PROPOSED LAND USE The proposed land use seeks to create high-value rela- tionships between land uses, create town and neighbor- hood centers at walkable scales, ultimately seeking to foster more sustainable, human-scale, ecologically-sound development patterns. Creating better transistions between land uses, especially along arterials, can help to capture better value in terms or goods and services availability, cultural exchange op- portunities, a synergisticly positive relationship of com- mercial, employment and residential uses to transit and infrastructure investment. Similarly, location of goods and services providers in positions that promote walkability and shorter trips cre- ates healthier neighborhoods, more interaction between neighbors, support for transit, and a better sense of com- munity from the standpoint of placemaking. More compact neighborhoods that incorporate the rich educational, cultural and health values of contact with high-functioning natural systems also foster walkability, a sense of place, stewardship opportunities and community cohesion. All of these moves see the Bear Creek area becoming a strong, high-functioning, high value capture area that fos- ters a vibrant community while creating a highly-sustain- able vision for Surrey’s future. KEY MOVES: - Improve habitat diversity, soften edges and im- prove connectivity wherever possible - Develop an extensive, integrated system of trails and paths along riparian corridors - Develop programs to foster habitat edges along residential adjacencies - Foster stewardship and community involvement in the design and maintenance of the Bear Creek trail and park system - Create community locations for interpretive learning activities and community events surrounding the Bear Creek watershed and stream systems.
