    TYPICAL CHARACTERISTICS

    SEMI-RURAL DISTRICT - LOCATION MAP

ess densely populated and developed than all other areas of

he city, this district is characterized by isolated single family

esidences, garden acvies, and large undeveloped natural

reas. Streets paerns do not connue the greater street grid,

re very long and somemes curvilinear, have few intersecng

treets, and oen end in cul-de-sacs. Boulevards are few,

ypically two lanes, and paved. Interior streets are narrower,

wo-way and are not always paved. No street wall is present

s lots are very large, buildings are detached, and setbacks are

reat. No sidewalks or pedestrian amenies are in these areas.

esidenal uses can be along major boulevards or interior

treets but are always accessed only by long driveways.

esidences are modestly sized to one or two stories, have

itched roofs, squarish windows and slight decoraon favoring

ost-Modern Colonials and Eclecc styles. Commercial uses are

nly along major boulevards and tend to be low scale with basic

ectangular shaped and at roofs, and are fronted by a small

    mount of surface parking.

and in this area is unique as it is connected to the mainland of

he city by only a narrow isthmus barely wider than US-90 which

uns along it, and is otherwise surrounded on all sides by Lake

ontchartrain and Lake St. Catherine. All interior streets are

ccessed only by US-90, extend along the individual ngers of

and protruding into the lakes, and terminate at the waterfront.

arcels are sited between these interior streets and the inlets

hat directly access Lake St. Catherine.

uildings here that are accessed equally by ground and waterransportaon tend to have a primary facade and entry sequence

acing each mode of transportaon. Commercial structures are

uilt on-grade, but all residenal structures are built on tall piers

nd are accessible only by stairs. Most residenal structures are

modestly sized with one or two occupiable oors designed in

radional styles, but they are aorded a degree of prominence
