NAIKNAVARE AND ASSOCIATES
COMPANY PROFILE
Naiknavare & Associates is a partnership firm established in 1986 engaged in the activity of
real estate development. The first project of the firm, “PRASHANTA” began with a small
plot in Tulshibagwale Colony in Parvati area of Pune. After the first two of years, when they
finished smaller projects of around 10-15000 sq. ft each in the middle class income group
localities of Kothrud and Aundh, they commenced their most ambitious project,
“ CHAITRABAN RESIDENCY “ in Aundh. This project comprised of 9 buildings housing 225
one, two and three bedroom flats. This project till date remains an excellent example of
sustained, positive, builder-customer relationship in Pune. Another project, which has been
widely accepted by customers, is ‘INDRADHANU’ in Kothrud comprising of 70, one two and
three bedroom flats where the beautifully designed apartments and landscaped
development have been well appreciated. A commercial project in the centre of the Pune
city, “ARTHASHILP” also deserves special mention.
After concentrating on the Deccan side of Pune in their formative years, the company shifted
their attention to the more cosmopolitan cantonment side of Pune with projects in Koregaon
Park, Kalyani Nagar and Wanowrie.
In 1997 ‘SUNSHINE COURT‘ a complex housing 112 one bedroom flats, 16 two bedroom
flats, 20 three bedroom flats, 13 row houses & 18 shops, all with modern amenities such as
swimming pools, landscaped gardens, fully equipped clubhouse, fountains etc was
completed. In the year 1999 ‘GARNET RESIDENCY’, a project of 2 and 3 bedroom flats
was completed in Wanowrie. TRINITY COURT, an exclusive project of 65 one, two and
three bedroom flats was completed in the Koregaon Park area, thus making the company’s
presence felt in all part of Pune city.

The emphasis of this firm has been to develop in-house facility in all areas of construction
viz sales, engineering, architecture, structural designing and property management
services. All the above in-house divisions facilitate quick decision-making and efficient
construction methods. Being a technically motivated group, every effort is made in
encouraging better construction practices. The firm has developed a strong fully equipped
team of Construction Engineers, Architectural Engineers, Legal Professionals, Marketing and
Sales Personnel, IT professionals, Finance personnel and Liason Personnel. All interaction
with the local as well as state and central government agencies are taken care of by the
firm’s in-house liason department. Over the years the company has built up and excellent
rapport with the various governmental agencies which control various aspects of the
construction industry. The company also enjoys an excellent rapport with all major financial
institutions like banks and housing finance companies. Apart from this, the management is
in close contact with all major political organizations on a state/ national level. The firm has
been continuously upgrading and enhancing the use of modern construction systems and
equipment.

The firm is one of the first to use Aluminum Tunnel Form equipment for construction in the
residential projects. The first lot of equipment was imported from Canada and thereafter,
the engineering department has developed the same indigenously. The use of this
technology allows the firm to complete construction of one entire floor in a record period of
seven days. In addition to the fast completion, the finishing and strength of the construction
is superior to that of conventional construction method. The use of the technology is also
cost effective and also saves on overheads due to faster completion period.
The aluminium formwork technology, AluFORM was used in the construction of SYLVAN
HEIGHTS, in the Aundh area of Pune. The construction of this project was completed in a
period of 9 months. The same technology was once again successfully implemented in the
construction of IMPERIAL RESIDENCE at Kalyani Nagar.

The firm started a first of its kind “Property Services Division” for its customers. This
envisages a full-fledged staff to maintain post completion requirements of their customers.
The functions of this division include supervision of all the agencies and contracts, such as
entertainment and community activities, gardening, security, house keeping, equipment
maintenance including elevators and pumps as well as administration. The Property Services
Division also encourages customers to lease/rent out their flats through their network at a
nominal service fee.

After consolidating their construction activities the company diversified into the hospitality
business with “Seasons Service Apartments” at Koregaon Park. This apartment hotel offers
fully furnished and equipped luxurious air-conditioned apartments varying from 575 sq.ft to
980 sq.ft with either single bedroom or double bedrooms including kitchens, dining areas.
The price is inexpensive as compared to other offerings due to lower overheads and taxes.
It has become the ideal home away from home for guests and enjoys excellent patronage
from the business community in Pune.
PROMOTERS AND MANAGEMENT
D. P.NAIKNAVARE : Age: 79 years, B.E. (Mechanical and Electrical). He has a wide range
of experience in construction of oil refineries, petro-chemical plants, chemical units,
fertilizer plants and major cross country pipe-lines. As the chief engineer of Gujarat Refinery,
he received the President of India Medal for having completed the project ahead of schedule.
In his diverse career, he has worked as the construction and maintenance manager of NOCIL
for eight years. He retired as Regional Vice President of M/s Dodsal Ltd. His wide experience
and maturity lends solidity and depth to the business.
H. D. NAIKNAVARE: Age: 45 Years, B.E. (Civil) and L.L.B. He graduated with distinction from
the University of Bombay in 1982 and started his career with reputed contractors like Jog
Constructions & Rathi Beharey Promoters and Builders. He was in business as an independent
contractor for a while. In Naiknavare & Associates, he is the partner in-charge of the legal
department, land procurement, accounts & administrative aspects of the company.
G. H. NAIKNAVARE: Age: 44 Years, B. Arch. She has completed her graduation in
Architecture in 1983 from Sir J. J. College of Architecture, Bombay. She has worked with
architects of international repute like Mr. Pheroze Kudianwala, M/s Dubon Consultants, Bombay
and with reputed builders & architects in Pune viz. Chaney & Associates and Gera Developers.
She is the partner in-charge of the architectural department of the company.
R. D. NAIKNAVARE: Age: 43 Years, B. E. (Civil), M. S. (Structural Engineering). He graduated
with distinction from the Bombay University in 1984 and has obtained Masters in Civil
Engineering (Structures) from the USA. He worked for two years with M/s Bharucha &
Motivala, a reputed firm of contractors in Pune. He is the partner in-charge of Marketing,

Finance, Procurement, Construction, Planning, Property Services & Structural Designing
Division of the company.
EMPHASIS FOR THE IMMEDIATE FUTURE
Real Estate Construction in Pune has become competitive. Naiknavare & Associates have
honed their skills to providing shelter to between 400 -500 customers a year in the higher
income bracket over the next five years. While this envisages flats with values between 10
lakhs to 25 lakhs each, a separate emphasis has been made to develop mass housing for
the lower income groups. This includes 2 room tenements, 3 Room tenements and 4 room
tenements at approximate values of Rs 3, 4.5 and 6 lakhs each. Additionally a few office
complexes for the IT industry as well as commercial spaces for retail businesses are also on
the anvil. With this in mind the company is aggressively sourcing properties in various
localities of Pune.
A write-up on AluFORM Construction System, which is a hallmark of our new projects, is
given below.
A L U F O R M
A Low Cost System for Housing Using Aluminium Formwork
AluFORM is a construction system for forming cast in place concrete structure of a
Building. It is also a system for scheduling & controlling the work of other
construction trades such as steel reinforcement, concrete placement and mechanical
and electrical conduiting.

AluFORM system provides
aluminium formwork for RCC load-
bearing multi-storeyed buildings and
enables the walls and slab to be
poured in the same operation. This
increases efficiency, and also
produces an extra -ordinarily strong
structure with excellent concrete
finish.
Due to the fine tolerances achieved in
the machined metal form-work
components, consistent concrete
shapes and finishes are obtained floor
after floor, building after building,
confirming to the most exacting
standards of quality and accuracy.
This allows plumbing and electrical
fittings to be prefabricated with the
certain knowledge that there will be
an exact fit when assembled. The
dimensional accuracy at the concreted
work also results in consistent fittings
of doors and windows. The smooth off
form finish of the concrete eliminates
the need for costly plastering.

The Aluform system of
aluminium forms has been

unique because it forms all
of the concrete in a building
including, walls, floor slabs,
columns, beams, stairs
window hoods, balconies
and various decorative
features in exact
accordance with the
architect’s design. No other
system can match AluFORM
flexibility to handle all
design conditions.

Unlike other construction systems the
AluFORM system of aluminium forms can
be erected by unskilled labour and
without the need for hoisting cranes. The
largest panel weight not more than 30
kgs which means it can be handled by a
single worker. The panels and other
sections are secured and fixed by steel
pins and wedges with spacer ties. The
only tool required is a hammer.
The system requires large volume of work and repetition in design. Quality speed and price
are equal or better than any of the other systems. AluFORM enables the use of load bearing
wall design for 15% savings in the cost of the structure.
