to result in a better interest rate and banks being more likely to approve a home loan. However there were some risks for those acting as guarantors and only immediate family could do so.

“Guarantees are a lot different now to what they were a few years ago,” Mr Kahl said.
