It takes full advantage of one of the most prestigious addresses in the world and creates a new standard in city living. Residential units vary in size between small two-bedroom units to large penthouses of 1000m2 with roof terraces and pools. The living areas of all the apartments provide excellent views of Monte Carlo, protect residents’ privacy and are designed to be environmentally responsive. Additional complimentary office, conferencing and retail facilities reinforce the residential market proposition. Working closely with Ivan Harbour and Amo Kalsi, Andrei Saltykov led the design of this project from inception to scheme design. Living Areas’ Façades

Views towards the north

The living areas enjoy stunning views and are equipped with ‘cabrio’ façades that can transform the whole internal living room into an external terrace.

The façade consists of two layers:An external ‘skin’ that comprises a curved glass balustrade and folding glass screens or shutters (depending on the orientation) above. These provide protection from the wind and rain, but are not a weather barrier. When fully retracted they reveal a balcony in the gap between the external and internal skins.An internal ‘skin’ that forms a thermal barrier and consists of full height glazed openable panes of two types; swinging panes in the corners and sliding panes in the middle. The swinging panes act as conventional doors providing access to the balcony in a closed condition. When the middle sliding panes are retracted to the sides, the swinging doors open out and thus conceal the sliding panes.

Akin to the folding roofs of modern convertible cars, this façade looks ‘complete’ in both its open and closed condition. Partially open / closed conditions between these extremes provide a range of ‘fi ne-tuning’ to suit changing climatic conditions and residents’ requirements.

Similar façade systems have been tried and tested previously in residential construction of high-end private houses. Introducing such technology in a block of apartments will bring luxury of countryside living into the heart of a city.
