Mild weather in December led to an increase in pending sales, which came to fruition this month with an 8.2 percent increase in closed sales for the month compared to this time last year. Pending sales also increased for January, by 12.3 percent when compared to January 2015. The key indicator of New Listings shows a decrease of 8.7 percent when compared to January 2015, and a slight increase of 0.4 percent in the three-month comparison. Low inventory continues to be a factor that will benefit sellers in the coming months. Much like we saw throughout 2015, Median and Average Sales Price increased in January. The Median Sales Price increased 8.1 percent compared to January 2015, to $137,500. The Average Sales Price of $172,016 was an increase of 3.6 percent compared to one year ago. Housing experts suggest that pent-up demand and sustained job growth will lead to a modest increase in home sales for 2016.

+ 7.9% + 5.5% - 8.4%The natural ending point that is each December gives way every year to the optimism of January. This is particularly pronounced when the economy is strong and economists across the land are predicting increases in both prices and home sales. Granted, there has been some measured language surrounding the positive thinking. Although we are looking forward to a mostly decent year in real estate, it should be the kind of activity akin to a sure and steady life being lived rather than the jolt of a lottery win, which is just the way we want it.

New Listings in central Indiana decreased 8.7 percent to 2,552. Pending Sales were up 12.3 percent to 2,037. Inventory levels fell 8.4 percent to 10,186 units.

Prices continued to gain traction. The Median Sales Price increased 8.1 percent to $137,500. Percent of Original List Price Received increased 1.1 percent to 92.9. Sellers were encouraged as Months Supply of Inventory was down 15.4 percent to 3.8 months.

Other than the change of another month and year, little else is changed in residential real estate both nationally and locally. Unemployment is solidly about the same, housing metric trends are running about the same for now and the sunny outlook is still at about high noon. Same is the sound of 2016, so get curled up and comfy with the song, because we are likely to sing it a lot this year.

After experiencing steady growth in housing prices and sales activity throughout 2015, indications point toward continued growth and activity as we move into 2016. Mild weather in December led to an increase in pending sales, which came to fruition this month with an 8.2 percent increase in closed sales for the month compared to this time last year. Pending sales also increased for January, by 12.3 percent when compared to January 2015.

The key indicator of New Listings shows a decrease of 8.7 percent when compared to January 2015, and a slight increase of 0.4 percent in the three-month comparison. Low inventory continues to be a factor that will benefit sellers in the coming months.

Much like we saw throughout 2015, Median and Average Sales Price increased in January. The Median Sales Price increased 8.1 percent compared to January 2015, to $137,500. The Average Sales Price of $172,016 was an increase of 3.6 percent compared to one year ago.

Housing experts suggest that pent-up demand and sustained job growth will lead to a modest increase in home sales for 2016.
