Sales of newly built, single-family homes rose 2.2 percent to a season-ally adjusted annual rate of 546,000

units in May, according to newly released data from HUD and the U.S. Census Bu-reau. This is the highest new-home sales rate since February 2008.

“Our builders are seeing motivated buyers and the release of pent-up housing demand,” said Tom Woods, chairman of

the National Association of Home Build-ers (NAHB) and a home builder from Blue Springs, Mo. “However, builders are facing supply chain challenges, which is affecting the inventory of new homes.”

“This month’s new-home sales report is consistent with other government data and rising builder confidence that indi-cate a continual recovery of the housing market,” said NAHB Chief Economist David Crowe. “The uptick in exist-ing-home sales bodes well for builders, as it shows that the sellers are able to buy a new home.”

Regionally, home sales were mixed, rising 87.5 percent in the Northeast and 13.1 percent in the West. The Midwest registered a 5.7 percent decline and the South fell 4.3 percent.

The inventory of new homes for sale was 206,000 units in May. This is a 4.5-month supply at the current sales pace.. n

New home sales reach seven year high

This month’s new-home sales report is consistent with oth-er government data and rising builder confidence that indicate a continual recovery of the hous-ing market.

The Metro/Nashville and Williamson County Chapters held a joint meeting last month at the HBAMT offices. Joe Valley, standing, delivered a presentation about the services provided by Nashville Electric Service (NES) for those in attendance.

Ray Khayatt from Coldwell Banker Barnes lead an expert panel in a discussion about cultural diversity at the Sales and Marketing Council’s May meeting. A big thanks to First-Bank and Coleman American Moving Services for sponsoring the meeting.

An informative “Managing Emotional Home Owners” webinar was held May 6 at the HBAMT. The educational event was hosted and sponsored by the Remodelers Council.

Nationwide housing starts dropped 11.1 percent to a seasonally adjusted annual rate of 1.036 million units in May from

an upwardly revised April reading, according to newly released data from the U.S. Department of Housing and Urban Development and the Commerce Department. Overall permit issu-ance rose 11.8 percent to a rate of 1.275 million, the highest level since August 2007.

“The uptick in permits shows our builders are optimistic that more consumers are returning to the housing market,” said NAHB Chairman Tom Woods. “Even with this month’s dip in produc-tion, it should be a solid year for home building.”

“After a strong April, some readjustment in housing production in May was expected,” said NAHB Chief Economist David Crowe. “The starts and permits figures for the second quarter of 2015 are shaping up to be stronger than the first. This upward trajectory is in line with the re-cently released NAHB/Wells Fargo HMI, which found growing builder confidence in the market.”

Both housing sectors posted production de-clines this month. Single-family housing starts fell 5.4 percent to a seasonally adjusted annual rate of 680,000 in May while multifamily starts dropped 20.2 percent to 356,000 units.

Combined single- and multifamily starts fell in all four regions in May. The Northeast, Midwest, South and West posted respective losses of 26.5 percent, 10.2 percent, 5 percent and 12.5 percent.

Multifamily permits rose 24.9 percent to a rate of 592,000, the highest level in 25 years. Single-family permits increased 2.6 percent to 683,000.

Regionally, the Northeast and Midwest post-ed respective permit gains of 77.7 percent and 16.3 percent. The South and West fell 3.6 per-cent and 1.9 percent, respectively.

Builder confidence hits yearly highBuilder confidence in the market for newly built, single-family homes in June rose five points to a level of 59 on the National Association of Home Builders/Wells Fargo Housing Market Index

(HMI) released today. This is the highest reading since September 2014.

“Builders are reporting more serious and committed buyers at their job sites and this is reflected in recent government data showing that new-home sales and single-family construction are gaining momentum,” said Woods.

“The HMI indices measuring current and future sales expectations are at their highest levels since the last quarter of 2005, indicating a growing optimism among builders that hous-ing will continue to strengthen in the months ahead,” said Crowe. “At the same time, build-ers remain sensitive to consumers’ ability to buy a new home.”

All three HMI components posted healthy gains in June. The component gauging current sales conditions jumped seven points to 65, the index charting sales expectations in the next six months increased six points to 69, and the component mea-suring buyer traffic rose five points to 44.

Housing starts readjust, permit issuance reaches eight year high

Construction is underway on the houses taking part in the 2015 Pa-rade of Homes™. The HBAMT’s

popular custom home tour will open Sat-

urday, October 3 and run daily through Sun-day, October 18 at the Sherwood Green Es-tates community in Nolensville, Tenn.

This year’s event features an impres-

sive cast of local construction profession-als. Landmark Homes of Tennessee, a first time Parade builder, is ecstatic to be participating in this year’s show.

“After building in Middle Tennessee for 27 years, the team at Landmark is honored to participate in an event of such caliber,” said Nick Wisniewski, Vice President of Land-mark Homes of Tennessee.

Along with Wisniewski and Landmark Homes, Randy Arnold of Arnold Homes and the team at Regent Homes and Com-munities will be constructing amazing custom homes to round out this year’s four Parade houses.

Tournament was held June 2 at Fate Sanders Marina.

Triton Stone’s Jim Ford and Mike Williams took home first place honors following the af-ternoon weigh-in. Ford and Williams reeled in 17.99 lbs worth of catches, a total that includ-ed the “Big Fish” winning catch of 4.81 lbs.

Harold McLerran and James Crague from the MidSouth Electrical boat reeled in 17.68 lbs to just miss the top spot in securing a sec-ond place finish for the day.

And the Joe Haas Foundations team of Joe Haas and Rusty Rust reeled in 12.74 lbs worth of catches to net three place honors.
