one time and 3500 permanent hospital jobs.Also in the area is a private hospital, to be

developed and operated by global hospital group Ramsay Health Care. It will be co-located with the SCUH and provide 200 beds. Construction commenced in late 2011 with completion in late 2013. It will create 360 construction jobs with 700 permanent medical and support employees.

The Skills, Academic and Research Centre (SARC) will also provide education and research in the hospital campus. It has a $60.8 million capital investment with facilities for approximately 1300 students a year. SARC is a collaboration between the University of Queensland, the University of the Sunshine Coast and Sunshine Coast TAFE. It will provide jobs for 150 academic and support staff.

Kawana Health Innovation Park (KHIP) is a commercial development precinct, distributed across a number of sites across the campus. The KHIP will deliver a range of ancillary health and support services.

It is anticipated that construction of the Kawana town centre project, located almost adjacent to the SCUH precinct, will commence in 2013. The town centre project incorporates approximately 80,000 square metres of retail, commercial, community and entertainment uses plus a range of integrated medium-density residential development sites. It will generate an estimated 5000 construction and permanent jobs. It is expected the fi rst stages of the medical precinct will be developed to coincide with the opening of the public hospital.

ECONOMIC BENEFITSThe entire project will generate economic stimulus across the whole Sunshine Coast, with an economic multiplier effect well in excess of the project’s $2 billion capital cost. But it’s expected that the impact in the Kawana locality – as the ‘epicentre’ of this investment – will be most dramatic. The economic impact of the creation of almost 10,000 jobs – manning not only the medical operations but also the surrounding commercial, retail and residential development and spanning a range of skills, demographics and income levels – will create a dynamic ripple effect, particularly in terms of demand for housing, urban and personal services. It has been projected that the annual operating cost of the public hospital alone will be around $700 million, with a very large majority of that being spent within the region.

unprecedented economic growth spike for this region.

The implications for the immediate surrounds of its Kawana location will be far-reaching and immediate. The construction phase and subsequent operation of the hospital precinct is expected to generate billions of dollars in capital expenditure, signifi cant new employment and wide-ranging demand for residential, retail and commercial uses, and with that valuable investment opportunities.

WHAT IS IT?Centred on one of the largest

hospital and associated health-care projects undertaken in Australia, the precinct will provide a very powerful economic catalyst and employment generator for the Sunshine Coast. The components of the area include

the Sunshine Coast University Hospital

(SCUH), which will be developed as a

private-public partnership with

Queensland Health. The successful private entity,

which will now come from a shortlist of three consortiums, will be decided in the fi rst half of 2012. Stage one construction commences in 2013 to open in 2016. SCUH will provide 450 beds in 2016, expanding to 738 beds in 2021. With a $2 billion capital cost budget, the project will generate up to 2000 construction jobs at any

the relocation of existing regional medical services – and therefore existing Sunshine Coast workers – the majority of permanent positions will be newly created and will result in new families moving into the region. Signifi cant economic activity will also be generated by these multiple project construction programs. Beginning with Ramsay Private’s construction team of 360, the daily construction workforce is expected to exceed 3000 once SCUH and adjoining developments are started.

approximately 3500 dwellings in the Birtinya neighbourhood and about 1000 planned for the beach-frontage Bokarina neighbourhood. There will be a mix of housing types including single-lot homes, townhouses and apartments, plus boardwalks, community facilities and quality open spaces. The local amenity is appealing to many buyers with a surf beach a walk away and schools, sporting facilities and community services close by. The residential neighbourhood is a short distance from the hospital precinct with access supported by planned pedestrian links.

Given the above assumptions regarding both demand and supply, it is realistic to expect there will be strong demand pressures on the existing residential stock in the surrounding locality.

PLANNED REGIONAL GROWTHThe SCUH health hub will be established in a single development time frame from 2011to 2016 (with Ramsay Private operating from 2013), providing a very signifi cant commercial ‘destination’ catalyst. This immediate, powerful anchor will mean many businesses representing the myriad medical, allied health and support services that typically co-locate near a major hospital precinct will want to establish themselves as close to the timing of the operating launch of the private hospital and SCUH precinct as possible.

The master-planning has sought to bring the total hub together in an integrated, connected, campus-style framework. The mix of commercial attributes plus an expected fi nancially strong profi le of end-user businesses

will generally support the bankability, and likely green lighting of ancillary commercial projects, supporting the momentum generated by the core catalyst.

It is expected that the commercial legitimacy and drawing power generated by the SCUH precinct will justify the accelerated development of the surrounding Kawana Waters planned community as one of three hubs in the southern half of the Sunshine Coast, which will account for the signifi cant majority of the region’s planned medium and long term future growth. In the south, Caloundra South is expected to deliver a population of 50,000 and to the west, the Palmview project is expected to house 17,000 to 20,000 people. Palmwiew is also co-located near the University of the Sunshine Coast.

Caloundra South and Palmview will have easy road access to the Kawana health hub. Ultimately Caloundra South will be connected to Kawana by rail and it is planned that Kawana and Palmview will be linked by a direct east-west public transport corridor known as the Green Link. This relative positioning is considered to further strengthen the strategic positioning and value of the health hub and immediate surrounds.

Coffee lovers at Gloria Jeans Buderim thought they’d accidentally ended up on the wrong side of Burnett Street

recently, when RealWay Buderim took over the store as part of the local Support Our Chappy campaign.

The fundraising event was created by Gloria Jeans Buderim owners John and Maree Ratcliffe to keep Buderim Mountain State School’s chaplain, Dave Larkin, at the school for 2012. Ten Buderim businesses are monthly sponsors, and as part of its March sponsorship RealWay got to deck out the store in its company colours for a day. Gloria Jeans employees wore RealWay T-shirts and three regulars walked away with free coffee for a month, courtesy of principal Jarrad McCarthy and his team.

Some Queensland unit buyers may be moving into the units, unaware of restrictions on their properties

that make permanent occupancy illegal. Archers Body Corporate management

director Andrew Staehr says there are many strata-titled properties in Queensland with restrictions that prohibit permanent occupancy of units. “Neither we, nor the body corporate and its committee, have the power to restrict a particular type of occupancy under the Body Corporate Act,” Staehr says. “It is up to the local council to enforce the rules which apply to the property. We’re appealing to prospective unit owners to do their research before purchasing to avoid tenancy disputes.”

Staehr advises prospective buyers to contact the council and check the building records to ensure there are no restrictions on permanent occupancy of the units. It’s also advisable to check the body corporate by-laws and talk to the body corporate manager or onsite manager about any restrictions in place.

‘VOLCANO’ TOWN A HOT SPOTLandsborough’s country-life charm, with its colourful heritage, vibrant cafes, arts and crafts and easy access to the city and coast is proving a magnet for newcomers settling into blossoming estates.

L andsborough is at the base of the southern end of the Blackall Range, 15 kilometres east of Maleny and

20 kilometres west of Caloundra. Named after British-born explorer William

Landsborough, who was the fi rst European to cross Australia north to south, the town has been regularly reinvented. Originally called Mellum Creek (mellum is an indigenous word for volcano), the fi rst European settlers arrived in the area in 1871, when Isaac Burgess built a slab hut with bark roof that became a stopover for Cobb and Co coaches on the way to Gympie.

One of the Sunshine Coast’s oldest townships, it became the main transport centre for produce brought down from the range after the railway opened in 1891. The rail services priority then switched to commuters coming from the west, east and north, to catch the train to Brisbane.

After being bypassed by the Bruce Highway,

which now forms its eastern boundary, Landsborough turned itself into an arts and crafts centre, with some wonderful cafes, outdoor dining areas and interesting shops. It also has a brilliant historical museum, the Sunshine Coast’s fi rst.

New residential estates have mushroomed and the pace continues to pick up as newcomers discover its quiet country-town lifestyle, within easy reach of the city and coast.

The upgrade of the railway line between Caboolture and Landsborough will make the area even more appealing for residential development. Having once been the last Bruce Highway stop before the Caloundra turnoff, it is very close to the M1.

BUYING RESERVES AN INVESTMENT IN FUTURE

Sunshine Coast Council has bought 46 hectares of conservation land

at West Woombye to help protect the long-term health of the Coast’s habitat.

The new reserve connects to existing reserves and the Triunia National Park, bringing the total protected network to 128 hectares.

The acting manager for environment policy, Robyn Douglas, says protecting the region’s core habitat area is one of the key actions identifi ed in the Sunshine Coast Biodiversity Strategy. “Purchasing this parcel of land has created a much larger protected habitat area,” she says.

“This will ensure the area will continue to support a diverse range of native plants and animals into the future

and strengthen its resilience to disturbance.”

This is one of the many key conservation projects funded by the Environment Levy. Other levy projects this year include:• A new Backyard Biodiversity

module for council’s web-based Living Smart Program,

• The development of the Coast’s fi rst Biodiversity Report Card,

• The ongoing rehabilitation of our coastal foreshore from Kings Beach to Sunrise Beach,

• Large-scale rehabilitation of the riparian stretches in Mooloolah River catchment,

• Environment grants to private landholders to undertake natural resource management activities on their property, and

• Partnerships with 17 community environmental groups within the region.
