Within one of the finest Grade II listed Georgian mansions in Norfolk, situated just a couple of miles east of King’s Lynn, and listed in Pevsner’s ‘Buildings of England’, is a spacious and

light-filled one bedroom apartment with stunning views. Middleton Hall was sympathetically converted in 2005 into nine beautiful apartments, creating private and quiet spaces in which to live, with spectacular views over its surrounding parkland. This fine and elegant building is faced in painted limestone with a hipped slate roof, and retains many period features including a fine open-string staircase, timber panelling and an ornate skylight with decorative plaster moulding

depicting the four seasons.

Dramatic EntranceThe impressive entrance to the hall, with its Tuscan portico, faces south with views across the lawns, and the grounds of Middleton Hall Golf Club. On stepping inside, the spacious, timber-panelled, reception hall gives a cosy feel with its wall-to-wall carpet and central fireplace. A door leads into the magnificent inner hall with the wide, carpeted, timber staircase rising up to the airy galleried landings lit from the cupola windows above. Apartment 6 is found at the very top of the stairs, enhancing the tranquility and privacy.

Spectacular Views and Sunsets“We bought our apartment in 2007 as a second home, because of the history of the place combined with the incredible views, particularly of sunsets, in both summer and winter when you can see through the skeletons of the trees,” say the owners. “We love the quirkiness and the light and airy feel of the apartment with its large, open plan living room. Our apartment was the servants’ quarters and tempted us because of its relatively low ceilings from the heating point of view! It’s run on storage heaters which are actually rather effective. The location is also a superb aspect for us as we are keen bird-watchers with so many bird and nature reserves nearby. Closest is on the River Nar, but there are plenty of others at Roydon, Dersingham Bog, Snettisham, Titchwell, Brancaster and Cley – the latter ones on the Norfolk coast about a forty minute, beautiful drive across country with lovely villages and pubs on the way. There are lots of historic places of interest to visit too: King’s Lynn itself, Castle Rising, Sandringham, Castle Acre to name but a few.”

The carpeted apartment (except for hard-flooring in the kitchen and bathroom), has a long, internal entrance hall that opens into a spacious living room linked with the kitchen area. A window is to the North at one end while timber, double-glazed sash windows face West over the golf course. The kitchen is fitted with a good array of modern units that incorporate a halogen hob, extractor over, two eye-level ovens, integrated fridge and freezer, and space for a dishwasher and clothes washer/dryer under the worktops. “We have the doors that can be fitted onto the fronts of under-counter appliances should someone wish to conceal them,” inform the owners. The traditional style bathroom is fitted with a bath with a shower over, a pedestal washbasin, and lavatory, with surrounding walls of cheery yellow and white tiles above painted timber matchboarding.

Extraordinarily Spacious Curving BedroomThe impressive bedroom is up a very short flight of stairs and occupies a vast area in the curved end of the building. Illuminated from high, windows in the roof - a pair in the middle and another round the corner - there is room for much furniture, indeed it provides plenty of storage space. “Up until recently we had two single beds in here as well as our double, in fact you could fit another three in; it was ideal for having the grandchildren to stay, and would make a great place for accommodating a young family,” they suggest. Already with a television point, creating a family cinema also springs to mind! The room is almost eight metres long at its maximum and nearly six metres wide; it is fascinating architecturally as it reveals part of the roof construction with sloping ceilings. “We also have access onto the roof from here.”

Extensive Historic GroundsOutside, there are extensive grounds to enjoy with communal areas, and of course the golf club on the doorstep. The spacious garden is communal and not overlooked with pretty fruit trees near the washing lines; these are enjoyed by all the residents, along with a magnificent redwood tree.

Middleton Hall was originally owned by the Everard family who were mayors of King’s Lynn, a position of some power in those days. The only daughter of Edward Everard married Captain Thomas Hutton who rode and was wounded in the Charge of the Light Brigade.

Two of his horses, Balaclava and Poor Polly, are buried in what was once the garden of the Hall and is now just outside the golf club entrance. The remains of both an Italian Garden and an American Garden that includes the giant Redwood tree still exist.

The earliest record of a landscape park around Middleton Hall dates from 1800, when it had perimeter belts, a kitchen garden and an American garden. The early 19th century Orangery is still standing, as is the Old Lodge which was built in the Tudor Gothic style in 1837. The small park around Middleton Cottage, which was built in 1814, had shrubberies, a kitchen garden and pleasure grounds. In the early 20th century the park around the Hall was altered significantly so as to appear almost continuous with the park around Middleton Cottage. The cottage was demolished after 1929 with a modern development growing up whilst the remainder of the park was extensively re-landscaped to form the golf course.

Convenient LocationThe Hall is ideally located within easy reach of shops and other facilities. It is only about two miles east of the beautiful historic market town of King’s Lynn which has a vast array of supermarkets and large retails stores as well as a cinema, a swimming pool, sports clubs, galleries, museums, theatres and restaurants. It also has a train station with a direct line to London Kings Cross, and Cambridge. Not far in the other direction is the market town of Swaffham where there is a Waitrose!

“We have a lovely pub serving good food, The Crown, just over the road with The Carpenter’s Arms further along at East Winch,” they say. There is also a profusion of good country pubs and tea shops within easy reach, and the north Norfolk coast is within a forty minute drive, with Sandringham even less. Middleton Hall Golf course is adjacent to the Hall, and there are many local footpaths including the Pedders Way just up the road. Both Norwich and Cambridge are within a reasonable commute, as is Ely.
