Zero Net Energy (ZNE) Definitions• Time Dependent Value (TDV):

ZNE Code Building in California

• ZNE Site: A building that produces at least as much energy as it uses in a year, when grid-supplied energy is accounted for at the site boundary

• ZNE Source: A building that produces at least as much energy s it uses in a year when grid-supplied energy (including primary energy for generation, transmission and delivery to the site) is taken into account

• Definitions vary! Time Dependent Valuation graphic source: Heshong Mahone Group, 2002 at

Energy Efficiency Strategies and Features

Roof:Adding R-30 insulation and reflective surfacing with SRI of 112

Windows:Replace windows with improved thermal properties

Natural Ventilation:

Use operable windows when the outdoor temperature is within the comfort zone

Lighting: Upgrade to LED LightingLighting controls:

Install occupancy sensors in classrooms and common areas

Daylighting:Install Solatubes (2-3 per classroom) and daylighting controls.

Gamification:

Use competition amongst classrooms to lower overall energy use

Thermalcomfort:

Increase comfort zone by adjusting HVAC setpointtemperatures

HVAC:

Upgrade to a higher performing DX Cooling (4 ton @ 16.4 SEER; 6 ton @ 13 EER/20.3 IEER) & improved heating efficiency (82%) with a differential dry bulb economizer

Renewable Energy ZNE Source instead of ZNE TDV definition:

- CPUC sent out approval to use ZNE Source definition in ZNE

calculations for Prop 39 program

- Statewide IOU Prop 39 Pilot, ZNE Source is defined as:

‘A building that produces as much energy as it consumes over the

course of a year, when accounted for at the energy generation

source’

Occupant Engagement• Students are more likely to stay alert and awake with access to fresh air

• Interior and exterior temperature sensors used to signal a colored light

indicating to the occupants when the windows should be opened or

closed

• Instructional signage in each classroom

• Classrooms are comfortable without AC on and windows open for 16% of

the occupied hours

…results in a 12% reduction in compressor and fan energy

BUILDING AND PROJECT CHARACTERISTICS

Building K is a combination Multi-Purpose Room and

Central Kitchen

Relatively high EUI due to Kitchen equipment

Typical MPR and Kitchen operating hours

No windows or HVAC in MPR

 Poor ventilation in Kitchen

A construction project planned for summer 2017 was

already to include some energy retrofits

Some portions of construction project were to increase building

EUI

ZNE team worked quickly to leverage planned projects to add EEMs

Page 47: New Buildings Institute, Southern California Edison, Garden Grove … · 2017-12-08 · • The next evolution in sustainable, high performance buildings • Redirect money from utility

47

ANALYSIS AND PROJECT DEVELOPMENT

Information gathering:

 Utility bill analysis

On-site electric data logging Pre-, during-, and post-construction (summer/fall 2017)

 Faculty/administration interviews

 Typical equipment operation

 Occupied/unoccupied schedule (daily/weekly/annually)

 Walkthrough inspection for ECMs

Page 48: New Buildings Institute, Southern California Edison, Garden Grove … · 2017-12-08 · • The next evolution in sustainable, high performance buildings • Redirect money from utility

48

INITIAL REVIEW

Identify: Shortcomings in design, operation, and

equipment condition

 Opportunities for reducing energy

footprint

 Analyze: Energy usage

 End-use breakdowns

 Energy efficiency measures

50

ALIGNING OPPORTUNITIES WITH GOALS

 ECMs for ZNE must be:

Reliable – does the ECM technology have a proven track

record?

Scalable – does the ECM have potential across the

entire portfolio of similar facilities?

 Constructible – cost, aesthetics, functionality,

building/equipment uptime, etc.

Have a reasonable payback – high confidence in the

ECM’s ability to return savings vs. initial cost.

Other factors such as tenant comfort, code requirements, etc.

may also be important.

Page 51: New Buildings Institute, Southern California Edison, Garden Grove … · 2017-12-08 · • The next evolution in sustainable, high performance buildings • Redirect money from utility

51

OPPORTUNITIES AND SOLUTIONS AT RALSTON IS

Following the initial analyses of building energy usage and

inspections of building equipment and operation, several energy

conservation opportunities were identified and further developed.

 Refrigeration Equipment

Page 52: New Buildings Institute, Southern California Edison, Garden Grove … · 2017-12-08 · • The next evolution in sustainable, high performance buildings • Redirect money from utility

52

OPPORTUNITIES AND SOLUTIONS AT RALSTON IS

Page 53: New Buildings Institute, Southern California Edison, Garden Grove … · 2017-12-08 · • The next evolution in sustainable, high performance buildings • Redirect money from utility

53

OPPORTUNITIES AND SOLUTIONS AT RALSTON IS

Solar Tubular Daylighting Devices and Lighting Controls The summer 2017 construction project for Ralston IS Building K included new LED

fixtures throughout the MPR to replace the existing linear fluorescent fixtures.

Through the Prop 39 ZNE program, an ECM was designed to add solar tubular

daylighting devices in the MPR along with lighting controls, including light level

sensors and automatic dimming.

55

OPPORTUNITIES AND SOLUTIONS AT RALSTON IS

Kitchen Exhaust Hoods The ZNE team reviewed the design of the existing kitchen exhaust hoods and found

that they are poorly designed for the application.

A major kitchen exhaust system manufacturer offered a low-cost hood retrofit

design.

56

OPPORTUNITIES AND SOLUTIONS AT RALSTON IS

Gas Cooking Ovens The ZNE team examined the performance of the existing gas ovens in the kitchen and

found that their efficiency, while standard at the time of purchase, is well below

the efficiency of new EnergyStar rated gas ovens on the market today.

Page 57: New Buildings Institute, Southern California Edison, Garden Grove … · 2017-12-08 · • The next evolution in sustainable, high performance buildings • Redirect money from utility

57

OPPORTUNITIES AND SOLUTIONS AT RALSTON IS

Envelope The Building K envelope characteristics were analyzed to determine if improvements

to the building’s insulation, roofing materials, envelope integrity, or any other

facet of the building’s barrier to the outdoors would warrant investment.

Page 58: New Buildings Institute, Southern California Edison, Garden Grove … · 2017-12-08 · • The next evolution in sustainable, high performance buildings • Redirect money from utility

58

OPPORTUNITIES AND SOLUTIONS AT RALSTON IS

HVAC Unit Condenser Evaporative Coolers Another ECM examined was the installation of evaporative coolers directly on the

condensers of the new rooftop HVAC units for the MPR.

59

OPPORTUNITIES AND SOLUTIONS AT RALSTON IS

Condensing Domestic Hot Water Heaters Existing condensing domestic hot water heaters on the market can improve the

efficiency of water heating from the standard 80% efficiency up to 95% efficiency

or more.

Walk-in Cooler/Freezer Door Auto-Closers and Strip Curtains The ZNE team also investigated the installation of walk-in freezer and cooler door

auto-closers as well as strip curtains to minimize the heat entering the walk-ins

during loading/unloading operations.
