Welcome to the Fall Edition of My Massanutten! It is hard to believe this marks the one-year anniversary of the new digital format. We hope you love it as much as we do! Not only has it gone from being published semi-annually to quarterly, but it also now contains more interactive features such as clickable links and embedded videos.

In this issue, there are exciting new happenings at the Resort including new electric car charging stations, all of the festivities surrounding 50 years at The Nutt®, as well as all the improvements that are happening on the ski slopes and in the ski lodge, one of which is an updated owners lounge in the ski lodge.

Enjoy a one hour carriage ride along the scenic trails of Massanutten’s Western Slope!

As an owner, you have the option to allow friends or family to use your reservation. In order to allow a guest to check in to your reservation, you will submit a key release form, which is a written authorization allowing your guest to check in.

Please note the new policy, which took effect in July 2021:

Owners will receive (1) free key release per year, per contract (account). For a second key release received in that same calendar year, the cost will be $20.00. For any additional key releases received in that same calendar year, the cost will be $50.00 per key release. For payment of any key release fee, speak to our Reservations team.

At the end of each year, the Board of Directors sets your Association’s budget for the coming year. Even though your account is billed once a year, you are welcome to make partial payments leading up to your due date. This can ease the burden of a one-time payment.

We are in the process of upgrading our property management software, which will have electronic (paperless) billing and automatic payment features. You are welcome to prepare for e-billing now by opting-in on your next invoice or by emailing us at

[email protected] with your request, name, and Association ID (account number). Until we have an automatic payment feature available, please feel free to make partial payments online at the owner’s website.

Need to register? It’s very simple: you’ll need the primary last name, owner number (found on your owner

statement), and zip code. For assistance with registering and/or making a payment, check out the how to videos here. We also have agents ready to assist you through live chat on the website.We will publish an update when our system upgrade is complete and these two features are available to you.

Effective for the winter 2021-22 season - All owner Gold Card discounted products MUST be purchased through the owners website. Owners will need to login to their online owner account to receive their Gold Card discount. Owners MUST show their physical Gold Card for in-person purchases. For items purchased at non-Gold Card rate, owners MUST show their physical Gold Card at the ticket window to receive a refund for the price difference.

To register your online owner account, you will be required to enter your owner ID. This is located on the top of your invoice. When you create your password, use at least one capital letter, one number, and one symbol (for example % or #).

Please be aware that Massanutten® is consistently made aware of companies that defraud owners like you out of thousands of dollars with the promise of selling or renting their timeshare. These companies typically promise they can sell/rent your timeshare, allege they have a ready buyer/renter and usually charge large upfront fees. There are also relief companies which typically claim that you can be released from your contract and/or relieved of your annual maintenance/assessment fees. Some of these companies even allege they have a relationship with Massanutten. Don’t be tricked by

professional-looking ads, documents, websites, or certain business ratings. These resale and relief companies usually shut down after a few years when they start to feel the pressure of government agencies or mounting lawsuits and simply start a new company.

RECENT SCAM DEVELOPMENTA U G U S T 2 0 2 1

We continue to be made aware of scam companies contacting owners promising to sell and/or transfer ownership of their timeshare. Several of these companies even use Massanutten logos in an attempt to appear legitimate. If you receive unsolicited contact by a company claiming to sell or transfer your ownership, it is likely a scam. Please email

or call the Owners Association at [email protected] or 540.289.4904 if you have questions.

Below are two recent examples. In the first example, the company fraudulently uses Massanutten’s logo. In the second example, the company fraudulently uses the American Resort Development Association’s

logo to appear to have support of ARDA.

We’re excited to announce we will have a new restaurant at the WaterPark! The restaurant will have an aquatic theme and feature bar, table, and booth seating. There will be an area for foosball, shuffleboard, dart boards, and TVs for your entertainment. This is expected to be completed in the first part of 2022.

SKI TERRAIN EXPANSION PLANSWe are excited to announce major terrain expansion in the coming years! New for 21-22 season is a new conveyor lift and expanded beginner terrain and opening new “most difficult” terrain under the existing lift 5 lift line.

2022 is where the real excitement begins with the addition of two new trails, a new “More Difficult” trail and a new “Most Difficult” trail with both being served by lift 6.

The 2023 season will see the installation of a new detachable quad lift to replace the existing quad lift 6 to the peak and a new double black diamond “Most Difficult” trail under the lift.

Exciting as that is, we are still not done yet with the summer of '24 seeing two additional “More Difficult” trails, with one connecting Paradice to Mass Transit and another new trail off of lift 5.

SNOWMAKING IMPROVEMENTS • 50 new semi-automatic HKD low energy air water

snowmakers will be placed primarily on Diamond Jim and Paradice ski trails. These new snowmakers will allow us to simultaneously cover more of the mountain than ever before and use less energy at the same time.

• 4 automated new tower mounted Techno Alpin fan style snowmakers will also be added to the arsenal this winter. These snowmakers will be placed on the Southern Comfort trail.

• 2 new snowmaking pumps will be added to the heart of the snowmaking system to increase water pressure and give us more flexibility on where we can make snow.

PATROL ROOM• The ski patrol room is also undergoing a long-awaited

full makeover with expanded storage and a new locker room in the lower level of the lodge.

NEW OWNERS LOUNGE • We are remodeling the third floor of the ski lodge.

This renovated space will be dedicated to our owners to relax in and enjoy.

• Fully renovated bathrooms, TV’s, fireplace, windows, new furniture throughout and service bar will be in place for owner’s enjoyment.

MID MOUNTAIN GRILL• Adding three permanent rest rooms to Mid Mountain Grill.• Expanded menu options and hours.

LODGE EXTERIOR• New improved walkway to Base Camp and lower level

of the lodge. Plus new siding on General Store side of the lodge.

RFID GATES • We have partnered with

Axess to provide direct to lift access for our ski guests this season. Season passes and reloadable day pass cards will be used to eliminate the need to go to the ticket window.

• Electronic gates will be placed at each lift to allow access to the lift based on ticket type and time of day.

EXPANDED BEGINNER TERRAIN• A new 650’ SunKid

conveyor lift will be replacing the J-Bar (last original lift). The new lift will service newly created beginner terrain for skiers and riders to enjoy.

• This area will be regraded for the new lift along with snowmaking improvements.

• New LED lighting in this area and others will improve the nighttime experience and help reduce our carbon footprint.

We’ve established a community service committee to continue our service outreach and facilitate opportunities for our dedicated employees to make an impact in our local community.

The Resort partnered with United Way of Harrisonburg & Rockingham County for the 2021 Day of Action on Friday, September 24, 2021. Thirty-three employees participated in four different projects. Watch our event recap video or read more below.

Blacks Run Clean-Up Employees helped pick up debris and trash from the streambank throughout the Harrisonburg Downtown Corridor.

EAUS Spruce-Up Employees assisted Build United with home repairs and modifications.

Smithland Elementary Community GardenEmployees helped expand the school's community garden! They added raised garden beds to their existing garden closer to the school where the water source is better.

COMMUNITY SERVICE PROJECTS

Massanutten partnered with the Harrisonburg-Rockingham Chamber of Commerce for the 20th Anniversary of ValleyFest on September 18, 2021 on the slopes of Massanutten Resort. All proceeds for this event benefit the Harrisonburg-Rockingham Chamber of Commerce.

Mud Kitchen/Playhouse Build Out at Roberta Webb Child Care Center Employees assembled a small cedar playhouse and mud kitchen. This project will allow the children more creative exploration outside. The two year old group was grateful to have a second play area completed!

Enjoy a recipe from our very own Chef Mike Rittenour, named 2020 Virginia Chef of the Year at the VRLTA Ordinary Awards.

• 3 cups dried white beans• 1 pd diced slab bacon • 2 bunches kale • 1 medium diced onion• 3 cloves minced garlic• 1 tsp dried oregano• 3 tsp dried basil• 1/3 cup extra virgin olive oil• 1/2 tsp crushed red pepper flakes • Salt and ground pepper• 1 gallon chicken stock• Approximately 1 gallon water

Fry bacon till brown. Add garlic onions and dried spices. Toss in beans and stir till onions are translucent. Add chicken stock. Bring to simmer.

Simmer until beans are soft (about 2 hours). Replace stock with water as it evaporates. Cut kale into 1 inch strips. Stir kale into soup and simmer for 40 minutes.

Season to taste with salt and pepper. Then float olive oil on top and enjoy!

HEALTH & WELLNESS

It’s important to remember to take care of yourself. Sometimes we get caught up in the day-to-day living that we forget to think about ourselves. Our Wellness Committee has put together some tips to keep your mind, body, and soul well!

Drink More WaterThis one is easy and has numerous health benefits. Water aids in digestion and keeps the bowels moving. Staying hydrated also helps to eliminate toxins from the body. Drinking more water can even help with weight loss. Find a reusable water bottle and set daily intake goals. Challenge yourself!

Cut Back On Sugar We typically think of sugar being in drinks like soda or sweets like cookies and cakes, but sugar is a hidden ingredient in many drinks and foods. The American Heart Association recommends between six and nine teaspoons of sugar a day, depending on your overall caloric intake. Instead of soda, drink plain water. Instead of a cookie, add a handful of blueberries to your yogurt or cereal.

Get OutsideMany of us spend much of our time indoors, whether at work or at home with family. Go outside! Get away from the TV and your phone. Your respiratory system will benefit from the circulation. Time outside can also promote mental health and stress reduction. Ultraviolet rays from the sun can even release endorphins. Don’t forget the sunscreen!

Slow Down & Relax Life gets busy and it can be difficult (and sometimes nearly impossible) to avoid stressful situations. It’s important to slow down a bit and allow yourself to relax. If you notice yourself becoming anxious or tense, try to remain calm until you can find an outlet, such as taking a quick walk outside to get some fresh air. As the popular phrase reminds us, don’t sweat the small stuff!

As the pandemic caused a halt in travel and moved many parts of life online, Massanutten aimed to create a virtual tour, providing visitors with a way to virtually explore all the resort has to offer as they anticipated their next vacation at the resort. Frameless Technologies produced and integrated traditional, aerial, and 360-degree photos into the new interactive Virtual Property Tour, allowing users to navigate around the resort online and take an up-close look at different activity areas, dining options, and accommodations. The tour features 360-degree interactive images of more than 6,000 acres of property with icons denoting different areas of the resort including recreation, family adventure, shopping, and wellness. With the details that are available

throughout the virtual tour, visitors are able to plan their next trip in depth and easily visualize the activities they will experience once they arrive at the resort.

Each year the Award of Excellence, the highest honor, is granted to entrants whose ability to communicate positions them as the best in the field and the Award of Distinction is presented for projects that exceed industry standards in quality and achievement. What is one stand out guest memory you’ve had since working at Massanutten®?One standout guest memory for me happened a few months ago over the summer. We had a family of four in Real Escapes playing the VR and one of the young boys wanted to play one of the competitive versus games called Hyperdrome that we have available, but no one wanted to play it with him, so I offered to play against him after they had all finished their session. We ended up playing against each other twice and it was a lot of fun. - David

One day I was working at the front desk checking in a family into the facility and she started tearing up. She shared with me that her and her two teenage sons have been coming to the resort since they were toddlers. She showed me pictures of them from over a decade ago. I would say the location of the resort is one of the best things about it. Yes, we are in the mountains and have attractions of our own but being located in the valley supplies us with plenty of hidden gems in the area that are off the resort as well. - Nathan

Massanutten has three completely immersive escape rooms that are an adventure like no other! You can submerge yourself in another world at Real Escapes at multiple virtual reality stations and racing simulators. Diamond Jim’s Arcade is a state-of-the art arcade with games that range from the latest video games to classic redemption games. These teammates make sure our owners and guests have only remarkable experiences while they are visiting these areas.

Eagle Trace’s 2022 annual assessment billed each annual owner will be $661 which is a 4.9% increase from the 2021 annual assessment of $630. The $661 annual assessment for 2022 is comprised of a $618.86 assessment for time-share expenses, net of other income, and a $42.14 assessment for replacement reserve.

$618.86 assessment for time-share expenses, net of other income are calculated by dividing the 2022 budgeted time-share expenses, net of other income earned by the Association, by the total number of estimated equivalent annual week owners in the project. The time-share expenses, net of other income earned by the Association, are projected to increase 13.8% in 2022. Included in the assessment for time-share expenses is bad debt reserve expense assumed to be 8.5% of 2022 billed assessments.

$42.14 assessment for replacement reserve represents a 51.2% decrease from 2021’s assessment for replacement reserves. This will result in the Association making a contribution to the replacement reserve fund in 2022 of at least $495,000.

There are no other reserves being funded by the Association.

G E T T H E M O S T O U T O F YOUR OWNERSHIPEagle Trace® ownership is all floating week/floating condo ownership. Floating means that you do not own any particular week or condo. According to your Public Offering Statement, you have purchased the right to request an Eagle Trace condo for one week based upon space availability. With a floating timeshare – timing is everything!

1. Pay your Massanutten Resort® assessment fee up to and including the year you are attempting to reserve.2. As soon as your fee is posted, request your week assignment (even if you only plan to deposit it).3. Reservations for floating timeshares are done on a first-come, first-served, space available basis. The earlier you request your week assignment, the more luck you will have getting the week you prefer.4. To find any availability at all, we recommend that owners call us no later than February; to find availability in any popular week, we advise owners to call before bills go out in November.5. Request your week assignment online at owners.massresort.com as soon as possible. Watch for written confirmation.6. If you decide to deposit your week with RCI®, please be sure to read the When should I deposit? paragraph in this article. Depositing online at RCI.com provides you with documentation that you completed your obligation.

7. Remember, never contact RCI to deposit before you have contacted us and received your assignment. In the event that you neglect to call for a reservation until after April of the year in question, you may discover that all of the Eagle Trace weeks for that year are booked.

This happens because in January and February each year, many weeks do not book up. Fortunately, RCI allows us to deposit weeks in advance allowing us to transfer to owners who call too late to find a future week available.

What is a deposit?As a vacation owner, you have the option to deposit your vacation week with RCI to exchange for another week similar to yours. Upon deposit, your week is assigned a Deposit Trading Power, which you can use to determine which exchange vacations are available to you. Many factors influence Deposit Trading Power, but the only one you can control is the timing of your deposit. Depending on when your deposit is made you can exchange for a vacation beginning 1 year before the start date of your week through 2 years after the start date. That's a 3 year travel window!

When should I deposit?The RCI rule of thumb is to deposit your week 2 years to 9 months in advance of the start date of your ownership week to receive 100% of your available Deposit Trading Power to use for exchange. However, when you can deposit may vary based on when your resort makes your week available to you and when you pay your maintenance fees.

RCI has indicated to us that deposits made more than 9 months in advance will carry maximum trading power. If you deposit within 9 months, you’ll receive a percentage of the maximum Deposit Trading Power based on a sliding scale.

Mid-November | Annual assessment fee invoice is mailed.

January 1 | Annual assessment fee is due each year. Please note if you have any type of reservation during January your fees must be paid in full prior to arrival. Fees can easily be paid online at owners.massresort.com.

Last Business Day of January Full payment of assessment fee must be received in our office. If not, a $25 late fee is incurred and finance charges begin to accrue each month at a rate of 1.5% per month.

March 15 | Collection Deadline! You must make a payment arrangement with your Owners Association

prior to this date to avoid being turned over to an outside agency, where you will incur additional charges of approximately 33%. If you call the Association, you can set up a payment plan to avoid collection charges. Please call 540.289.4904 option 1. We cannot set up a payment plan unless you call.
