MSC Retail is the curated aggregation of planners, artists,
thinkers, deal-makers, restaurateurs, retail minds, analysts, and
a whole lot of other trendsetters who are really good at what
they love doing. While traditional brokerage is deeply embedded
in our DNA, MSC Retail prides itself on creating needle-moving
value that goes well beyond the real estate transaction. Founded
in 1989 and headquartered in Center City, Philadelphia, with an
office in New York City, MSC Retail has worked tirelessly to earn
its reputation as one of the most unique, creative and innovative
retail brokerage & advisory services firms in the country. We
create and implement real estate concepts, strategies and
solutions for the world’s leading retailers, restaurants, hotels,
landlords, universities, cities, and developers.
The depth and range of both our clients and assignments truly
gives MSC Retail a unique lens through which we look at the
retail real estate landscape. From local developers to institutional
investors and private equity funds, our work on behalf of
landlords has found us repositioning suburban and exurban
shopping centers, revitalizing entire urban cores and providing
the thoughtful planning and merchandising of complex mixed-
use developments. The perspective and counsel we provide to
landlords is strengthened by our unmatched and diverse roster
of over 120 exclusive tenant relationships. Among many others,
current clientele include box power tenants Aldi, Dollar General
and Jo-Ann Fabric & Craft Stores; high-end boutiques, including
Kate Spade, SuitSupply and See Eyewear; fitness concepts Equinox
and Pure Barre; and rapidly growing fast-casuals Shake Shack,
honeygrow and Luke’s Lobster. Additionally, MSC Entertainment,
a division exclusively focused on experiential retail, represents
industry leading brands such as AMC Theaters, Pinstripes, iFly,
and the Merlin Entertainment concepts (Legoland, Madame
Tussauds, The Dungeon, Sea Life). Creating and executing
expansion plans for every category of local, regional, national,
and international retailer allows our team to maintain a unique
finger on market demand and stay ahead of the ever-changing
trends in the retail and restaurant industry.
While our reach into suburbia is far and wide, Center City,
Philadelphia is where we call home. Since our inception, MSC
Retail has been at the forefront of the explosive growth of retail,
restaurants and entertainment in downtown Philadelphia. We can
proudly say without hesitation that over the past 27 years, no
firm has consummated more retail and restaurant transactions
in Center City than MSC Retail. Our knowledge of tenant interest
and performance, coupled with our ability to substantiate street-
level chatter and rumors, gives our clients, both tenants and
landlords, a valuable advantage in the marketplace. The depth
of our transactional accomplishments is only supplanted by the
impressively powerful brands that have entrusted MSC Retail with
their Philadelphia flagship units. From H&M, Michael Kors, Apple,
and West Elm, to Barney’s, Uniqlo and Bloomingdale’s, MSC Retail
has single-handedly put Philadelphia’s shopping scene on the
map. However, what truly sets Philadelphia apart from its peers
and has garnered nationwide notoriety is the food scene. Our
work with Stephen Starr, Jose Garces, Marc Vetri, Cook ‘N Solo,
and dozens of other industry-leading chefs has truly transformed
Philadelphia into the foodie town it is today.
Segmenting divisions within our firm, or as we call them, “silos,”
allows MSC Retail to focus on the nuance and specialization of each
unique line of business, while leveraging the synergies that exist
between each of them. Encouraging the sharing of information,
experiences, data, and market trends, along with promoting
strong collaboration, creates a cross-pollination effect that adds
untapped value into every aspect of our business. Nowhere is
this more true than MSC University, a division exclusively focused
on providing retail real estate advisory services to colleges,
universities, student housing developers, innovation districts,
and any anchor institution where retail and restaurants play an
integral role. Founded and incubated in our home market of
Philadelphia, this platform is now international in scope, with
projects across the United States and Canada. From retail master
planning, merchandising analysis, pre-development planning and
consulting through end-user placement, MSC University’s menu
of services is wide reaching and diverse enough to assist any
institutional owner of real estate.
MSC Hospitality was formed to provide clients with a holistic
array of value-add services beyond traditional brokerage. From
business plan drafting, capital raising, menu design, and concept
creation all the way through site selection and opening night,
MSC Hospitality advises chefs, restaurateurs, institutional food
service providers, developers, and hotels on all facets of this
complicated specialty. The division’s talented team connects with
clients on a unique and valuable level, as many have managed
restaurants, cooked on the line or own (to this day!) successful
concepts themselves.
Whether it’s a retailer looking to catch the eye of a landlord in a
competitive situation, or a new development aiming to set the
right tone in the marketplace, packaging the imagery, message,
and flavor of our client’s brand truly sets MSC Retail apart from its
competition. Our team of graphic designers and public relations/
marketing specialists works tirelessly to create buzz and provide
a competitive advantage for clients.
Setting out on an unblazed path in retail real estate and breaking
through the industry’s tired conventions is what makes MSC
Retail unique. Seeing value where others do not is what we do
best. MSC Retail: deeply rooted, long-tenured and experienced;
progressive, nimble and forward-thinking.

MSC University is rewriting the book on the competitive landscape of the higher-ed space and it starts with the
word experiential. The experience component of a campus or university district is critical to attracting, maintaining,
and furthering relationships with prospective and existing students, faculty, alumni, investors, and the surrounding
community. It’s about creating a community and fostering the creation of a unique vibe that is the hallmark of a
university’s brand.
It is our belief that the retail and hospitality offerings of the university environment should appropriately reflect and
help define the vision of the institution, its constituents, and the environment in which it lives. In short, not every
coffee shop is a Starbucks, nor every corner a bank! It takes a unique blend of holistic vision and detailed execution
— from crafting overall concepts to addressing intricacies such as vanishing summer and holiday populations of
college towns, as well as working cooperatively with institutional food service providers on campus contracts (simply
Real Estate 101 for MSC University). From hipster districts to exurb college towns, we curate the end users that
activate campuses in a unique and meaningful way.

is not. The process of evaluating a concept’s viability, raising capital and figuring out how it all makes
financial sense is MSC Hospitality’s forte. Whether you’re trying to launch a new concept or grow

MSC DEVELOPMENT
MSC Development, a division of MSC Retail, grew organically out of the firm’s desire
to provide a holistic array of client centric real estate solutions. The core mission of
the division is to curate best in class tenancy within high barrier to entry trade areas
throughout the Delaware Valley region. Advising over 100 retailer and restaurant clients,
and deep rooted relationships with hundreds more, allows MSC Development to see the
development landscape through a unique lens. While our exclusive tenant relationships
are extensive, our projects also benefit from our unrivaled network of contacts throughout
the greater retail industry. MSC Retail has spent the past 26 years mastering the success
nuances of retailers and restaurants, why their real estate makes them successful, and
where these concepts best fit within an increasingly competitive marketplace. Simply put,
we are able to eliminate the guesswork through our extensive knowledge of where tenants
want to be and a deep understanding of the project economics necessary to make it
happen. Our long standing relationships with the region’s top professional service providers
also give us the ability to move swiftly with accurate project assumptions. Above all, our
team of experienced real estate professionals responsibly navigates the development
process and consistently delivers successful results for all parties involved.

The “Quants” at MSC Retail have the education, training, and experience to explore where most don’t dare to go. We encourage (and
enjoy) the healthy debates that take place between our “numbers people” and our “deal people”. Sometimes the science supports the
art, and sometimes it doesn’t…Either way, our clients will possess the most relevant information from both worlds so that they may
make informed decisions guided by the counsel of MSC Retail.

LOCAL & NATIONAL REACH
MSC Retail has a tremendous depth of relationships, both formal and informal, throughout our MSA and the country as a whole. Locally in Philadelphia, we are firmly aligned with three very prominent and influential Business Improvement Districts—Center City District (CCD), University City District (UCD), and Rittenhouse Row. Moreover, the firm has provided both the City of Philadelphia and many local municipalities in the suburbs with a variety of pro-bono retail consulting services. Leveraging these relationships allows us to provide our clients with a competitive advantage when it comes to community support/consensus building, entitlements and approvals. There is no call that MSC Retail does not have the relationship to make and we are proud to use our well-regarded brand and reputation to the benefit of our clients. Equally as important, our relationship with our competitors is uniquely strong and productive. Our network also extends well into the office, multi-family, industrial and non-core retail communities. Additionally, MSC Retail is the exclusive PA/Southern NJ/DE member of X-Team International, a leading retail real estate brokerage alliance serving the world’s premier tenants, landlords, developers, owners and third party service providers. This network allows us to pull from a deep pool of international contacts from which we can source introductions, relationships, lease comparables, sales volumes and market data from any major market in the United States and abroad.
