CITYLIFE A NEW CENTRE FOR MILAN

1920: sulle macerie lasciate dalla guerra, terminata solo due anni prima, l’Italia sente l’esigenza di ricostruirsi un futuro. In questo clima, otto uomini d’affari assecondano il nuovo slancio imprenditoriale organizzando la prima Fiera Campionaria Italiana, con sede a Milano. Nel 1923 il neo-costituito Ente Autonomo Fiera Internazionale di Milano insedia la propria sede in Piazza delle Armi, dove rimane fino al suo trasferimento nel nuovo Polo Fieristico di Rho nel 2006. Oggi l’intera area, resa nuovamente disponibile, rinasce grazie all’intervento di riqualificazione del quartiere di CityLife, un progetto che l’architetto Daniel Libeskind definisce come “Portale d’Europa”.

1920: on the ruins of the ceased war, which ended two years beforehand, Italy felt the urgency of rebuilding its future. In this new contest, eight businessmen supported the new entrepreneurial impetus by organizing the first Fiera Campionaria Italiana (Italian Trade Fair), based in Milan. In 1923, the newly-constituted Ente Autonomo Fiera Intenazionale di Milano (the new Independent Body managing the Milan International Fair) moved its headquarters to Piazza delle Armi, where it remained until its recent relocation to the new Exhibition Centre of Rho (in 2006). Today this entire area, which is now newly vacant and available, is subject to a new birth thanks to the renewal of the CityLife district, a project that architect Daniel Libeskind describes as the “Portal to Europe”.

History of the district

Con i suoi 360.000 m2 di superficie complessiva, CityLife costituisce una delle aree di intervento urbanistico più grandi d’Europa, con un mix bilanciato di servizi privati e pubblici. A firmarlo sono tre architetti di fama internazionale, Zaha Hadid, Daniel Libeskind e Arata Isozaki. Le tre torri direzionali, cuore del progetto, portano i loro nomi e si pongono come nuovo landmark milanese. Tutta l’area, completamente pedonale, è contraddistinta da una forte attenzione alla sostenibilità e al rispetto dell’ambiente. La Torre Isozaki ha ottenuto la certificazione LEED Gold, mentre le restanti due torri hanno ottenuto una pre-certificazione LEED Gold.

Thanks to the overall surface of 360,000 m2, CityLife represents one of the biggest urban renewal schemes in Europe, with its balanced mix of public and private services. Three internationally renowned architects have signed this project, Zaha Hadid, Daniel Libeskind and Arata Isozaki and the office towers, that represent the soul of the new scheme, have taken their names and have established themselves as the new Milanese landmarks. The fully pedestrian area is characterized by steady sustainability mindfulness and environmental care. The Isozaki Tower has been awarded with the LEED Gold Certification, whilst the remaining two towers have obtained LEED Gold Pre-Certifications.

Le tre torri direzionali costituiscono il centro del Business District di CityLife. Attorno ad esse si sviluppa lo Shopping District, una galleria commerciale nella quale negozi e ristoranti si affacciano sul terzo parco urbano di Milano. Gli ampi parcheggi disponibili ai piani interrati confermano la grande ricettività di CityLife, ulteriormente convalidata dai 5 km di piste ciclabili e dalla nuova fermata della metropolitana M5 Tre Torri.

The office towers represent the heart of the CityLife Business District. The Shopping Centre extends around the three towers and consists of a commercial gallery with shops and restaurants overlooking the third-largest urban park of Milan. The wide underground parking lots further emphasize CityLife’s hub station, further ‘boosted’ by the 5 km-long cycling path and the bran new Tre Torri metro line.

Il nuovo quartiere di CityLife si colloca nel quadrante Nord-Ovest di Milano. Facilmente raggiungibile tramite i principali assi viari, in quanto ben posizionato rispetto all’autostrada e agli aeroporti, l’area è servita da diversi mezzi di trasporto pubblico, tra cui la nuova linea metropolitana M5, con una fermata chiamata proprio Tre Torri. L’elemento che caratterizza il progetto è la totale separazione dei flussi veicolari da quelli ciclo-pedonali: i primi completamente interrati mentre i secondi distribuiti all’interno del parco e collegati a percorsi di superficie già esistenti.

The new CityLife district is located in the North-Western quadrant of Milan. The site is easily accessible and well-positioned thanks to the vicinity of the main motorways and airports, as well as the numerous modes of public transport that reach the site (most recently, the new underground line 5 with the newly constructed ‘Tre Torri’ station). The characterizing element of the project is the utter detachment of the vehicular flow from the cycle-pedestrian flow: the first extends to the basement level, while the second is deployed inside the park as well being connected to the already-existing above-ground paths.

Slanciate ed eleganti, Torre Isozaki, Torre Hadid e Torre Libeskind, nuove icone dello skyline milanese, rappresentano il punto focale del progetto CityLife.

Isozaki (Il Dritto). Soprannominata in fase progettuale Il Dritto, ma ormai più nota con il nome del suo inquilino, Torre Allianz, con i suoi 202 metri di altezza, è il grattacielo più alto d’Italia. Come da tradizione Meneghina sulla sua copertura è stata issata una copia della Madonnina a ricordare l’edificio più alto di Milano. Distribuita su 50 piani, la torre ne dedica 46 a destinazione direzionale ed è in grado di ospitare fino a 3.800 persone.Hadid (Lo Storto). 44 piani,170 metri, 3.200 persone: questi i numeri della Torre Hadid scelta come headquarter milanese dal Gruppo Generali. Caratteristica distintiva dell’edificio, da cui deriva anche il soprannome Lo Storto, è la torsione che si attenua sempre più con l’aumentare dell’altezza, fino a raggiungere la verticalità negli ultimi piani.Libeskind (Il Curvo). Denominata Il Curvo in fase progettuale, l’ultima Torre che verrà realizzata in ordine temporale è stata concepita dal suo ideatore Daniel Libeskind come parte di una sfera ideale che avvolge e completa la Piazza Tre Torri. L’edificio, con i suoi 175 metri, ospiterà uffici direzionali e sarà direttamente collegato alla galleria commerciale e alla fermata della linea M5 Tre Torri.

Slender and stylish, Isozaki Tower, Hadid Tower and Libeskind Tower are the new Milanese skyline icons and represent the focal point of the CityLife project.

Isozaki (The Straight One). Labeled during the planning stage with the name The Straight One, but now know by the name of its occupier, Allianz, it now stands as Italy’s tallest building (202 meters high). As the Milanese tradition dictates, a Virgin Mary statue reproduction has been placed on its roof, in order to celebrate and indicate the tallest building of the city. Extending over 50 floors, 46 of them are dedicated to office purposes and is able to host up to 3,800 people.Hadid (The Twisted One). 44 floors, 170 meters and 3,200 people: these are the numbers distinguishing the Hadid Tower, the Tower chosen by the Milanese Gruppo Generali as its headquarter. The distinguishing feature of the Tower, from which it takes its nickname, is its shape and its torsion that is mitigated with the increasing height, until reaching the complete verticality in the last floors.Libeskind (The Curved One). Known as The Curved One during the planning stage, the last Tower to be built was conceived by its creator, Daniel Libeskind, as part of an ideal sphere encompassing and completing the ‘Tre Torri’ Square. The Tower, 175 meters high, will host executive offices and will be directly connected to the shopping gallery and to the new underground line 5, specifically the ‘Tre Torri’ station.

La Cupola Rinascimentale è l’elemento a cui si ispira il concept della Torre Libeskind. Essa viene reinterpretata attraverso il movimento concavo che si sviluppa in elevazione e la Corona posta sulla sommità, entrambi componenti distintivi del progetto.

The Renaissance cupola is the basic principle behind Tower Libeskind’s concept. As a matter of fact, it is reinterpreted through the concave movement of its elevation and it culminates in the crown, both distinctive elements of the project.

CONCEPT

Lobby d’ingressoLa Torre al piano terra ospita una hall di ingresso di elevata rappresentanza a tripla altezza, direttamente accessibile sia dal livello -1, dove si trovano lo Shopping District e l’uscita della metropolitana M5, sia dal livello superiore della nuova piazza urbana. Nella zona Nord è stato creato un accesso VIP dedicato posto in diretto collegamento con gli ascensori. Al livello inferiore, in continuità con lo spazio pubblico, è presente un’area congressi con tre sale da 50 posti. La zona esterna della lobby è attrezzata con impianti a pavimento affinché possa essere trasformata in area espositiva a servizio del centro congressi o della Torre stessa. Piani interratiI piani interrati sono distribuiti su quattro livelli con le seguenti destinazioni:

° parcheggio;

° locali tecnici a servizio della torre;

° aree di deposito a servizio della torre;

° loading bay e servizi annessi;

° spazi commerciali.L’autorimessa si sviluppa su un piano e ospita 226 parcheggi. Il parcheggio è controllato da una guardiania con un operatore dedicato, posizionata in corrispondenza del punto di accesso al parcheggio per i veicoli in entrata e in uscita.I locali tecnici della torre sono dislocati nei tre livelli interrati e comprendono locali dedicati agli impianti meccanici (pompe, refrigeratori, UTA, fognatura, ecc.) e a quelli elettrici (fornitura, gruppi elettrogeni, trasformatori, ecc.).

Entrance LobbyThe ground floor of the Tower hosts a highly representative triple height hall, accessible from level -1, where the Shopping District and the M5 underground station are located, as well as from the upper level of the new urban square. There is a special VIP access point in the North area, which directly links to the Tower’s elevators. On the lower level, in line with the public space, there is a conference area with three halls, each accommodating 50 seats. The area standing outside the lobby is equipped with an underfloor system so that it can easily become an exhibition space supporting the conference centre or the Tower itself.BasementThe underground floors are divided into four levels, according to the following destinations:

° parking lots;

° plant rooms for the tower;

° storage spaces for the tower;

° loading bay and related services;

° retail spaces.The garage spreads over one level and houses 226 parking lots. It is controlled by a guardian’s house with a dedicated operator positioned near the parking access point, for both the vehicles coming in and going out. The Tower’s plant rooms are located in three of the four basement floors and include mechanic rooms (pumps, chillers, AHU, sewerage, etc.) and electric rooms (supply, generators, transformers, etc.).

Piani ufficiGli uffici direzionali occupano i piani dal primo al ventottesimo. Il piano ventisettesimo ospita un ufficio su due livelli e una sala conferenze a doppia altezza di estremo impatto. L’accesso alla sala conferenze è controllato da una reception dedicata all’accoglienza e alla registrazione degli ospiti. La superficie dei diversi piani varia leggermente in relazione allo sviluppo geometrico della Torre: ciò conferisce dinamicità agli spazi, nonostante le aree di lavoro dei diversi piani siano organizzate nella medesima maniera. Il CoreIl Core centrale, occupato da 8 ascensori, suddivisi in due blocchi distinti a seconda dei piani serviti, corpi scale e bagni, garantisce la massima flessibilità per l’utilizzo degli spazi anche in presenza di più conduttori.Esso è stato studiato in modo da massimizzare l’efficienza del nucleo all’interno del volume della Torre, perseguendo l’obiettivo di ottenere una forma il più possibile compatta e garantendo al contempo flessibilità nell’utilizzo degli spazi. Il Core si sviluppa per tutta l’altezza dell’edificio ed è organizzato in due blocchi, blocco A e blocco B, simmetrici dal punto di vista della struttura e asimmetrici come dislocazione delle vie di fuga. La CoronaLa parte sommitale della Torre, definita Corona, è caratterizzata da un volume vetrato le cui linee geometriche completano l’andamento sferico alla base del concept architettonico della Torre.Da un punto di vista funzionale, essa nasconde i volumi delle torri evaporative, gli ingombri degli extracorsa degli ascensori e dei montacarichi e il sistema di accesso e manutenzione della facciata, BMU (Building Maintenance Unit).

Office floorsThe offices will run from the first to the 28th floor. The 27th floor will house a double-height office and a conference room, both of remarkable impact. The access to the conference room is controlled by a reception area which is dedicated to welcoming and registering guests. The surface of the office rooms slightly changes from floor to floor in relation to the geometry development of the Tower: this feature adds dynamism to the spaces, although the working areas are organized in the exact same way.The CoreThe Core is taken up by eight elevators which are divided into two separated blocks, according to the floors they give access to, into stairs and into bathrooms. It ensures the highest flexibility for the spaces, also in the event of a multi-tenancy setup. The Core has been designed in order to maximize the efficiency of the internal Tower’s nucleus, thus pursuing the aim of obtaining a shape as compact as possible while still ensuring the Tower’s spaces flexibility.The Core runs through the full height of the building and is organized into two blocks, Block A and Block B, symmetrical as far as the structure concerns but asymmetrical with regards to the location of the escape rooms.The CrownThe upper part of the Tower is known as the Crown and is characterized by a glass structure whose geometrical lines complete the building, closing the spherical tendency which is crucial to the Tower concept. From a functional point of view, the crown hides the cooling towers, the good lifts and the BMU (Building Maintenance Unit) system of access and of maintenance of the façade.
