REINZ regional data for July 2014 has found that the median price trend remains steady, although the volume trend is now falling. The days to sell trend is also now fall-ing, with the overall trend for the region also now easing.

Sales volume compared to June fell 6.5%, with sales falling 12% in Nelson and Richmond, and falling by 10% in Motueka. Compared to July 2013, sales volumes fell 14% across the region, with sales falling 25% in Nelson and 10% in Marlborough / Kaikoura. The number of days to sell was steady at 47 days between June and July.

According to REINZ statistics, the median price in Stoke was $377,750 with 24 dwellings sold in the area over July 2014. This is a $32,250 (+9.3%) increase compared to July 2013. Nelson Central has seen sharp increase with the July median price sitting at $465,000. This is up $165,000 (+55.0%) compared to July 2013.

REINZ Chief Executive, Helen O’Sullivan noted that “first home buyer activity remains subdued across the region with all buyers being cautious, although attendances at open homes appear to be strong for the time of year. However, listings remain in short supply.”

The median price rose by $10,000 (+2.9%) compared to July 2013 with prices rising in Nelson City, Motueka and Marlborough / Kaikoura. However, compared to June, the median price fell by $7,000 (-1.9%).

De-clutterThis is a must before an open home - general clutter can create the illusion that a room is a lot smaller and lacking

storage and this can ultimately be a make-or-break for some buyers. Eliminating personal possessions is also key - buyers need to be able to envision themselves living in the property and this can be hard to do if you have family photos in every room of the house.

The Great OutdoorsA well-presented garden can add great value to any home. Your garden comes to life in spring and therefore it’s a great idea to take advantage of new growth by creating an inviting outdoor oasis. Creating this space can be as simple as mowing the lawn, pruning over-grown plants and disposing of any stray branches or leaves. However, you could go a step further and add a splash of colour by planting some shrubs or perennials.
