Building Envelope Masonry: Masonry discoloration due to moisture from downspout and weep issues. Most masonry is in good condition. Gutters: There are some leaks in the gutters on the Northwest and Southwest side creating some ponding and masonry discoloration. Also some downspouts around building need to be repainted, color has faded due to sun exposure. Doors: The doors are in good condition. Windows: Windows are in good condition. Site Conditions Pavement Conditions: All paving in good condition, parking asphalt has cosmetic issues that could be refinished. Grade Condition: No major grading issues recorded

Summary of Conditions
Floors: The majority of the flooring is in good condition. There are several minor floor cracks on the flooring in the
coaches’ locker room. Floor inside main pool room should be refinished to avoid permanent staining from water. Several
rooms require the base to be replaced.
Walls: Walls are in good condition. Walls inside locker rooms and showers should be refinished, starting to show heavy
wear and tear in these areas.
Ceilings: Suspended acoustic ceilings throughout the facility are in good to fair condition. Doors and Hardware: The majority of the door hardware throughout the facility is not considered handicap accessible
and should be replaced, although doors have the right type of handle, they cannot be locked from the interior of the
classroom. The entrances currently have a secure vestibule, but lack a buzzer or doorbell system to moderate access to
the building. Several hollow metal door frames require new paint.
Windows: Windows throughout the facility are in good condition. Casework: Casework throughout the facility is plastic laminate, and in good condition. However, casework inside
meeting room needs to be refinished and adjusted.
Signage: Signage throughout the facility is in good condition.

Exterior Conditions Accessible Path: All paths to the building are ADA compliant. Stairs and Ramps: All ramps and curb ramps along accessible routes are ADA compliant. Changes in Level: N/A Door Landings: All landings outside of exterior doors are ADA compliant.
Interior Conditions Accessible Paths: All paths inside the building are ADA compliant. Protruding Objects: N/A Door Clearances: All doors meet required clear space. Doors Hardware: Doors throughout the school do not have the manual locking at the handle. Hardware should be replaced. Restrooms/Locker Rooms: Toilets throughout the building do not meet the required seat height, only ADA toilet fixtures meet the required 17”-19” height. Several urinals are mounted higher than allowed by ADA requirements. Multi-user restrooms currently have no mirrors. Girls ADA shower currently is not operable.
Drinking Fountains: Drinking fountains throughout the campus are ADA complaint. Counters, Sinks and Work Surfaces: Sink inside the meeting room does not comply with the required ADA height, currently at 35”. Clothes/Book bag Hooks: N/A Room Signage: Signage throughout the facility is in good condition.

No significant structural concerns were noted during our time on the site; however, our observations for this assessment were limited as described in the Preamble. If the District ever has any structural concerns, please let us know and we might amend our report.
Further study is recommended to determine if there is sufficient flexural capacity in the cantilevered masonry walls primarily exterior walls for screening walls shown in picture 1.

Montgomery ISD Aquatics Center is a two story structure with a standing seam metal roof system. The standing
seam metal roof system is bound by a prefinished perimeter metal. The drainage of the standing seam metal roof
system is accomplished by using gutters along all sides of the roof and drains onto the adjoining field. The single ply
roof system is bound by a prefinished perimeter metal. The drainage of the single ply roof system is accomplished by
using both primary and overflow field drains.
Roof Composition: No cores were taken on the metal roof system. No cores were taken on the single ply roof
system as it is still under warranty.
Deficiencies: The roof systems appeared to be in good condition as few deficiencies were observed.

3. Organic growth within the gutter./ 1 EA
4. Damaged membrane with exposed insulation./ 1 SF
Recommendations: Perform remediations to the deficiencies listed above. Performing recommended repairs may
extend the roof’s estimated remaining service life by slowing the deterioration of the roofing system components.
