DUTB, d.d., Davčna ulica 1, 1000 Ljubljana, Slovenija is selling the claims against MESTNA VRATA poslovanje z

nepremičninami, promet, gostinstvo, trgovina, posredništvo, gradbeništvo, razvedrilne dejavnosti, najemi in

storitve d.o.o., Kosovelova ulica 16, 3000 Celje, company registration no. 2298082000.

DUTB, d.d. is interested in selling off its claims against the company MESTNA VRATA d.o.o., inclusive of charges,

accrued interest and other fees, which amount to 16,358,375.25 EUR as at 10 November 2017.

CLAIMS ARE SECURED WITH AN ATTRACTIVE REAL ESTATE

The Mestna vrata claims are secured with a real estate, specifically a hotel located in the

Maribor city area.

EXCELLENT LOCATION IN MARIBOR

The real estate is located in a highly accessible and highly frequented location in the immediate vicinity of the

historic city centre of Maribor. The neighborhood where the property is located is in the immediate vicinity of

public transportation, has quality infrastructure utilities (electricity, water supply, hydrant system, sewer network,

telephone network), as well as fire prevention and firefighter security.

The property is surrounded by stable and well-maintained commercial and residential premises, which ensures that

the location will retain its attractiveness, quality and market potential.

QUALITY TOURISTIC AND COMMERCIAL PROPERTY WITH GREAT MARKET POTENTIAL

The property has quality construction, is regularly maintained, and in good condition.

A WELL-ESTABLISHED HOTEL BUSINESS

The permit for using the facilities for hospitality services was obtained in March 2011, and the hotel became operational in

June 2011.

Thanks to its good location and quality of service, the hotel has a great occupancy rate. It has a 9/10 (Excellent) average rating

on Booking, and is recommended for business travellers.

The business part of the hotel is mostly occupied and provides a regular and immediate revenue source from tenants, which

are paying a higher rent than the Maribor average.
