The Model Homes; your choice

At La Palma, you can choose to buy a building lot and design the home you want to build for yourself.

You can also choose to select one of the beautiful model homes. These homes have been put together bythe Real Estate Developer of La Palma; Barracuda Real Estate (BRE). The homes will be built by KenchiConstruction B.V. or a constructor of a similar quality level.

By choosing your model home, you save on time and energy. A lot of lot buyers are anxious to start theproject, and they all know that building yourself can be a time and energy consuming job. Being on thejobsite, and having locale knowledge is key to a successful built on Bonaire.You can make building your own home comfortable with choosing one of the Model Homes that will bedesigned, built and handed over by professionals with demonstrable reputations.The architectural drawings already have been made, and the designs are based on the location, winds, sun,position of terrace, lay-out suitable to live in and rent out, etc.When you choose to purchase a model home, the builder will make sure that the architectural drawings willbe handed over to the locale government in order to receive a building permit. The home will be built with the following specifications;

Interior

FloorsAll floors will be covered with tiles that will be selected together with the buyer. The provisional sum for thefloors is set on USD 40,- per square meter.The terrace floor will be covered with tropical hardwood.

KitchenThe kitchen will be selected together with the buyer. The provisional sum is set on US$ 8,000.- and youcan choose your own kitchen. Measurements of the building plan will be used to select the kitchen, thechoice of the kitchen must be definite at the time the ground floor concrete is poured. This because of thecables/ drains that must be installed in that floor.

BathroomsThe master bathroom will be fitted with a vanity cabinet including two washbasins, a shower and freehanging toilet. All faucets, toilets etc. will be of the quality brands Sphinx and Durafit. The buyer can makea choice in regards to the tile color in the bathrooms; beige, off-white or white color.The washbasins and showers will be fitted with mixing faucets and the showers will have adjustableshower heads. The brand for the faucets will be Grohe or similar brands.The guest bathroom will be fitted with a vanity cabinet including a washbasin, a shower and free hangingtoilet. All faucets, toilets etc. will be of the quality brands Sphinx and Durafit. WallsAll outside walls will be covered with semi smooth cement plaster, and painted in a color selected bybuyer, as well as the other details and trims around the house.

Doors and windowsAll window- and doorframes will be made of cedar wood. Windows will be fitted glass panels. The frontdoor will be fitted with glass as well. All windows and doors will be fitted with secure and high qualityhinges and locks.

Roof and roof constructionThe roof consists of a roof construction with roof tiles.

TerrainThe terrain will be handed over clean and completed with a topping of ‘diabaas’. The lot will be fenced onthe front with a brick wall including a gate for a car, and walk-in gate. Both gates will be constructed ofwood and or steel. The sides and rear of the lot will be fenced with fence netting supported by steel postspoured in concrete. Walkways can be made on request. The additional costs depend on the used materials, size of thewalkways etc.

Sundeck and Swimming Pool

On the drawings, a swimming pool is designed with a size of 7 x 4 meter plus 3 x 3 meter. A sitting areainside the pool is included. The pool is constructed of concrete blocks, and will be coated on the insidewith pool coat. At the water surface, a 20 cm strip of tiles will be glued on. Also, the pool will be fittedwith pool illumination.

The sketched sundeck around the pool is at about 45 m2. A different tile can be selected for the terrace,the provisional sum is set on and the US$ 40,- per m2.

The total additional costs for the sundeck and swimming pool are US$ 47,000.- excl. 8% ABB.
