Washington business district parking lots.The minor request is for outdoor electrical addition to the soon-to-be-built Stanbery Park pavilion.After the presentation, MWCC membership voted unanimously in support of these requests.   • April 15, 2019 Dear Mr. Bertsch, As partners in Urbana Café, we are very excited about the possibility of opening up a new coffee shop and bar at the historic Mt. Washington Ice House. After walking through with the Mt. Washington Community Development Corporation, we see a few exciting possibilities to utilize the space in a unique way. To make this project financially feasible, the property owners (Mt. Washington Community Development Corporation) will need to stabilize and clear out as much space as possible to make the building usable, up to code, and ADA Accessible. This project would create approximately 5 part time barista jobs and 1 full time manager position. We are greatly looking forward to this exciting project and hope that we can open up the first coffee shop in Mt. Washington. Sincerely,

    Below are budget numbers for the work planned at the two locations inspected. Without some real testing anddestructive investigation we made certain assumptions as noted.

    Mt Washington work: Cleanout of 6139 Plymouth Ave, Mt Washington OH.

    Demo of building interior back to structural walls and floor including cleaning up the back fenced in area and removinginterior furnishings and materials.

    $5,350 plus dumpster costs, assuming 2 dumpsters. One of these dumpsters will be sanitary debris and one is CDdebris. A budget of $1,00 for these dumpsters is a safe estimate.

    Strip and replace the roof with standard shingles and minor sheathing repairs.

    $7,500, assumes tear off

    $1,000 allowance for wood replacement.

    $1,000 allowance for aluminum fascia and flashing repair only. No full replacement of fascia and rake trim.

    Install new power service to the west wall of the building including mast, meter, disconnect and new electrical panel

    $4,500

    This is a permanent power replacement inside of the building along the alley wall in the rear of the building.

    Mt Airy Work: Replace existing lights in the basement with new LED fixtures to match styles.

    This includes the disposal of the existing tube lights and ballasts which are considered hazardous material andnot permitted to be disposed in the a landfill.

  • A pavilion in the park: Mount Washington's dreamcoming true

    Mount Washington residents are celebrating the news that they are in line to receive a $360,000 state grant tobuild a pavilion in Stanbery Park.

    Funding for the dream a decade in the making is included in the $2.6 billion biennial capital budget recentlysigned by Ohio Gov. John Kasich.

    Plans are to build the pavilion in the eastern portion of Stanbery Park at 2221 Oxford Ave. in MountWashington, which is a Cincinnati neighborhood. The pavilion will be next to Oxford Avenue in open spacenorth of a hiking-trail loop.

    Wade Johnston, president of the Mount Washington Community Council, thanked State Rep. Tom Brinkman Jr., R- Mount Lookout, for championing thepavilion, which is to include a stage for live entertainment and movies as well as space for meeting rooms and storage.

    “Mount Washington is grateful and excited to receive such a generous investment in our beloved Stanbery Park,” Johnston said.A DV E RT I S E M E N T

    “Many organizations in the community have been working to activate Stanbery with family-friendly events over the past several years.

    “Stanbery is a tremendous asset in our neighborhood and we believe the pavilion will unlock economic development opportunities in our businessdistrict,” Johnston said.

    “Mount Washington looks forward to working with Cincinnati Parks to see this project to fruition.”

    Priscilla Elgersma, who heads the Stanbery Park Advisory Council (SPAC), said the pavilion has been in the works since 2007.

    “The original caretaker home was torn down and that’s when SPAC realized Stanbery needed a place to host community events while respecting thebeautiful environment that would surround it,” Elgersma said.

    “Stanbery Park Advisory Council was approached by Tom (Brinkman) and he has been our advocate ever since.

    “Through the years, we discovered what form the pavilion should take to best serve the community,” Elgersma said.

    “Champlin Architecture (of downtown Cincinnati) has worked with SPAC and will continue to work with the park board to make the pavilion an eco-friendlyand gathering place for years to come.”

    Wendy O’Neal of the Mount Washington Community Development Corp. said the importance of the pavilion cannot be overstated.

    “The new pavilion will fast-track the renaissance the park has seen in recent years,” O’Neal said.

    “It provides a literal stage to showcase Mount Washington’s terrific amenities and open the door to even more and varied programming in the park.”

    O’Neal said she sees Stanbery Park as the heart of the neighborhood that has been rediscovered in recent years.

    “We are fortunate its proximity to our business district makes it the perfect site for a variety of events, like the Mount Washington 150(th anniversary) lastsummer and the annual pumpkin chuck,” O’Neal said.

    “Its central location to Mount Washington residents makes it remarkably accessible. Integrating the park is key to revitalizing Mount Washington’sbusiness district as well as its residential growth."

    The Mount Washington Community Council and Stanbery Park Advisory Council will be working with Cincinnati Parks in the coming weeks to get the ballrolling.

    Project renderings and a timeline are forthcoming.

    The 125-acre Stanbery Park has an extensive hiking-trail system surrounded by woods and streams.

    It also has a civic green, play areas, a sledding hill, picnic area and shelter and a World War I memorial.

Based on your description of the needs for the pavilion, plus food trucks, we are going to propose a 400 Amp, 3 Phase, 4 Wire, 120/208 Volt Service. This is the same service that is installed at Beech Acres at the pavilion there, and it has worked very well for them for about 10 years now. All of the electrical gear will be raintight and mounted on the rear of the pavilion. I would also propose that we trench out and around the circular “drive/walk” path where the food trucks often set up. I believe that we can dig down and expose the existing conduits that go up into the stone columns, rework those to provide more power at each column, to support one, or hopefully, even two food trucks, per column. A budget number for your grant application, for this work, would be between $25,000.00 and $30,000.00.
