� A construction project planned for summer 2017 was

already to include some energy retrofits

� Some portions of construction project were to increase building

ALIGNING OPPORTUNITIES WITH GOALS

� ECMs for ZNE must be:

� Reliable – does the ECM technology have a proven track

record?

� Scalable – does the ECM have potential across the

entire portfolio of similar facilities?

� Constructible – cost, aesthetics, functionality,

building/equipment uptime, etc.

� Have a reasonable payback – high confidence in the

ECM’s ability to return savings vs. initial cost.

Other factors such as tenant comfort, code requirements, etc.

may also be important.

� Following the initial analyses of building energy usage and

inspections of building equipment and operation, several energy

conservation opportunities were identified and further developed.

� Lighting Upgrade� Prop 39 program team consulting led to voluntary upgrade of kitchen lighting.

� Solar Tubular Daylighting Devices and Lighting Controls� The summer 2017 construction project for Ralston IS Building K included new LED

fixtures throughout the MPR to replace the existing linear fluorescent fixtures.

� Through the Prop 39 ZNE program, an ECM was designed to add solar tubular

daylighting devices in the MPR along with lighting controls, including light level

sensors and automatic dimming.

� Kitchen Exhaust Hoods� The ZNE team reviewed the design of the existing kitchen exhaust hoods and found

that they are poorly designed for the application.

� A major kitchen exhaust system manufacturer offered a low-cost hood retrofit

design.

� Gas Cooking Ovens� The ZNE team examined the performance of the existing gas ovens in the kitchen and

found that their efficiency, while standard at the time of purchase, is well below

the efficiency of new EnergyStar rated gas ovens on the market today.

� Envelope� The Building K envelope characteristics were analyzed to determine if improvements

to the building’s insulation, roofing materials, envelope integrity, or any other

facet of the building’s barrier to the outdoors would warrant investment.

� HVAC Unit Condenser Evaporative Coolers� Another ECM examined was the installation of evaporative coolers directly on the

condensers of the new rooftop HVAC units for the MPR.

� Condensing Domestic Hot Water Heaters� Existing condensing domestic hot water heaters on the market can improve the

efficiency of water heating from the standard 80% efficiency up to 95% efficiency

or more.

� Walk-in Cooler/Freezer Door Auto-Closers and Strip Curtains� The ZNE team also investigated the installation of walk-in freezer and cooler door

auto-closers as well as strip curtains to minimize the heat entering the walk-ins

during loading/unloading operations.
