General Information

Situation: The land lies immediately east of the City of York and outer A64 ring road between the

villages of Murton and Dunnington, being 2.6 miles from York City Centre.

Description: The land runs from the north of Murton village south towards the A166 west of Dunnington village and is divided into 6 lots.

Lot 1 (edged blue on plan) 7.29 Ac (2.95 Ha) of newly sown grassland and is accessed via Hammonds Way over which a right of access exists from point A to point B being the field

gateway.

Lot 2 (edged yellow on plan) 46.46 Ac (18.80 Ha) of productive mowing/ grazing land that is capable of arable cropping with direct access and road frontage onto Murton Lane

Lot 3 (edged orange on plan) 40.57 Ac (16.42 Ha) of productive arable land which is accessed via Hammonds Way over a private right of way shown between points A and C.

Lot 4 (edged red on plan) 32.49 Ac (13.15Ha) of mixed arable cropping, which can be

accessed directly from the A166 over highway land shown between points E & F or via Hammonds Way over a private Right of Way shown between points A & D.

Lot 5 (edged green on plan) 14.23 Acres (5.76 hectares) of arable land, which can be accessed directly from the A166 or from York Road Dunnington.

Lot 6 (edged purple on plan) 5.56 acres (2.25 hectares of land) adjoins lot 5 and is accessed

directly from the A166.

Rights of Way: The land benefits from a private right of way over Hammonds Way to access Lots 1,3 & 4.

A public right of way, joins the access track within Lot 2, crosses NG 3142 then runs along the southern boundary of NG2564 (Lot 3) along the track. A public right of way crosses

Lot 6 from the A166 to the disused railway line.

Services: Mains water is supplied to Lot 4 with standing charges paid. We are not aware of any other

services connected to the remainder of the land but they are believed to be in the area available for connection.

Wayleaves & Easements: A wayleave in favour of Northern Power crosses Lots 1 & 3 from east to west. An

easement in favour of Yorkshire Water crosses Lots 2 and 3 over NG 6232 & NG 2564 parallel with Piker Thorn Lane. A further easement in favour of Yorkshire Water crosses

Lot 6.

Outgoings: Drainage rates are payable to the Foss Internal Drainage Board in respect of Lots 1 2 3 &

4. The vendors are not aware of any further outgoings.

Tenure: Freehold with vacant possession on completion. The Vendors will retain a right of holdover

in respect of the potato crop in NG6942 until the crop is lifted.

The Land: The land extends to 146.60 Acres (59.33 Hectares) in total as detailed on the Schedule.

Lots 1 2,3 & 4 fall within the Newport 1 soil series being a deep well drained sandy coarse loam soil suitable for growing cereals, sugar beet and potatoes as well as grassland. Lots 5 &

6 fall within the Bishampton 1 soil series being a deep fine loamy soil suitable for cereal and root crops. The land is classified as being Grade 3 on the Defra Agricultural Land classification maps.

Basic Payment Scheme: The land is registered with the Rural Payments Agency and claimed under the Basic Payment

Scheme. Entitlements for the land are included in the sale and will be transferred to the purchaser for the 2018 season. There will be a charge of £120 plus VAT per transfer payable

to the Vendors Agent for the transfer of the entitlements.
