Kirsten bosch, and adrenaline junkies are already out there kitesurfing from Blouberg Beach or paragliding off Table Mountain. But if you want to add a little variety to your summer days in the open air, here are a few places to visit at least once over the holidays.

The Galileo Open Air CinemaGoing from strength to strength, The Galileo is now a Cape Town summer institution. Pick your favourite classic movie and enjoy an enchanting evening under the stars with the stars of the screen and some tasty street food. Hillcrest Quarry, Kirstenbosch and the V&A Waterfront are the regular venues from Tuesdays to Thursdays, and this year Fridays and some Saturdays have been added at a selection of further venues.

Tea under the TreesA leisurely afternoon tea under tall oak trees at this beautiful wine farm garden on Paarl Main Street transports you to a more gracious era, and is the perfect treat for the whole family. Luscious cakes, lush shady lawns and a kids’ play area are perfect for whiling away a sunny morning (Monday to Friday, 9am to 4pm) and enjoying a taste of la dolce vita.

Intaka Island A wild oasis hidden away in the middle of Century City and encircled by canals, Intaka Island is a fantastic place to take the kids for impromptu nature walks, or to hide away for a few hours of solitary bird-watching. Take a boat ride on the canal and be amazed at how many waterbirds can be seen in the heart of the city.

Sea PointGo on a city safari and discover how much there is to do outdoors in Sea Point: cycle the length of the promenade, people watch, look at outdoor art, explore Green Point Urban Park and spend an afternoon at the magnificent Sea Point pools where there are four salt-water pools to choose from. Then finish off with sundowners on Saunders Rock beach.

Concerts in the ParkDon’t miss the free outdoor Mayor’s Gala concert in De Waal Park on 17 January with some great music from artists including Freshlyground. There will be a second concert in Wynberg Park on 31 January.

December is finally here and by the recent preview it seems we’re in for a hot one. There is

so much to love about this time of year. My initial excitement is because it signals that it’s holiday time – a well-deserved break for many (except those in retail, of course), and what would a getaway be without the beach? The seaside is for me the ultimate in relaxation. There’s something meditative about staring endlessly into the lapping of the waves.One of my most memorable family breaks was when we headed just outside of Simon’s Town for a week. A steep little driveway led us down to probably one of the most exquisite beach house settings – a cottage perched on the water’s edge. South Winds has a therapeutic 180º sea view held together by the base of this classic, nautical beach home. It was one of my most special weeks away. I guess there are still some untouched places left to discover.

For the past 35 years the Platter’s Wine Guide has been the gold standard for wine lovers searching

for professional opinions on whether a wine is worth opening your wallet for.

The 2016 edition hit the shelves last month, and has more than 8,000 wines from 900 producers tasted, rated and reviewed. Although the tastings aren’t done blind, a contentious point in the industry, the sighted reviewing allows tasters and readers to observe how wines and wineries evolve over the years.

Context counts for much in the world of wine, as does consistency, and once again the Swartland cellar of Mullineux & Leeu Family Wines swept the board, winning the title of Winery of the Year for the second time in three years.

It also scooped the sought-after awards for the best Red Wine and Dessert Wine of the Year, for its site-specifi c Iron Syrah 2013 and Olerasay Straw Wine NV. As if that wasn’t enough, the Mullineux & Leeu also received three fi ve-star ratings for its wines.

of the guide, its recognition of fi ve-star wines has also become a crucial indicator of the top producers in the country.

“This year, all wines that were scored 4,5 stars or higher in the primary assessment went into a second round of tasting conducted blind – without sight of the label – by small panels including experienced palates from outside the team,” says publisher Jean-Pierre Rossouw of the stringent tasting process that produced the fi ve-star winners.

In the end, just 83 wines out of the 8,000 submitted bagged a fi ve-star rating. Bouchard Finlayson’s Galpin Peak Pinot Noir 2013 was one of only two Pinot Noirs to receive fi ve stars, while The Foundry’s 2013 vintage was the only Viognier to score top marks. Surprisingly, only three Cabernet Sauvignons – from Delaire Gra� , Guardian Peak and Kleine Zalze – bagged fi ve stars.

This year the hefty guide stretches to over 660 pages, but a new innovation will make wine touring and bottle store browsing that much easier: updated apps for iOS and Android have been launched, and online subscribers enjoy full access to the ratings and reviews online.

it. I love the diversity and that whack of umami, paired with Pinot Noir or Fino Sherry. I love seeing single varietals shine on their own. It’s sometimes both beautiful and educational to see something like a Petit Verdot or Clairette Blanche without the rough edges fi led away through blending.

Q: A trick of the trade? A: The double decant. Sometimes even

Many people are embracing the move towards smaller living spaces and downsizing their

homes to the bare essentials. In turn, many designers have responded to the challenge of smaller spaces by looking at innovative designs and storage solutions to help fi t the necessities of life into a reduced footprint. Some go even further, however, by making the very structure of a living space moveable to help the inhabitants to reconfi gure their homes as needed to best make use of the space.

One of the main places we’re seeing this approach is in the kitchen, with solutions that give inhabitants the ability to quickly move essentials like work surfaces and stoves around. In this way, functionality is available when needed but easy to put out of sight and out of mind when the cooking is over and done with. One of the most eye-catching of these solutions comes from the Italian brand Emme with its Bongos all-in-one kitchen. This trolley-like piece contains a stovetop, sink, refrigerator, storage and more, all fi tted into a self-contained unit. Homeowners just need to connect water and electricity and they’re ready to use it – and able to unplug and wheel it out of sight when more space is needed.

This trend may have a whi� of retro-futurism about it, but as we continue to fi nd living spaces shrinking, this kind of smart thinking will become increasingly important. Ultimately, new generations of homeowners will be less precious about the distinctions between spaces, and will prize the smart use of space over everything else.

Growing up here, Karen Scher remembers her family house always being fi lled with friends, hanging out after spending long hours on the beach. “The beach is still a fun place for kids and it’s lost none of its natural beauty. It has become touristy, but, in a way, that’s part of its charm.”

The beauty of the scenery is what attracted Verena Neumayr-Howes to settle here three years ago. “To open your window every morning and see what is undoubtedly one of the most beautiful beaches in the world, and then make a cup of co� ee in the kitchen with a view of Lion’s Head and Table Mountain, is just incredible. And I will never, ever tire of the glorious sunsets.”

With an active toddler in the family, the beach is part of everyday living. “We love Glen Beach as it’s a bit secluded and less windy, and my husband takes his board out if

surf conditions are good. Most tourists don’t know about it, so it feels

like a local insider tip.” And there are plenty

A: We get all kinds of buyers coming into our exhibition space on Regent Road: from first-time buyers to empty nesters and “semi-grators” moving to Cape Town from Joburg or elsewhere in SA, or parents buying for their kids. There is not just one specific kind of buyer in this area.

Q: What makes property here a good investment?

When Mark and Lindy O’Hare first visited Cape Town, they were completely blown away.

They kept returning for holidays and eventually decided to buy a second home here. Lindy tells us what they love about their new home – and Camps Bay.

Q: How did you find your property? A: For a number of years, we went

back and forth about buying a house here. Every time we visited Cape Town, we would think about it, but then put it on the back burner when we returned to London. After we did the Cape Town Cycle Tour this year, we made up our minds, and after that things happened quite quickly. We approached a couple of property agents and let them know what we were looking for. Eventually, Seeff Properties showed us a luxurious six-bedroom home within walking distance of the beach, and we fell in love.

Q: Is there anything you wish you’d known before you started looking?

A: How long it takes for transfer to take place.

Q: What do you love most about your new home?

A: The front is all glass, which creates an amazing sense of openness. The views are, of course, also absolutely spectacular, especially at sunset.

Q: Did you know which area you wanted to be in ?

A: Mark was dead set on Camps Bay. He’s a keen paddleboarder and loves being able to walk to the beach for a paddle. The rest of the family are very active too, and our four grown-up kids are coming out to South Africa to do the Cape Town Cycle Tour with us next year.

Q: What’s your favourite thing about the area?

A: Next to London and New York, Cape Town is our favourite city in the world, and Camps Bay is our favourite part of Cape Town. We love that we are able to walk to the beach, restaurants, and shops.

Q: Do you have a favourite local coffee spot?

A: There are so many to choose from. We don’t have a particular favourite just yet, because we’re still enjoying the thrill of trying out a new place every time.

The national average monthly rental in the formal residential market stands

at just under R6,500, according to PayProp’s Q2 2015 Rental Index, and the year-on-year growth has steadily strengthened to 7,26%.

While the upturn is good news, the report says, the slowing performance of the South African economy doesn’t instil much confidence that this trend will gain momentum or even sustain itself.

Westville’s The Pavilion shopping centre, owned by Pareto Limited, is set to get

a R1,1bn makeover and expansion to increase its leisure and retail offering.

The mall attracts 1,8 million visitors each month and this major facelift – the mall’s biggest upgrade since opening two decades ago – will see it increase to 139,000m2, making it just smaller than Sandton City. The number of retail stores and other outlets will jump from 240 to 320 on completion.

W ith the home loan rate now sitting at 9,75%, a good credit rating is

more important than ever.

“If you do have a good credit rating,” says Shaun Rademeyer, CEO, BetterLife Home Loans, “it will not only be easier for you to obtain new credit, but also to negotiate a preferential interest rate that could translate into significant savings.”

There are two clear pricing groups among the provinces (see graph) – the R6,000 group (Gauteng, Northern Cape, Western Cape, Mpumalanga, KZN and Limpopo) and the sub-R5,000 group (Eastern Cape, Free State and North West). Investors agree that, over time, steady growth trumps brilliant short-term returns. PayProp says this can be seen in the even growth in rental values in the Western Cape, Gauteng and KZN over the past year.

Features of the redevelopment will include a 2,500m2 glass-encased rooftop fine-dining and leisure area to be called Sky @ Pav, some international fashion retail tenants currently not represented in KZN, and a new 3,200m2 Virgin Active gym. “The iconic UK-based toy shop retailer, Hamleys, is also on the cards,” says Marius Muller, CEO, Pareto Limited.

Construction is set to begin in February next year and should take 18 to 20 months to complete.

It’s always tempting to use a Christmas bonus for luxuries and elaborate gifts over the festive

season. However, property owners may want to consider paying their bonus into their bond to reduce the interest, thereby paying it o� sooner and building in a bu� er for emergency circumstances.

Chris Tyson, managing director, Tyson Properties, says any additional funds

paid into a bond are benefi cial and the bigger the amount, the

more impact on reducing the term of the bond and paying it o� quicker. Interest on a bond is calculated on the outstanding balance, so additional payments

reduce interest charged and thus the term of the bond.

“If a lump sum payment of R20,000 is paid into a bond with R750,000 debt on a remaining term of 20 years at an interest rate of 9,5% with monthly repayments of R6,990, the term should drop to 18,5 years – saving about R103,000 if repayment remains unchanged. If property owners don’t plan to use their bonus for anything specifi c, they should consider paying it into their bond,” says Tyson.

present anybody can give themselves. For example, if you had a R1m bond, where the term is 20 years and the interest rate is 10%, with an instalment of R9,650 per month, and you paid a bonus of R25,000 into it every year for 14 years, you would save R607,950 and your bond would be paid fi ve years and three months sooner. “Another way to save money is to pay the bond instalment at the beginning of the month and not the end, as this saves thousands of rand since payment is prior to the bank’s interest calculation. On a R1m bond that saves R19,200,” says Cronje.

Tony Clarke, managing director, Rawson Property Group, says the earlier in the term lump sum deposits are made, the more e� ective they are, so putting a bonus to work in the fi rst years of a bond is more e� ective than the 10th year. He says most mortgages have a fl exi or access facility allowing bondholders to withdraw equity with minimal fuss.

“If a property owner has a fl exi or access bond, they can use it like a savings account to keep additional funds reducing interest they pay on their loan, while having access to equity in an emergency. This money will save more in their bond than it could earn in a normal investment account,” says Clarke.

Blok is one of the leaders of the pack when it comes to property trends and innovation

Demand for property in Cape Town has been steadily rising for years and it seems as though

many developers are taking advantage of this by building upwards. The new trend is luxury homes in the sky, and Blok has taken this a step further with its thoughtfully designed flats.

Managing director Jacques van Embden saw the need to make these flats more than just that and to create neighbourhoods within them. “A neighbourhood community is a co-creation effort,” says Van Embden. “One cannot do it alone. It needs the involvement of everyone – residents, business owners and local government – to create a neighbourhood that reflects and advances the unique character of our part of the city.”

Blok works with owners to create a home just for them and actively works with interested owners discussing their needs for their future homes. The developer is also focused on the surrounding areas and recommends interested owners to areas that will most likely suit their needs.

“This is the start of a community, developing spaces for people that want to stay in an area or have a specific intention of investing in an area,” comments Van Embden.

Blok also actively participates in the development of shared amenities as well as other community and social initiatives, such as working with the City of Cape Town in its reinterpretation of the Sea Point Library’s outdoor public area, turning off-street parking bays into a park-let, and installing electric car charging stations along Regent Road, as well as in certain Blok developments.

“We are innate urbanists. We believe in the improvement and beautification of the city as well as the development of community, both inside our buildings and in the neighbourhoods in which we develop,” adds Van Embden. “Our surroundings have a strong influence on our lives, and as developers in the city in which we live, it is our responsibility

One of the greatest challenges facing South Africa is encouraging people to save. Our low savings rate has a direct impact on our personal financial security and the health of the wider economy.

There are many reasons why people find it difficult to put money aside, and not all of them have to do with the high cost of living. For a start, many South Africans are intimidated by the number of investment and savings options they are faced with. Choosing the right product is so daunting that they are paralysed into not making any choice at all.

Sound advice might help them, but a great number of people feel that they don’t have enough money to approach a professional financial adviser. They might also be worried about how much this service will cost them.

As a result many people who know they should be saving don’t do so because it just seems too intimidating. They find that it is less stressful not to think about it.

This really lays down a challenge to the local financial services industry. How can it make saving and investing easier, cheaper and more accessible?

Perhaps inevitably, technology is starting to provide a solution. Recently we have seen the local introduction of online tools known as “robo-advisers”.

These are essentially interactive websites set up by financial advice firms to provide basic advice to individual investors. Anyone who wishes to start saving goes onto the site, answers questions about their goals, their time horizon and how much money they want to put away, and they are provided with a customised solution.

These sites also allow the individual to make the investment immediately through secure online platforms. All of the forms are created electronically, so that all the investor needs to do to finalise the transaction is send in their Fica documentation.

These “robo-advisers” have two major advantages. The first is their accessibility, as they drastically simplify the investment process and enable anyone with any kind of connectivity to obtain basic advice. The second is that no matter how much anybody has to invest, they are treated exactly the same and receive the same information.

Essentially they democratise financial advice because even if you only have R500, a “robo-adviser” can give you guidance on where to invest it. That completely takes away the intimidation factor and hopefully breaks down some of the barriers that prevent people from saving.

There is no end in sight to the surge of interest in property in the Western Cape. In fact, one

of the most common complaints heard from estate agents is that there isn’t enough stock on their books. This, of course, doesn’t mean that estate agents aren’t doing their jobs and aren’t out there searching for listings; it means one of two things: either the properties on o� er are overpriced and are unlikely to sell at the listing price, or well-priced properties are snapped up before the ink is dry on the listing documentation.

All in all, there is a drastic need for more properties – in all areas and across all price ranges.

“Since 2013, the Western Cape has been the most sought-after residential destination in the country,” says Claudius Combrinck, MD, Adlab Advertising. “It o� ers so much and is well run. The Cape Town CBD and specifi cally the Atlantic Seaboard are booming as the demand outstrips the supply. Lifestyle estates further afi eld o� er families a more wholesome sort of lifestyle and are virtually all selling well. Many developers have realised the strength of the market and those who are producing quality developments are reaping the rewards.”

Unfortunately, Combrinck says, developers aren’t keeping up with demand. “I believe that more people

are migrating to the Western Cape than ever before and this trend is set to continue. Well-located, rezoned land for development is scarce and is priced at a premium – this makes it challenging to keep up with demand.”

John Chapman, director, Rabie Property Group, says his company has seen phenomenal growth in recent years. “The last three projects we developed, sold out a year ahead of completion – two of these, Mayfair and Matrix, within 45 minutes of their respective launches. Our most recent development in Century City, Waters Edge, which is larger than our previous projects, has been selling extremely well. At this stage 106 of

the 144 apartments (with a total value of more than R250m) have been sold within the fi rst few days of the launch.”

Pricing is always going to be one of the most important aspects linked to any buying decision and although there is sure to be continued demand for up-market, luxury units, there is also a growing need for reasonably priced homes.

“The surge in demand for property throughout the Western Cape has proven to be a bonus for developers,” says Riaan Roos, CEO, MSP Developments. “What we have found, however, is that there is an urgent need for well-priced units in well-run estates which o� er the right

type of amenities. Buh-Rein Estate is a prime example of what happens when you deliver what the customer is looking for: a� ordable property that’s situated close to Cape Town, the business hubs of Durbanville, Tygerberg and Bellville, as well as the wine routes.”

He adds that all the homes on the estate are provided on a turnkey basis, which means buyers (including fi rst-time buyers) don’t pay until they move in. “Our pricing structure enables us to include both bond and transfer costs, and we require no deposit or upfront booking fee, so if you decide to buy, the impact on your immediate cash fl ow is kept to an absolute minimum.”
