Happy Republic Day to all.

Villa SalesPlease note sales of villas must include an Association NOC letter as well as the transfer fee to the Association as stated in the Bye- laws.

VolunteersUpgrades areas that need volunteers to lead are:• Road speed breakers in front of

complex (BBMP)• Property street lights (KPTCL)• Basement safety equipment• Security• Completion of gym equipments

procurement• Gym flooring• Placement of TT table• STP area redesign• STP water usage for  garden• Play area design and

implementation• Fencing near exit gate• Painting of basement• Pots purchases• Fire safety in electrical room.• Electrical room cabling managementWe request residents to come forward and head these efforts.

New ManagerMr. Somshekar is the new property manager. His number is : 9035839729. Please contact him with

any concerns. He can assist residents with the katha transfer, electricity transfer, and payment of property tax and electricity bills.

Waste DisposalRecently vehicles dumping wet waste were spotted next to the complex. The police and BBMP have been notified. Volunteers to interact with the police would be helpful with this unsanitary situation. Volunteers have come forward to to meet with the BBMP Commissioner.

SecurityAfter numerous complaints about security, the Association has decided on a replacement. The process of the handover has started.

Villa keys must not be left with security. The Association cannot and is unable to take responsibilities for villa keys left with security or the manager. Keys should not be left with either.

SafetyPlease, no speeding in the basement. A snake was discovered on site. Please be aware of your surroundings.

Basement DebrisIf you are in the process of remodeling or planning to remodel please do seal

the area of work in the name of health and decorum. Please have your basement debris and leftover material removed at the earliest.

GymPlease turn off all equipment once done.

A punching bag has been added to the gym.

Association DuesYour maintenance payment immediately adds to the value and quality of your property. There will be 2% (per month) charge for overdue payments.

Payments in full for the 6 month invoice, on the due date, will receive a 500/- rebate.

Questions regarding finances must be immediately directed to the Association Treasurer, Mr. Manohar Singh.

Payee List The community thanks those who have paid their dues. There are no dues this month. If incorrect please inform the property manager Mr. Somshekar (9035839729).
