Isn’t it interesting how the mood of an entire country, state or region changes? If you head back to 2008,

when My Property Preview f rst hit the driveways and pathways of the Coast (in the days before that pesky GFC had made a real impact in our part of the

world), the Coast’s business owners, investors, developers and retailers were happily bobbing along, doing their thing.

Then a few years ago it all changed. Many of us had to tighten our belts. Property prices dipped, business owners cried poor and many a newly retired baby boomer had to head back to work.

We toughed it out, and here at My Weekly Preview we have been heralding a change of mood for a while now. You see, we have noticed that among friends, colleagues and clients the past year or so has brought more optimism and conf dence. We thought we would test that theory, so this week we chatted to those in the know in property, development, education and other industries to f nd out if there really is a renewed sense of vitality out there.

From Tuesday to Thursday there is an inconsistent E/SE ground swell with waves only around the one to two-foot mark. Winds through to Friday will be tending northerly with lighter NW in the morning. Spots to check would be the open beaches for more swell early, then the northerly corners in the arvos. Saturday has a southerly change

with SW winds early, followed by a SE change. However, waves will be even smaller Saturday around the half to one-foot mark. Hopefully there is a small southerly ground swell predicted to build for Sunday arvo. So hit the open beaches. However, winds will be from the E/NE, making it a bit messy. High tide is between mid-morning and lunchtime all this week and the water temp is still sitting around the 20-degree mark. A spring suit for the early morning is

a good call. Good surfing and here’s hoping for at least some rideable waves.

It’s all happening at the Big Top.The iconic sails of Maroochydore’s f rst shopping centre are preparing to be replaced as part of the $20 million Big Top Market Fresh project. With a focus on fresh, local and convenient, Big Top Market Fresh will feature Shane Stanley’s Farmers’ Markets inside the centre alongside existing and exciting new retailers. Stage one is already well progressed (see last week’s MWP cover story) with seven new restaurants including the relocation of the Sunshine Coast’s only dedicated live music venue, Solbar, into larger premises to build on its reputation and ability to attract high-prof le musicians.

Reed Property Group development director Ross Webb says Ocean Street will open from breakfast until late, offering dining and world-class entertainment in a safe, family-friendly environment with easy access to parking, public transport and taxis.

Stage one is opening from Easter with the f nal project to be delivered later this year. Woolworths, Malouf Pharmacies and the newsagency have continued to trade in the existing Big Top Shopping Centre throughout the refurbishment.

Michael Shadforth, from Ray White Commercial Maroochydore, is noticing a new-found confidence amongst local small-business owners.

Since the federal election, there has been a dramatic turnaround in commercial real estate. There was an increase in activity in the f rst part of the year. Most noticeably are tenants deciding with more conf dence to expand or open up a new business.

Michael Shadforth, managing director of Ray White Commercial Maroochydore, says, “Although there are still a lot of retail vacancies, the majority of quality space has been snapped up thanks to renewed conf dence, a lower dollar and a welcome return to sunshine.

Sales of businesses on the Sunshine Coast have increased dramatically since last year’s federal election. There are numerous factors why, including stability in the economy, record low interest rates, high unemployment and the endless growth opportunities available on the Sunshine Coast.

Sunshine Coast TAFE attracts students from far and wideMore than 230 students from 23 countries chose Sunshine Coast TAFE to further their studies in 2014.

Sunshine Coast and Wide Bay Institute of TAFE director Leeza Boyce says it is the largest number of international students the institute has welcomed and they come from all corners of the globe including Bolivia, Cameroon, China, Italy, Nepal, Peru and Taiwan.

She says they are enrolled in a wide range of courses with the most popular including f tness, business and nursing.

“Despite international student enrolments across the country’s vocational education sector experiencing a moderate decline over the past year, Sunshine Coast TAFE has maintained its strong presence and continued to enjoy increasing numbers, with our international student population almost doubling in size since last year,” Boyce says.

“The combination of the Coast’s busy business centres, scenic beaches and idyllic surrounds is proving the perfect setting for education and training for our international students. We have also made a big impact on the international vocational education and training scene, with a strong reputation for providing real employment opportunities that students can apply anywhere in the world.

The University of the Sunshine Coast is playing a crucial role in boosting the educational aspirations and the economy of the Sunshine Coast.

USC’s Vice-Chancellor professor Greg Hill says the university injects more than $536 million a year into the local economy and helps local industries by providing job-ready professional graduates. “As health is the number one employer on the Coast, USC ref ects this with its programs in allied health – such as nursing science, paramedic science, psychology, occupational therapy and biomedical science – among its largest degrees,” he says.

Public Hospital, which is set to open in late 2016.

The $1.8 billion public hospital is Australia’s first

major new hospital in more than 20 years on a

greenfield site, and will, by 2021 become a

738-bed hospital set to treat about 10,000

inpatients per year. When it opens in 2016, the

public hospital will need more than 3500 staff,

and by 2021 about 6000

doctors, nurses,

administrative and allied

health professionals will

be required to run it.

A healthy outlookThe recently constructed GP Super Clinic in Sippy

Downs opened last month. Located opposite the

University of the Sunshine Coast campus, the

3000-square metre clinic is operated by Ochre

Health. Six doctors are currently practising there,

with the ability to accommodate eight more. Five

registered nurses are also working in the centre.

The new facility includes a large general practice,

X-ray and imaging, pathology and a pharmacy,

and a number of allied health providers will be

available including psychologists, dieticians,

podiatrists, physiotherapists and exercise

physiologists. According to the centre its focus

will be on the management of chronic disease

plus acute care through the walk-in service.

“Students at USC have access to the very best available facilities

This year USC introduced new degrees in law and creative industries in response to strong community demand, and he says major building expansion ensures the university stays ahead of its continued rapid growth. Work began recently on a $36.5 million Engineering Learning Hub, which received funding from the Australian Government’s Education Investment Fund, and will feature state-of-the-art visualisation laboratories and virtual reality technologies.

“USC is where the rubber hits the road as far as providing the qualif cations the region needs and providing our young people with the qualif cations they’ll need to succeed.”

Hill says USC’s growing research reputation is making the region a preferred destination for high-quality staff and students, while its Innovation Centre supports start-up businesses and provides important training opportunities.

With the sun shining brightly across the Sunshine Coast, most would be well aware of the bumper season enjoyed by tourism operators in recent months. Returning to the beautiful weather for which Queensland is famous, coupled with signs of an improving economy, the Sunshine Coast has experienced an estimated 10 to 15 per cent increase in visitor numbers. Many accommodation houses have reported their best summer holiday season in almost a decade.

Pleasingly, the outlook for 2014 brings more good news for the Coast’s tourism and hospitality businesses. While the weather remains kind, a string of sporting and cultural events will continue to drive visitation to the region. This year, the new Sunshine Coast Events Board will collaborate with major event promoters to ensure

Retail trade represents about nine per cent of the Coast’s gross domestic product (compared to 4.4 per cent nationally) so the retail sector is crucial to the local economy’s health. Sunshine Coast Business Council chair Sandy Zubrinich says projects such as the airport, university expansion and the Bruce Highway upgrade will generate signif cant growth in many sectors, including retail.

The Kawana health precinct will create jobs not just in the health sector, she says the reality is these projects have many positive economic benef ts, particularly for the retail sector.

“Quite simply, these projects attract more people needing more retail services.”

She says development of the Maroochydore City Centre Priority Development Area has already impacted on retail with expansion of Sunshine Plaza approved and redevelopment of the Big Top, which will help avoid funds leaking to Brisbane.

“Retail is a vital sector on the Coast and we need to continue to build this industry.”

This will be the third year in a row where the government’s top decision-makers focus on building better tourism strategies. Following the Sunshine Coast Council’s restructure, a new-look Economic Development Unit is purposed with co-ordinating the roll-out of the Regional Economic Development Strategy (REDS). Private sector investment in attractions such as an expanded Mooloolaba Sea Life Underwater World and Aussie World seems well timed to pay big dividends.

Vinyl is making a comeback.And we’re not talking

about the stuff used to cover your lounge suite.

It seems people are increasingly taking a walk down retro lane to buy old – and new – records.

In fact Lee Hillman, the owner of BackBeat Records at Nambour, says vinyl sales doubled worldwide last year and they did even better locally.

“In Australia [sales] increased by 70 per cent last year so it’s on the rise and it’s gaining momentum,” Hillman says.

But it’s not just older people looking to reclaim memories who are buying records. Hillman says younger customers make up his main clientele.

And it’s not just old vinyl they are looking for – contemporary modern artists are also recording records. “I think it’s got a warmer sound,” Hillman says.

The artwork is also popular and some people frame album covers.

are collectable items and those that are in high demand.

“It used to be ’50s stuff but young people are not so interested in ’50s stuff,” Hillman says.

But the biggest sellers are the likes of Pink Floyd, Led Zeppelin, Dire Straits and the Doors.

Easter Saturday is International Record Store Day and Hillman is expecting a few collectors and vinyl enthusiasts to come out of the woodwork.

He has owned BackBeat Records for 18 years, f rst at the Big Top in Maroochydore before moving to the Howard Street premises in Nambour a few years ago, and says last year’s International Record Day was the biggest day his business has seen.

THE BUSINESS OF BICKIES

The humble Anzac biscuit has had a resurgence thanks to a Sunshine Coast-based

British couple who have turned the Aussie icon into a growing business.

Haitham Razagui and Tace Clifford were introduced to Anzac biscuits by a relative’s Australian boyfriend when they were still living in the United Kingdom.

“They’ve kind of been with us ever since,” Clifford says.

The couple loved them so much they learnt how to make the biscuit and took them whenever they were invited somewhere. They were so popular people were disappointed if they didn’t bring them along.

The couple spent four years in Melbourne before embarking on a trip around the nation to f nd a place they wanted to settle down.

“Our decision to leave the UK was motivated by Australia’s natural beauty and diversity,” Clifford says.

The Sunshine Coast’s climate, lush landscapes and beautiful


beaches ticked all the right boxes.But Razagui says the calibre of

food on the Sunshine Coast, with vibrant markets and organic food, was one of the key ingredients in the couple’s decision to relocate to the region. “What we have here on the Sunshine Coast is a real food movement,” he says.

“[Kunara at] Forest Glen – that is a massive supermarket for organic food. It’s just a great sign of how the food is here.”

Based on the popularity of their Anzac biscuits and the diff culty they had sourcing good-quality Anzacs here in Australia, they decided to launch a business baking their own organic biscuits.

And so the High Heeled Baker was born.

Since launching late last year their organic biscuit, OrgAnzacs, is rapidly gaining in popularity.

“People in this area have a real appreciation and desire to eat well and that is ref ected in the response to our product,”Razagui says.

Australia and New Zealand both lay claim to the popular biscuit but the sweet treat we eat today is a far cry from the hard savoury biscuit that was used in soldiers’ rations during World War I.

However Clifford says the story behind the Anzac biscuits is a winner with customers. “Tourists were fascinated about the story and obviously to be able to buy them and taste them,” she says.

Many even take them home as gifts and The High Heeled Baker’s Facebook page has received likes from around the world as a result.

LOCAL MAKES NATIONAL TEAMPre-dawn starts are nothing unusual for Caloundra student Caitlin Gilliman.

Recently named as the newest member of the 2014 Australian Junior Canoe Sprint Team, she starts her day at 4am with training on Maroochy River.

But the early mornings are just the start of a jam-packed schedule for the 17-year-old.

The Pacif c Lutheran College (PLC) student tries to f t in a cardio session at midday and more kayaking in the afternoon while also juggling her education.

The school recognised Gilliman’s talent and encouraged her to pursue it, giving her the option to achieve her year 12 accreditation over three years.

But she is not one to rest on her laurels and has set out to gain other qualif cations, including a Certif cate III in sports and recreation.

Gilliman is also studying for a dual degree in education and

science with a major in physical education and health at the University of the Sunshine Coast.

Despite balancing year 12, university, high-intensity training and international competitions, Gilliman still f nds time to work as her school’s kayak instructor.

“My teachers at PLC were the ones who originally saw my potential for kayaking and encouraged me to push myself,” Gilliman says.

“I love giving back to the school because it means that I can help others reach their dreams too.”

Success is not new for the teenager, who was accepted into the Under 17 Australian Sprint Kayaking team last year and ranked as sixth in the world at several events.

Recently she participated in the Australian Institute of Sport training camp, alongside Australian kayaker Naomi Flood, who won the 2009 Ironwoman series and competed in the 2012 Olympics.

Gilliman is excited to see where her career as a professional athlete will take her.

“The adrenaline of competing is contagious and it lets me travel the world at the same time,” she says.

“I love being an instructor

though, so I can def nitely see myself as a teacher one day.

In June she will travel to Europe to compete in the international sprint kayak event at the ICF World Juniors and Under 23 Canoe Sprint Championships.

Security researchers are encouraging people to change all of their passwords in the wake of fl aw discovered recently.

Passwords, credit cards and other sensitive data are at risk after security researchers discovered a problem with an encryption technology used to securely transmit email, e-commerce transactions, social networking posts and other web traff c.

Security researchers say the threat, known as Heartbleed, is serious, partly because it has remained undiscovered for more than two years.

Attackers can also exploit the vulnerability without leaving any trace, so anything sent during that time has potentially been compromised. It’s not known, though, whether anyone has actually used it to conduct an attack.

The problem affects only the variant of SSL/TLS known as OpenSSL, but that happens to be one of the most common on the internet. AAP

Speeding will be targeted in a new Easter road safety campaign, which aims to maintain Queensland’s record low road toll.

Transport and Main Roads minister Scott Emerson says the campaign is aimed at drivers who think a couple of kilometres over the limit is safe.

“Speed contributes to more than one in f ve road deaths in Queensland, making it one of the biggest killers on our roads, and slow speed crashes contribute to half of all speeding deaths,” Emerson says.

About half of speed-related crashes result in injuries or fatalities happening at 10 kilometres an hour or less over the speed limit, so this campaign will target Queenslanders who have admitted to travelling up to seven kilometres an hour over the limit.

An adult Asperger’s support group is being held at the Pathways Wellness Centre in Maroochydore on Thursday evenings.

The aim of the group is to provide a safe place for people with Asperger’s, their partners and carers to talk about issues and to socialise in a safe environment. The group is held from 7.30pm to 9pm on Thursdays. For more information call 5326 3336.

Easter markets celebrates anniversaryThe Fisherman’s Road Sunday market celebrates its 15th birthday on Easter Sunday.

The market has grown to include more than 120 stallholders including more than 20 fruit and vegetable stalls, many selling locally grown, seasonal produce. The market, which trades from 6am to midday every Sunday, is a community project managed by the volunteer members of the Mooloolaba Lions Club. Each year the Lions club distributes about $150,000 to causes locally and around the nation. In its 15th year the club is on target to increase the total donation made from market funds to more than $1.4 million.

The southern tip of the Great Barrier Reef is considered to be one of the most vibrant parts of the marine park, enjoyed as an underwater

paradise by snorkellers and divers. But scientists in the region believe that even this reef oasis is dying.

They’ve devised a shockingly visual way to show exactly how fast the sea’s rising temperature and acidif cation caused by CO2 emissions are killing it.

On the Heron Island Research Station, the largest facility of its kind on the GBR, 12 white tanks each a metre in diameter offer a picture of the reef’s future. Each has been stuffed with sediments, live rock and corals found on the marine shelf 300 metres off the white powdery beaches of the island, which sits 72 kilometres off Queensland’s coast to the north-east of Gladstone.

Then the f sh, sea cucumbers, sea stars and other organisms are added.

10 WAYS TO SAVE THE REEF BY BECOMING MORE CARBON NEUTRAL AT HOME1. Use newer, more energy-effi cient

products. Laptop computers, for example, use half the energy of desktops.

2. Replace light bulbs with energy-effi cient compact fl uorescent light bulbs (CFLs) and turn off lights when you leave the room.

3. Leave your car at home and use public transport. Even better, ride your push bike or walk.

4. If you must use a car, choose an electric one or one that is more energy-effi cient, and carpool with others.

5. Holiday closer to home so you can limit your air travel.

6. Buy food locally. Imported products are a huge contributor of carbon emissions.

7. Adopt solar power at home.

8. Use environmentally friendly cleaning products. After they get fl ushed down our drains, they eventually end up in the sea.

9. Recycle and create less litter, which also ends up in the sea. Take your own coffee cup to the cafe.

10. Plant some trees or help fund projects that aim to reduce greenhouse gas emissions.

as patch reef that looks exactly like what we see down there,” says associate professor of the University of Queensland Sophie Dove, who manages the experiment and is on Heron every few weeks to collect data.

Three of the tanks show what the reef looked like in pre-industrial times around 1900 – beautiful and blooming. Another three show the reef in the present day, where it’s also looking pretty healthy.

But Dove warns the future will lie in the murky, green slime of three of the remaining six tanks unless action is taken. Those three show what a reef in the year 2150 will look like if current CO2 rates are maintained – what Dove calls the “do nothing” path.

The rest show what the reef will look like by 2150 if CO2 output is decreased: the “do something” pathway. “In the ‘do something’ scenarios, the f rst summer comes along and there are some corals we just lose and they never come back,” says Dove.

“They’re dead, they get covered with algae and that’s it. Some of the other corals went bone white for four months but as winter came, we saw them regain their pigmentation again and they survived and have grown over time. But when we come to the ‘do nothing’ tanks, we have the f rst summer and all the corals die and we have a reef without living hard coral but full of cyanobacteria, a somewhat toxic type of bacteria, and other weeds.

“It’s quite an unpleasant soup.“We go through the winter and we see other

algae come into the tanks with the cyanobacteria and over time, no recovery occurred.”

The tanks have been created using data from a buoy that bobs above Heron’s reef crest and which has measured the water temperature and PCO2 concentration of the water, associated with acidif cation, every two hours since 2009.

This data has allowed academics to calculate

that the ‘do something’ tanks would be just under two degrees higher in temperature from the present day; the ‘do nothing’ tanks just under four degrees higher – with temperature variations for summer and winter.

Without coral, there is little hope for the creatures that call the reef home, including 1500 species of f sh, 134 species of sharks and rays, six species of sea turtles and more than 30 species of marine mammals.

The human populations and industries along the Queensland coastline also rely on the coral to protect shorelines from Pacif c storms. “A reef buffers about 90 per cent of the energy in a wave,” Dove says. “Taking the brunt of the impact damages the coral, but in the right conditions, it is able to regenerate itself between storms.” AAP

into cash, reducing overall risk.There is no f xed, simple rule on

what investors (active and passive) should do in each case. We judge each shock on whether it has a risk of growing and contagion.

Today’s most prominent situation is the state of the US economy and the Federal Reserve’s role in continuing to stimulate it. Remember, US-dollar-based investment markets comprise more than half of global markets. Our strategy with regards to the American market is based on where it is positioned in the business cycle and when the next recession may occur. From an investor’s point of view, it is instructive to see a business cycle as a risk cycle.

A recession could occur on the back of overheating and overconf dence in the real economy and/or in f nancial markets. In the real economy, it raises inf ation in goods and services that requires

monetary policy tightening, which then leads to an economic correction. It can also take place in the f nancial economy in the form of an asset boom, then bubble, and then a crash, again taking the economy down. The last two American recessions were more f nancially triggered.

What will it be next time? In terms of GDP growth, the current expansion is the weakest since World War II. With core inf ation just above one per cent, we see little evidence of economic overheating. In f nancial terms though, the expansion seems much more advanced due to stimulus.

The more advanced nature of the f nancial cycle versus the economic cycle makes it appear likely that the cycle will end with an asset boom and bust, rather than with a more traditional real economy faced with inf ation overheating. This raises the question of where such a bubble and bust will appear.

An obvious candidate is the Chinese leverage cycle, which is well advanced and which Chinese policy-makers are trying to def ate. A credit crisis in China would be more contained than the recent US and European crises, given the limited exposure of foreign investors to the country and the large pool of foreign reserves that policy makers could apply to ease the situation.

A second recession scenario could come from the Federal Reserve misinterpreting the anomalous decline in the unemployment rate and suddenly having to lift the cash rate signif cantly in two years or so in response to rising wage pressures. In this case, a recession might start in 2017.

Often these symptoms have been going on for months, years or even decades. You may suffer just a few of the above symptoms or perhaps all of them.

The cause has been found in the gut and seems to be widespread throughout the community. It is a malicious infection mainly picked up from travelling overseas, or having contact with someone who has travelled which is often only detected in specialised testing. This infection has been shown to release a neuronal toxin, affecting the nervous system physically and mentally. It has not often been associated with mental health conditions even

though studies are available showing its impact on the brain. It can be passed on from person to person very easily, and so more than one person in a household may be suffering from similar symptoms and both may be affected.

Often, sufferers are able to correlate the fi rst sign of symptoms, coinciding with a trip overseas where they experienced a tummy bug causing diarrhoea or vomiting. Australia is so close to the Indonesian countries it can be transmitted from, and Australians travel there often for their holidays, so imagine the amount of people coming back who could be infected and how it can be passed on quite easily through schools, day care centres, or places of work.

Fortunately it is quite easy to address, and most symptoms are relieved as soon as the infection has been eradicated. I have seen patients who have suffered depression for four decades, and after treatment for one month have improved out of sight. Other patients have shown improvement after just one week of treatment.

Bacterial infections are just one part of a 7 step process for permanently treating depression, anxiety or ADHD. We have successfully treated hundreds of patients within months of beginning treatment. These are not conditions with unknown cause like many believe, and can be resolved quickly.

US smallgoods giant Oscar Mayer says it has created a bacon-scented app for the iPhone, developed by the Wisconsin-based company’s Institute for the Advancement of Bacon.

The company says that to emit a small puff reminiscent of bacon, the user needs an external device that plugs into the headphone jack. The app itself produces the sound of bacon sizzling in a pan.

Oscar Mayer says the aroma-producing device won’t be sold in stores and that quantities are limited. The company began giving away 4700 devices late last month. AAP

What is your health age?

Are you really as young as you feel? If you’re like the majority of Australian women, you’re actually falling slightly behind when

comparing your ‘health age’ to your ‘real age’.

Conducting the most comprehensive health survey

of its kind in Australia, Priceline Pharmacy’s What’s Your Health

Age? survey found that Australian women’s health

age is 5.5 years older than their actual age, while men’s health age is 4.9 years older than their actual age.

There were four main health and lifestyle

issues that were causing women to have an elevated

health age. These

included lack of sleep, lack of exercise, stress, and failing to be aware of their cholesterol and blood pressure levels. Of those who have a family history of high blood pressure and cholesterol levels, 25 per cent were found to not know their blood pressure levels and 25 per cent were unaware of their cholesterol levels.

But the great news for locals is the survey also revealed the top f ve regions that had the smallest difference between health age and actual age (and are therefore the healthiest). The Sunshine Coast made that list. The other four were central Perth, north Sydney, central Melbourne and the north-east of NSW.

Other important f ndings coming out of the survey were that 26 per cent of people are highly stressed, women are more stressed than men (27 per cent compared to 19 per cent), 31 per cent of women feel their quality of sleep is low and only 54 per cent exercise for at least three hours a week.

Allergy sufferers are more likely to experience f are-ups if they are stressed, research suggests. Experts at Ohio State University in the US analysed 179 patients for a period of 12 weeks. Of this group, 39 per cent had more than one allergy f are-up and were found to be the ones suffering the most stress. The research was published in the journal Annals of Allergy, Asthma and Immunology from the American College of Allergy, Asthma and Immunology. “While alleviating stress won’t cure allergies, it may help decrease episodes of intense symptoms,” says lead study author and allergist Amber Patterson. Experts recommend allergy sufferers relieve stress through meditation and deep breathing, not smoking or drinking caffeine, making time for fun and relaxation, adopting a healthy diet and ensuring they get enough sleep.

On the f nal section direct the curl onto the wand so that it is off the face, to replicate the original front section. Do not brush curls out or break them up. Allow to cool and set for 10 minutes.

Step 5: Using a wide-tooth afro comb, break up curls and stretch them out, creating waves. Repeat this process until the desired result is achieved.

Vinegar may kill rather than cure victims of box jellyfi sh stings, Queensland researchers have found.

The remedy, used for decades to treat stings, causes up to 60 per cent more venom from the lethal jellyf sh to be discharged into the victim. The f ndings have prompted calls for the Australian Resuscitation Council (ARC) to revise its sting treatment guidelines.

Research co-author and venom expert Jamie Seymour says the research changed his mind about vinegar. “I thought I’d be able to show the world why you use vinegar,” the James Cook University associate professor says. “But what we found was that by using vinegar, what you’re effectively doing is increasing the venom load in the victim.”

Much of the venom ‘f red’ by a box jellyf sh doesn’t go into a person’s bloodstream. But vinegar activates the venom that would not otherwise affect the sting victim, James Cook University and Cairns Base Hospital researchers found.

“While a few years ago there were no buyers and too much stock, now the reverse is starting to occur – we have people in the market ready to buy but not enough stock to meet demand, especially in the mid-range price bracket. However, after a tough few years local sellers are beginning to realise that if their home is priced well, it is likely to f nd a buyer much more quickly than it would have previously. Stories from their family and friends who have recently had success on the market will be supporting this.”

LOTS OF REASONS TO BE OPTIMISTIC“As we head towards the second quarter of 2014 we are certainly very optimistic about the continuation of a very healthy market here on the Coast – with borrowing rates at the lowest levels in half a century we are seeing a massive amount of buyers that have currently been renting deciding to purchase now.

“We are also f elding a huge amount of enquiry and selling a lot of property to health professionals and those associated with the Kawana Health Hub – not to mention the return of the investor buyers. Again, low interest rates and good economic drivers such as the hospital development are key factors here also.

“There is currently a shortage of housing stock, particularly in the $300,000 to $500,000 range, and sales volumes are up signif cantly on the same period last year so the laws of supply and demand would suggest that prices must rise if this trend continues. That said, my feeling is that although we are in a much healthier market now, sellers need to have realistic expectations – we are not in a boom market.”

Developer Stockland has enjoyed a strong start to 2014 and says it continues to fast-track new land releases at its Sunshine Coast residential communities to keep up with demand.

Stockland regional manager for the Sunshine Coast, Ben Simpson, says Brightwater at Mountain Creek, Birtinya at Oceanside Kawana and Bells Reach at Caloundra have all been experiencing sustained interest from buyers.

“This has been one of the best starts to a year we have seen in quite a while with land releases selling out in record time,” Simpson says.

“Demand is up across the board for both waterfront and standard blocks at Brightwater and Birtinya, and affordable home sites close to parkland at Bells Reach.”

Simpson says Stockland’s commitment to delivering quality new-home options to suit the widest possible budget and lifestyle needs were key factors to buyer demand in 2014.

He says low interest rates and the $15,000 Great Start Grant for fi rst-home buyers are also continuing to boost confi dence.

“Buyers like the design, landscaping, parks and recreational areas in our communities plus the convenient locations close to major facilities and beaches.

“Brightwater currently has rare canal-front blocks with direct ocean access, while Birtinya offers buyers an island lifestyle close to world-class medical facilities at Oceanside and the beach,’’ he says.

“At Bells Reach, our exciting new Arbour Village – [which overlooks] native bushland and is located on the doorstep of the future Caloundra South – has just been launched, and new land releases are coming soon.”

A local family’s property history came full circle last month when the home at 29 Glenlea Drive, Maroochy Waters sold

at auction. Agent Jamie Holbrook from Property Today

says while many long-term owners have strong connections to their homes, this seller was in the unique position of selling the property for the second time.

“Maureen recently lost her partner Brian, who was a well-known real estate agent years ago and used to sell the waterfront properties within Maroochy Waters (River Breeze Estate) back in those days,”

Holbrook says. “Brian was the f rst person to live in 29 Glenlea Drive and stayed there with his family for 10 years. He then eventually sold the property at auction under the hammer in 1995 for $255,000.”

The family moved to Tanawha for a tree change, but seven years later they drove past their old house and noticed it was for sale.

“To cut a long story short they bought it at under the hammer at auction for $565,000,” Holbrook says. After another 12 years in the home, on March 22 Maureen sold it to a young local family for $760,000 – making this the third time the property has been sold under the hammer in that time.

Bells Beach is on and Saturday is looking good for waves with light west winds. Let’s hope one of the Aussies stands up and takes the crown! Locally, the Pa Bendall will be on and Moffats always has a great vibe, so get yourself down there. With the wind predicted to be westerly, everywhere should be good. This will help spread out the Easter crowd. For me? Scoring a bank to myself with a mate is always top of the list. Boogie borders seem to cluster together like bacteria. I swear they must have a lot of group hugs, given how close they get to each other. I remember a friend talking to one at Point Cartwright when he told him they look like turtles to sharks underneath – problem solved! No doubt they will be charging the Moffat reef and yes I have caught the odd small shark out there too!

ESTUARY: Small bream have been a nuisance from Bli Bli to the Maroochy Bar but size has improved with the full moon on the 15th, with fowl gut and yabbies the best bait around the snags. Catch whiting on worms and soldier crabs at Twin Waters and Goat Island. You’ll fi nd fl athead and trevally along the drop-offs at Cotton Tree. Mud crabs are still about, mainly in the deeper channels. SURF: Good-sized dart are from Marcoola right along the beaches to Kawana with pippies best. Beach worms are returning sand whiting in the low-tide gutters. Find tailor and bream at Pincushion with dawn and dusk best, using small pillies on ganged hooks.OFFSHORE: Murphy’s and 12 Mile have good reports of squire, sweetlip and maori cod on squid and cut baits. The Barwon Banks and Wide Caloundra are returning snapper, pearl perch and spanish mackeral. Black marlin are still around bait schools east of Coolum with live bait the only way to go.FRESHWATER: Lake Macdonald is returning bag limits of bass on trolled medium divers one day and live shrimps the next, so variety is required. Somerset has ample golden perch but it is a busy waterway with the holidays.
